AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ OF
THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM
TIME TO TIME, AND PARTICULARLY AS AMENDED BY ORDINANCE
N0. 6106, PASSED AND APPROVED ON THE 29TH DAY OF MARCH,
1961, BY AMENDING ARTICLE 27 BY ADDING A NEW PARAGRAPH
THERETO, TO BE DESIGNATED AS 27- 3.O1.2i, TO HEREAFTER
REQUIRE CONSTRUCTION OF A SCREENING FENCE BETWEEN
BUSINESS AND RESIDENTIAL AREAS; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, THE PLANNING COMMISSION HAS FORWARDED TO THE CITY COUNCIL
ITS REPORTS AND RECOMMENDATIONS CONCERNING CERTAIN AMENDMENTS TO THE TEXT
OF THE ZONING ORDINANCEOF THE CITY OF CORPUS CHRISTI, TEXAS; AND
WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE
THE CITY OF CORPUS CHRISTI CITY COUNCIL, IN ACCORDANCE WITH PROPER NOTICE
TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON NOVEMBER 24, 1971
AT REGULAR COUNCIL MEETING OF THE CITY COUNCIL IN THE CITY COUNCIL CHAMBER
OF THE CITY HALL IN THE CITY OF CORPUS CHRISTI; AND
WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
AMENDMENT WOULD BEST SERVE THE PUBLIC HEALTH, NECESSITY AND CONVENIENCE
AND THE GENERAL WELFARE OF THE CITY AND ITS CITIZENS:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565 ET SEQ OF THE ORDINANCE AND RESOLUTION
RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY
ORDINANCE No. 6106, PASSED AND APPROVED BY THE CITY COUNCIL ON THE 29TH
DAY OF MARCH, 1961, BE, AND THE SAME IS HEREBY, MENDED BY MAKING THE
CHANGES HEREINAFTER SET OUT.

SECTION 2. THAT ARTICLE 27, SUPPLEMENTARY HEIGHT, AREA, AND
BULK REQUIREMENTS, BE AMENDED BY ADDING THERETO A NEW PARAGRAPH, TO BE
NUMBERED 27- 3.01.2/, AND HEREAFTER READING AS FOLLOWS:
"27- 3.01.2/ WHERE A LOT IS TO BE OCCUPIED BY A BUSINESS OR
INDUSTRIAL USE ADJACENT TO A DWELLING USE OR ANY
"R -1A ", R -1B ", "R -2 ", "A -1, OR "A -2" ZONING DISTRICT,
THE CONSTRUCTION OF THE CITY:S STANDARD SCREENING
FENCE (ORD. No. 8397) SHALL BE REQUIRED. SUCH FENCE
SHALL BE PLACED ALONG THE REAR AND SIDE' PROPERTY LINES
THAT ABUT AND ARE ADJACENT TOTHE DWELLING USE OR ANY
"R -1A ", R -1B ", "R -2 ", "A -1 ", OR "A -2" ZONING DISTRICT
AND ALSO ALONG PUBLIC RIGHTS -OF -WAY TO SCREEN FROM
VIEW ANY SERVICE, LOADING, TRASH, OR STORAGE AREA IN
CONJUNCTION WITH SUCH USE. THE OWNERS OR TENANTS OF
SUCH USES SHALL BE REQUIRED TO MAINTAIN IN GOOD AND
SOUND CONDITION ALL SCREENING LOCATED WITHIN THESE
AREAS."
SECTION 3. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED.
SECTION 4. PUBLICATION SHALL BE MADE ONE TIME IN THE OFFICIAL
PUBLICATION OF THE CITY OF CORPUS CHRISTI, WHICH PUBLICATION SHALL CONTAIN
THE CAPTION STATING IN SUBSTANCE THE PURPOSE OF THE ORDINANCE.
SECTION 5. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL TIMES A COMPREHENSIVE ZONING
ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND AN
IMPERATIVE PUBLIC NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER RULE
THAT NO ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE OF
ITS INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ AT
THREE SEVERAL MEETINGS OF THE CITY COUNCIL, AND THE MAYOR HAVING DECLARED
THAT SUCH EMERGENCY AND NECESSITY EXIST, AND HAVING REQUESTED THE SUSPEN-
SION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED FINALLY ON THE
DATE OF ITS INTRODUCTION AND TAKE EFFECT AND BE IN FULL FORCE AND EFFECT
FROM AND AFTER ITS PASSAGE AND PUBLICATION, IT I5 ACCORDINGLY 50 ORDAINED,
