AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF �-
CORPUS CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST,
1937, APPEARING OF RECORD IN VOLUME 9, PAGES 565,
ET SEQ, OF THE ORDINANCE AND RESOLUTION RECORDS,
AS AMENDED FROM TIME TO TIME AND PARTICULARLY AS
AMENDED BY ORDINANCE NO. 6106, AS AMENDED, UPON
APPLICATION OF TEXAS METHODIST FOUNDATION BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
APPROXIMATELY 97.5 -ACRE TRACT OUT OF LOTS 3 AND 4,
BLOCK 7, BOHEMIAN COLONY LANDS, FROM "R -111" ONE
FAMILY DWELLING DISTRICT TO "I -2" LIGHT INDUSTRIAL
DISTRICT; CHANGING THE ZONING ON A 10.6 -ACRE
TRACT OF LAND OUT OF LOT 6, BLOCK 7, BOHEMIAN
COLONY LANDS, FROM "R -1B" ONE FAMILY DWELLING
DISTRICT TO "A -1" APARTMENT HOUSE DISTRICT; AND
CHANGING THE ZONING ON A 4.3-ACRE TRACT OUT OF
LOT 6, BLOCK 7, BOHEMIAN COLONY LANDS, FROM "R -1B"
ONE FAMILY DWELLING DISTRICT TO "A -1" APARTMENT
HOUSE DISTRICT; KEEPING IN EFFECT ALL OTHER PRO-
VISIONS OF THE EXISTING ORDINANCE AS AMENDED;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND DECLARING AN EMERGENCY.
WHEREAS, THE PLANNING COMMISSION -IAS FORWARDED TO THE CITY
COUNCIL ITS REPORTS AND RECOMMENOATIONZ ' f�ONFERNING THE APPLICATION OF
Texas Methodist Foundation FOR AMENDMENT
TO THE ZONING MAP OF THE CITY OF CORPUS CHRISTI; AND
WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE
THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER
NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON December 27,
1972 , AT Special COUNCIL MEETING OF THE CITY
COUNCIL IN THE COUNCIL CHAMBER AT CITY HALL IN THE CITY OF CORPUS
CHRISTI; AND
WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
AMENDMENT WOULD BEST SERVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND
THE GENERAL WELFARE OF THE CITY OF CORPUS CHRISTI AND ITS CITIZENS:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLUTION
RECORDS, AS AMENDED FROM TIMEJO TIME, AND IN PARTICULAR AS AMENDED BY
ORDINANCE No. 6106, AS AMENDED, BE AND THE SAME IS HEREBY AMENDED BY
MAKING THE CHANGE HEREINAFTER SET OUT.

SECTION 2. That the zoning of approximately 97.5 -acre tract
out of Lots 3 and 4, Block 7, Bohemian Colony Lands, situated in the
City of Corpus Christi, Nueces County, Texas, be and the same is hereby
changed from "R -1B" One Family Dwelling District to "I -2" Light Industrial
District:
BEGINNING at a point in the northwest boundary line of
said Lot 4, said point being North 280 59' East, 480 feet from
its most westerly corner thereof for the beginning corner of
the tract herein described;
THENCE'North 28° 59' East, with the northwest boundary
line of said Lots 4 and 3, a distance 1920 feet more or less to
a point;
THENCE South 61° 31' 20" East, with a line that is 248
feet more or less southwest of and parallel to the northeast
boundary line of said Lot 3, a distance of 2160 feet more or
less to a point;
THENCE South 280 59' West, a distance of 125 feet more
or less to a paint;
THENCE So.ith 61° 31' 20" East, a distance of 420 feet
more or less to a point on the northwest Right -of -Way line
of Ayers Street for a corner of this t.-act;'
THENCE South 28° 59' West, with the northwest Right -Of-
Way line of said Ayers Street, a distance of 60 feet more or
less for a corner of this tract;
THENCE North 61° 31' 20" West, a distance of 420 feet
more or less to a point for a corner of this tract;
THENCE South 28° 59' West, a distance of 989 feet more
or less to a point for a corner of this tract;
THENCE South 61° 31' 20" East, a distance of 420 feet
more or less to a point in the northwest Right -of -Way line
of Ayers Street for a corner of this tract;
THENCE South 28° 59' West, with the northwest Right -of-
Way line of said Ayers Street, a distance of 60 feet more or
less to a point for a corner of this tract;
THENCE North 61° 31' 20" West, a distance of 420 feet
more or less-to a point for a corner of this tract;
THENCE South 28° 59' West, a distance of 526 feet more or
less to a point on the P.C. of a curve for a corner of this tract;
THENCE in a westerly direction with the arc of'a curve to the right
whose ridius is 150 feet, a distance of 235 feet.more or less to
a point, the P.T. of said curve for a corner of this tract;
THENCE North 61° 32' West, a distance of 144 feet more or
less to a point for a corner of this tract;
THENCE South 28° 59' West, a distance of 420 feet more or
less to a point in the northeast Right -of -Way line of Saratoga

SAID POINT BEING SOUTH 61' 32' EAST, 30 FEET FROM THE MOST NORTHERLY CORNER OF
SAID LOT 6, FOR THE MOST NORTHERLY AND BEGINNING CORNER OF THE TRACT HEREIN
DESCRIBED;

SAID POINT BEING SOUTH 610 32' EAST, 30.0 FEET FROM ITS MOST WESTERLY CORNER
THEREOF FOR THE MOST WESTERLY AND BEGINNING CORNER OF THE TRACT HEREIN
DESCRIBED;

SECVION 3. THAT THE OFFICIAL ZONING MAP OF THE CITY OF CORPUS
CHRISTI TEXAS, UE, AND THE SAME IS HEREBY, AMENDED AS HEREIN ORDAINED.
SECTION 14. THAT THE ZONING ORDINANCE AND MAP OF THE CITY OF
CORPUS CHRISTI, TEXAS, APPROVED ON THE 27TH DAY OF AUGUST, 1937, AS
AMENDED FROM TIME TO TIMES EXCEPT AS HEREIN CHANGED, SHALL REMAIN IN
FULL FORCE AND EFFECT.
SECTION 5. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED.
SECTION 6. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL TIMES A COMPREHENSIVE 20NING
ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND
AN IMPERATIVE.PUBLIC NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER
RULE THAT NO ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE
OF ITS INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ
AT THREE SEVERAL MEETINGS OF THE CITY COUNCIL, AND THE MAYOR HAVING

DECLARED THAT SUCH EMERGENCY AND NECESSITY EXISTS AND HAVING REQUESTED
THE SUSPENSION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED
FINALLY ON TIC DATE OF ITS INTRODUCTION AND TAKE EFFECT AND BE IN FULL
FORCE AND EFFECT FROM AND AFTER ITS PASSAGES IT IS ACCORDINGLY SO

RESOLUTION SHALL BE READ AT THREE MEETINGS OF THE CITY COUNCIL; I, THEREFORE,
REQUEST THAT YOU SUSPEND SAID CHARTER RULE OR REQUIREMENT AND PASS THIS ORDI-
NANCE FINALLY ON THE DATE IT IS INTRODUCED, OR AT THE PRESENT MEETING OF THE
CITY COUNCIL.
