HOMES FOR RESIDENT WATCHMEN AND CARETAKERS EMPLOYED ON THE PREMISES; AMENDING ART CLE 21 ": -3" HEAVY INDUSTRIAL DISTRICT REGULATIONS, SECjLON 2t -2 USR�G�ILASLO�IS, SUBSECTION 2 BY INSERTING AFTER THE kORD " DWELLINGS" THE IAORDS "OR MOBILE HOMES "; AMEN DING AR CLE 22 PARKING REGULATIONS, COLUMN, UNDER THE USE CATEGORY "FURNITURE OR APPLIANCE STORE, MACHINERY, EQUIPMENT, AND AUTOMOBILE AND BOAT SALES AND SERVICE" BY CHANGING THE PARKING RATIO FROM THE EXISTING 300 SQUARE FEET TO 400; AMENDING RI I�I E�_PERMITS, PLATS, AND FILING FEES, S.EGTION � 9 C _2 PLATS, BY CHANGING THE WORDING OF "ENGINEERING SERVICES" IN THE THIRD, TWENTIETH AND TWENTY -FIRST LINES TO "PUBLIC WORKS "; KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY. s WHEREAS, THE PLANNING COMMISSION HAS FORWARDED TO THE CITY COUNCIL ITS REPORTS AND P.ECOMMENDAT IONS CONCERNING CERTAIN AMENDMENTS TO THE TEXT OF THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI, TEXAS; AND WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON MARCH 21, 1973, AT SPECIAL COUNCIL MEETING OF THE CITY COUNCIL IN THE CITY COUNCIL CHAMBERS OF THE CITY HALL11: THE CITY OF CORPUS CHRISTI; AND WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH AMENDMENTS yga. WOULD BEST SERVE THE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND THE GENERAL WELFARE OF THE CITY AND ITS CITIZENS: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI, TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD IN VOLUME 9, PAGES 565 ET SEQ OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY ORDINANCE NO. 6106, PASSED AND APPROVED BY THE CITY COUNCIL ON THE 29TH DAY OF MARCH, 1961, BE, AND THESAME IS HEREBY, AMENDED BY MAKING THE CHANGES HEREINAFTER SET OUT. SECTION 2. THAT ARTICLE 16 "B -4" GENERAL BUSINESS DISTRICT REGULATIONS BE AMENDED BY AMENDING SECTI N 16 -2 USE REGULATIONS, SUBSECTION (4) BY INSERTING AFTER THE WORD "BOAT", THE WORDS "AUTOMOBILE, RECREATION VEHICLE, AND MOBILE HOME11, THE SAID SUBSECTION (4) TO HEREAFTER. READ AS FOLLOWS: n(4) BOAT, AUTOMOBILE, RECREATION VEHICLE, AND MOBILE HOME SALES AND STORAGE." SECTION 3. THAT SECTION 16 -5 HEIGHT AND AREA REGULATIONS, BE AMENDED BY ADDING A NEW SUBSECTION TO BE NUMBERED 16 -5.03, TO HEREAFTER READ AS FOLLOWS: °16 -5.03 ANY BOATS, AUTOMOBILES, RECREATIONAL VEHICLES, OR MOBILE HOMES STORED OR DISPLAYED FOR SALE SHALL NOT BE PERMITTED IN THE YARD AREAS REQUIRED BY ARTICLE 211..E SECTION 4. THAT ARTICLE 17 "B -5„ PRIMARY BUSINESS DISTRICT REGULATIONS, SECTION 17 -2 USE REGULATIONS, SUBSECTION (H), ARTICLE 20 "1 -2" LIGHT INDUSTRIAL DISTRICT REGULATIONS, SECTION 20 -2 USE REGULATIONS, SUBSECTION (2), AND ARTICLE 21 "1-3" HEAVY INDUSTRIAL DISTRICT REGULATIONS, SECTION 2`112 USE REGULATIONS, SUBSECTION (3), BE AMENDED BY ADDING THE FOLLOWING SENTENCE TO EACH SUBSECTION IN EACH OF THE THREE DISTRICTS: "SIGNS IN THIS DISTRICT ARE FURTHER REGULATED BY ORDINANCE ND. 11274, HIGHWAY BEAUTIFICATION ORDINANCE, IMPLEMENTING THE TEXAS HIGHWAY BEAUTIFICATION ACT (ART. 667V -1, SEC. 1 -15 V.A.C.S.) WHICH ORDINANCE BY THIS REFERENCE IS HEREBY ADOPTED AS THE SUPPLEMENTARY OUTDOOR SIGN REGULATIONS FOR THIS ZONING DISTRICT AND BY THIS REFERENCE IS INCORPORATED HEREIN AS THOUGH SET FORTH IN ITS ENTIRETY." -2- SECTION 5. THAT ARTICLE 20 °1 -2° LIGHT INDUSTRIAL DISTRICT REGULATIONS, SECTION 20 -2 USE REGULATIONS, BE AMENDED BY RENUMBERING SUBSECTION (3) TO (4) AND ADDING A NEW SUBSECTION (3) TO HEREAFTER READ AS FOLLOWS: °(3) DWELLINGS OR MOBILE HOMES FOR RESIDENT WATCHMEN AND CARETAKERS EMPLOYED ON THE PREMISES." SECTION 6. THAT ARTICLE 21 °1 -3" HEAVY INDUSTRIAL DISTRICT REGULA- TIONS, SECTION 21 -2 USE REGULATIONS, SUBSECTION (2) BE AMENDED TO INCLUDE THE WORDS "OR MOBILE HOMES" FOLLOWING THE WORD RDWELLINGSII, THE SAID SUBSECTION (2) TO HEREAFTER READ AS FOLLOWS: °(2) DWELLINGS OR MOBILE HOMES FOR RESIDENT WATCHMEN AND CARETAKERS EMPLOYED ON THE PREMISES." SECTION 7. THAT ARTICLE 22 PARKING REGULATIONS, COLUMN 3, UNDER THE USE CATEGORY "FURNITURE OR APPLIANCE STORE, MACHINERY, EQUIPMENT, AND AUTOMOBILE AND BOAT SALES AND SERVICE ", BE 1A�MENDED BY CHANGING THE PARKING RATIO FROM THE EXISTING 300 SQUARE FEET TO 400. SECTION 8. THAT ARTICLE 33 PERMITS, PLATS, AND FILING FEES, .SECTION 33 -2 PLATS, BE AMENDED, BY CHANGING THE WORDING "ENGINEERING SERVICES" IN THE THIRD, TWENTIETH AND TWENTY-FIRST LINES TO "PUBLIC WORKS", SAID SECTION 33 -2 TO HEREAFTER READ AS FOLLOWS: "SECTION 33 -2 PLATS. ALL APPLICATIONS FOR BUILDING PERMITS SHALL BE ACCOMPANIED BY A DRAWING OR PLAT IN DUPLICATE OR AS REQUIRED BY THE DEPARTMENT OF PUBLIC WORKS, SHOWING WITH DIMENSIONS THE LOT LINES, THE BUILDING, OR BUILDINGS, THE LOCATIONS OF BUILDINGS ON THE LOT, SIGNS ANO/OR BILLBOARDS, AND SUCH OTHER INFORMATION AS MAY BE NECESSARY TO PROVIDE FOR THE ENFORCEMENT OF THESE REGULATIONS, INCLUDING IF NECESSARY THE BOUNDARY SURVEY AND A STAKING OF THE LOT BY A COMPETENT SURVEYOR, PROVIDED, HOWEVER, THAT IN ANY SUCH APPLICA- TION FOR A BUILDING PERMIT FOR THE PURPOSE OF ERECTING A BILLBOARD SIGN ONLY ON UNPLATTED AND VACANT LAND BY ANY APPLICANT NOT THE OWNER OF THE LAND, AND SAID APPLICAN OWNS THEREIN NOTHING MORE THAN A LEASEHOLD INTEREST OR LESSER ESTATE IN THE LAND, OR IF SAID APPLICANT IS THE OWNER OF THE LAND WHICH IS VACANT AND UPON WHICH THERE ARE NO IMPROVEMENTS, THEN AND IN THAT EVENT A SHOWING OF AN APPROVED AND FILED PLAT SHALL NOT BE A CONDITION PRECEDENT FOR THE GRANTING OF SUCH A PERMIT AND SUCH PLAT SHALL NOT BE REQUIRED. HOWEVER, THE BILLBOARD OR BILLBOARDSSHALL BE REMOVED AND THE PROPERTY PLATTED PRIOR -3- TO THE ISSUANCE OF A PERMIT FOR A USE OTHER THAN A BILLBOARD OR BILLBOARDS. THE DRAWING SHALL CONTAIN SUITABLE NOTATIONS INDICATING THE PROPOSED USE OF ALL LAND AND BUILDINGS. A CAREFUL RECORD OF THE ORIGINAL COPY OF SUCH APPLICA- TIONS AND PLATS SHALL BE KEPT IN THE OFFICES OF THE DEPARTMENT OF PUBLIC WORKS AND A DUPLICATE COPY SHALL BE KEPT IN THE BUILDING AT ALL TIMES DURING CONSTRUC- T ION. SECTION 9. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED. SECTION 10. PUBLICATION SHALL BE MADE ONE TIME IN THE OFFICIAL PUBLICATION OF THE CITY OF CORPUS CHRISTI, WHICH PUBLICATION SHALL CONTAIN THE CAPTION STATING IN SUBSTANCE THE PURPOSE OF THE ORDINANCE. SECTION tt.
