AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
UaE COUNTY, BY AMENDING THE ZONING MAP BY CHANGING
THE ZONING ON TRACTS A & B, BOTH TRACTS BEING OUT OF
LOT S, SECTION 4, BOHEMIAN COLONY LANDS, MORE PARTICU-
LARLY DESCRIBED HEREINAFTER, SITUATED IN THE CITY OF
CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM "R -111" ONE -
FAMILY DWELLING DISTRICT TO "AB" PROFESSIONAL OFFICE
DISTRICT; KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDI-
NANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, THE PLANNING COMMISSION HAS FORWARDED TO THE CITY
COUNCIL ITS REPORTS AND RECOMMENDATIONS CONCERNING THE APPLICATION OF
Nueces County FOR AMENDMENT
TO THE ZONII4G MAP OF THE CITY OF CORPUS CHRISTI; AND
WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE
THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER
NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON
July 11, 1973 , AT Regular COUNCIL MEETING OF THE CITY",
COUNCIL IN THE COUNCIL CHAMBER AT CITY HALL IIN THE CITY OF CORPUS
CHRISTI; AND
WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
v AMENDMENT WOULD BEST SERVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND
THE GENERAL WELFARE OF THE CITY OF CORPUS CHRISTI AND ITS CITIZENS:
s NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:

__SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI,'TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD :IN VOLUME 91 PAGES 565, CT SEQ; OF THE ORDINANCE AND RESOLUTION

RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY
ORDINANCE No. 6106, AS AMENDED, BE AND THE SAME IS HEREBY AMENDED BY
MAKING THE CHANGE HEREINAFTER SET OUT.

SECTION 2. That the zoning on Tracts A & B, both tracts being out
of Lot 8, Section 4., Bohemian Colony Lands, more particularly described herein-
after, situated in the City of Corpus Christi, Nueces County, Texas, be changed
from "R -1B" One - family Dwelling District to "AB" Professional Office District:
"TRACT A:
BEING a 15.00 acre tract out of Lot 8, Section 4,
Bohemian Colony Lands, Nueces County, Texas, and being
within the boundaries of a 41.73 acre tract owned by
the Corpus Christi Independent School District, described
in Volume 724, pages 77 -79, in the Deed Records of Nueces
County, Texas; said 15.00 acres being more fully described
as follows:
BEGINNING at the northwesterly corner of this survey, said-
corner also being the northeasterly corner of the Two
Fountains Subdivision Unit 2 and being located in the
southerly right -of -way of Trojan Drive;
THENCE South 610 33' 30" East, along the northerly boundary
of said 15.00 acres and the southerly right -of -way of Trojan
Drive, a distance of 557.46 feet to a point for the north-
easterly corner of this tract;
THENCE South 280 57' 15" West, along the southeasterly
boundary of said 15.00 acres, a distance of 1156.11 feet
to a point for the southeasterly corner being located in
the northerly right -of -way of South Padre Island Drive;
THENCE North 690 43' 17" West, along said northerly right -
of -way, a distance of 123.36 feet to a point for an angle
point in said right -of -way;
THENCE North 610 41' 47" West, along said northerly right -
of -way, a distance of 435.51 feet to a point for the south-
westerly corner of said 15.00 acres;
THENCE North 280 57' 15" East, along the northwesterly
boundary of said 15.00 acres at 398.12 feet pass the south-
easterly corner of said'Two Fountains Unit 2 in all a dis-
tance of 1174.68 feet to the PLACE OF BEGINNING.
SAVE AND EXCEPT, a five (5) acre tract or parcel of land
out of the southwest portion of Lot 8, Section 4, Bohemian
Colony Lands, as shown by map on file in Volume A, page 48,
of Nueces County Map Records and being the South five (57
acres of a fifteen (15) acre tract lying between South Padre
Island Drive and Trojan Drive, conveyed to Nueces County by
Corpus Christi Independent School District by Warranty Deed
dated March 16, 1973, and being more particularly described
by metes and bounds as follows:
BEGINNING at a point in the northwest right -of -way line of
South Padre Island Drive, said point being the southeast
corner of Two Fountains Subdivision Unit 1, for the south-
west corner and POINT OF BEGINNING of this tract;
THENCE North 28° 57' 15" East, with the common line between
Two Fountains Subdivision, Units 1 and 2 and part of Lot 8,
Section 4, of Bohemian Colony Lands, a distance of 438.25
feet to a point for the northwest corner of this tract,;,

THENCE South 610 41' 47" East, across Lot 8 and on a line
parallel to South Padre Island Drive, a distance of 497.60
feet to an angle point in this tract for the northeast
corner of this tract;
THENCE South 280 57' 15" West, parallel to the East line of
said 15 acre tract a distance of 429.50 feet to a point in
the West line of South Padre Island Drive for the south-
east corner of this tract;
THENCE North 690 43' 17" West, with the right -of -way
line of South Padre Island Drive a distance of 62.77
feet to an angle point in said right -of -way for an
angle point in this tract;
THENCE North 610 41' 47" West, with the northwest line
of South Padre Island Drive a distance of 435.51 feet
to the POINT OF BEGINNING of this tract; containing
5.00 acres of land, more or less.
TRACT B:
BEING a 5.00 acre tract or parcel of land out of the
southwest portion of Lot 8, Section 4, Bohemian Colony
Lands, as shown by map on file in Volume A, page 48, of
Nueces County Map Records and being the South 5.00 acres
of a 15.00 acre tract lying between South Padre Island
Drive and Trojan Drive, conveyed to Nueces County by
Corpus Christi Independent School District by Warranty
Deed dated March 16,•1973, and being more particularly
described by metes and bounds as follows:
BEGINNING at a point in the northwest right -of -way line
of South Padre Island Drive, said point being the south-
east corner of Two Fountains Subdivision Unit 1 for the
southwest corner and POINT OF BEGINNING of this tract;
THENCE North 280 57' 15" East with the common line between
Two Fountains Subdivision, Units 1 and 2 and part of Lot 8,

THENCE South 61° 41' 47" East, across Lot 8 and on a line
parallel to South Padre Island Drive, a distance of 497.60
feet to an angle point in this tract for the northeast
corner of this tract;
THENCE South 28° 57' 15" West, parallel to the East line
of said 15.00 acre tract a distance of 429.50 feet to a
point in the West line of South Padre Island Drive for the
southeast corner of this tract;
THENCE North 690 43' 17" West with the right -of -way line of
South Padre Island Drive a distance of 62.77 feet to an
angle point in said right -of -way for an angle point in this
tract;
THENCE North 610 41' 47" West, with the northwest line of
South Padre Island Drive a distance of 435.51 feet to the

SECTION 3. THAT THE OFFICIAL ZONING MAP OF THE CITY OF CORPUS
CHRISTI, TEXAS, BE, AND THE SAME IS HEREBY, AMENDED AS HEREIN ORDAINED.
SECTION 11. THAT THE ZONING ORDINANCE AND 14AP OF THE CITY OF
CORPUS CHRISTI, TEXAS, APPROVED ON 7HE.27TH DAY OF AUGUST, 1937, AS
AMENDED FROM TIME TO TIME, EXCEPT AS HEREIN CHANGED, SHALL REMAIN IN
FULL FORCE AND EFFECT.
SECTION 5. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED.
SECTION 6. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL-TIMES A COMPREHENSIVE ZONING
ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND
AN IMPERATIVE PUBLIC'NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER
RULE THAT NO ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE
OF ITS INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ
AT THREE SEVERAL MEETINGS OF THE CITY COUNCIL, AND THE MAYOR HAVING
DECLARED THAT SUCH EMERGENCY AND NECESSITY EXIST, AND HAVING REQUESTED
THE SUSPENSION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED
FINALLY ON Ttt DATE OF ITS INTRODUCTION AND TAKE EFFECT AND BE IN FULL
FORCE AND EFFECT FROM AND AFTER ITS PASSAGE, IT IS ACCORDINGLY SO .

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or '
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
