Arf'1QDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
MAX F. DULLNIG, BY ANENDING THE ZONING NAP BY CHANGING
TI1E ZONING ON PORTION OF LOTS 7 AND 8, SECTION 18,
FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS,
FROM "B -1" NEIGHBORHOOD BUSINESS DISTRICT TO "B -4"
GENERAL BUSINESS DISTRICT; KEEPING IN EFFECT ALL
x' OTHER PROVISIONS OF THE EXISTING ORDINANCE AS
AMENDED; REPEALING ALL ORDINANCES IN CONFLICT
HERL7-UTH; AND DECLARING AN EMERGENCY.
%WHEREAS, THE PLANNING COMMISSION HAS' FORWARDED TO THE CITY
COUNCIL ITS REPORTS AND RECOMMENDATIONS CONCERNING THE APPLICATION OF

TO THE ZONING HAP OF THE CITY OF CORPUS CHRISTI; AND
1dHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISH114G TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE.
THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER
NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON Thursday,
July 5, 1973 , AT Special COUNCIL MEETING OF THE CITY
COUNCIL IN THE COUNCIL CIIAMBER AT CITY HALL IN THE CITY OF CORPUS
CHRISTI; AND
WHEREAS, BY MOTION DULY HADE, SECO14DED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
AMENDMENT WOULD BEST SFRVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND
THE GENERAL WELFARE OF THE CITY OF CORPUS CHRISTI AND ITS CITIZENS:
Ngd, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTi,':TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLUTION
RECORDS, AS AMENDED FROM TIME 10 TIRE, AND IN PARTICULAR AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, DE AND THE SAME IS HEREBY AMENDED BY
MAKING THE CIIANGF UEREINAFTER SET OUT.

SECTION 2. THAT THE TONING OF portions of Lot 7 and 8, Section 18,
Flour Bluff and Encinal Farm and Garden Tracts, in the City of Corpus Christi,
Nueces County, Texas, be and the same is hereby changed from "B -1" Neighborhood
Business District to "B -4" General Business District, said portions being
described by metes and bounds as follows:
Being a portion of Lots 7 & 8, Section 18, Flour Bluff &
Encinal Farm & Garden Tracts, as recorded in Volume A, Pages
41 - 43, Nueces County Nap Records, Nueces County, Texas;

Beginning-at a 3/4" iron pipe, located on the southwest
corner of Lot 1, Block 1, Heritage Park Subdivision, as recorded
in Volume 28, Page 13, Nueces County Map Records, Nueces County
Texas;
Thence south 29° 06 minutes 10 seconds west for a distance
of 300' to a point for corner, such point being on the north
boundary line of South Padre Island Drive;
Thence south 60° 51 minutes 30 seconds east'along the north
right -of -way line of South Padre Island Drive for a distance of
667.5' to a point for corner;
Thence south 65° 09 minutes 00 seconds east for a distance
of 200.5' to a point for corner;
Thence south 60° 51 minutes 30 seconds east for a distance
of 282.4' to a point for corner;
Thence south 87° 19 minutes 30 seconds east for a distance
of 231.7' to a point far corner, such point also being in the
center line of Rodd Field Road;
Thence north 29° 08 minutes 30 seconds east for a distance
of 200' to a point for corner;
Thence north 60° 55 minutes 50 seconds west along the south
boundary line of Block 1, Heritage Park, to the place of beginning,
such area containing approximately 8 acres, more or less.
SECTION 3. THAT THE OFFICIAL ZONING MAP OF THE CITY OF CORPUS
CHRISTI, TEXAS, OE, AND THE SAME IS HEREBY, Af,1ENDED AS HEREIN ORDAINED.
SECTION !1. THAT THE ZONING ORDINANCE AND 1-,AP OF THE CITY OF
CORPUS CHRISTI, TE>:AS, APPROVED ON THE 27TH DAY OF AUGUST, 1937, AS
AMCNDED FROM TIME 1.0 TIME, EXCEPT AS HEREIN CHANGED, SHALL REMAIN IN
FULL FORCE AND EFFECT.
SECTION j. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREDY EXPRESSLY REPEAL[:D.
SECTION 6. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID `
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL TIMES A COMPREHENSIVE ZONING

ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND
AN IMPERATIVE PUBLIC NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER
RULE THAT 110 ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE
OF ITS INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ
AT THREE SEVERAL hEETINGS OF THE: CITY COUNCIL, AND THE MAYOR HAVING
DECLARED THAT SUCH CHERGENCY AND NECESSITY EXIST, AND HAVING REQUESTED
THE SUSPENSION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED
FINALLY ON ilr DATE OF ITS INTRODUCTION AND TAKE EFFECT AND DE IN FULL
FORCE AND EFFECT FROH AND AFTER ITS PASSAGE, IT IS ACCORDINGLY SO

TO THE MEMBERS OF THE CITY COUNCIL

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
