AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
MRS. BEULAH BAKER BY AMENDING THE ZONING MAP BY
CHANGING THE ZONING ON A PORTION OF LOT 1, SECTION 28,
FLOUR BLUFF & ENCINAL FARM & GARDEN TRACTS SITUATED
IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY, TEXAS,
FROM "R -IA" ONE FAMILY DWELLING DISTRICT TO "A -1"
APARTMENT HOUSE DISTRICT; KEEPING IN EFFECT ALL OTHER
PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
DECLARING AN EMERGENCY.
41HEREAS, THE PLANNING COMMISSION HAS FORWARDED TO THE CITY
COUNCIL ITS REPORTS AND RECOMMENDATIONS CONCERNING THE APPLICATION OF
MI's. Beulah Baker _ FOR AMENDMENT
TO THE ZONING MAP OF THE CITY OF CORPUS CHRISTI; AND
WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE
THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER
NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON August
8, 1973 , AT Special COUNCIL MEETING OF THE CITY
COUNCIL IN THE COUNCIL CHAMBER AT CITY HALL IN THE CITY OF CORPUS
CHRISTI; AND
WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
AMENDMENT WOULD BEST SERVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND
THE GENERAL WELFARE OF THE CITY OF CORPUS CHRISTI AND ITS CITIZENS:
NOVI, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLUTION
RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, BE AND THE SAME IS HEREBY AMENDED BY
MAKING THE CHANGE HEREINAFTER SET OUT.

SECTION 2. THAT TIIE ZONING OF portion of Lot 1, Section 28,
Flour Bluff 6 Encinal Farm & Garden Tracts, situated in the City of Corpus
Christi, Nueces County, Texas, more particularly described hereinafter, be
and the same is hereby changed from "R -LA" One Family Dwelling District to
"A -1" Apartment Rouse District:
BEING a tract of land situated in Corpus Christi, Nueces County,
Texas out of Lot 1, Section 28 of the Flour Bluff and Encinal
Farm and Garden Tracts as shown on the plat thereof recorded in
Volume A at Page 43 of the Map Records of Nueces County, Texas
and being more particularly described by metes and hounds as
follows:
COMMENCING at the north or northwest corner
of said Lot 1, Section 28, said point also
being the point of intersection of the
centerlines of Rodd Field Road and McArdle
Road;
THENCE S 600 57' 20" E along the north or
northeast line of said Lot 1, Section 28
and the centerline of McArdle Road a Us-
tance of 165.00 feet to a point;
THENCE S 290 01' 47" W a distance of 30.0
feet to a point in the south right -of -way
line of McArdle Road for a point of beginn-
ing and the north or northwest corner of
this tract;
THENCE continuing S 290 01'47" W across
Lot 1, Section 28, Flour Bluff and Encinal
Farm and Garden Tracts a distance of 1186.77
feet to a point in the north right -of -way
line of South Padre Island Drive for the
west or southwest corner of this tract;
THENCE S 630 34' 47" E along the said north
right -of -way line of South Padre Island Drive
a distance of 279.80 feet to a point;
THENCE continuing along the said north right -
of-way line of South Padre Island Drive
S 590 12' 28" E a distance of 47.71 feet to
a point for the south or southeast corner of
this tract;
THENCE N 290 09' 59" E across Lot 1, Section
28, Flour Bluff and Encinal Farm and Garden
Tracts a distance of 1175.42 feet to a point
in the south right- of-way line of McArdle
Road for the east or northeast corner of this
tract;
THENCE N 600 57' 20" W along the said south
right -of -way of McArdle Road a distance of
330.00 feet to the point of beginning forming
a tract of land embracing 8.898 acres.
SECTION 3. THAT THE OFFICIAL ZONING NAP OF THE CITY OF CORPUS
CHRISTI, TEXAS, DC, AND THE SAME 15 HEREBY, AMENDED AS HEREIN ORDAINED.
SECTION 4. THAT THE ZONING ORDINANCE AND MAP OF THE CITY OF
CORPUS CHRISTI, TEXAS, APPROVED ON THE 27TH DAY OF AUGUST, 1937, AS
A14ENDED FROM TIME TO TIME, EXCEPT AS HEREIN CHANGED, SHALL REMAIN IN
FULL FORCE AND EFFECT.
SECTION 5. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED.
SECTION 6. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL TIMES A COMPREHENSIVE 20NING
ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND
AN IMPERATIVE PUBLIC NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER
RULE THAT NO ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE
OF 1T5 INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ
AT THREE SEVERAL MEETINGS OF THE CITY COUNCIL, AND THE MAYOR HAVING _
DECLARED THAT SUCH EMERGENCY AND NECESSITY EXIST, AND HAVING REQUESTED
THE SUSPENSION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED
FINALLY ON THE DATE OF ITS INTRODUCTION AND TAKE EFFECT AND BE IN FULL
FORCE AND EFFECT FROM AND AFTER ITS PASSAGE, IT IS ACCORDINGLY SO

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
