AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
RROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
HERBERT ALEXANDER BY AMENDING THE ZONING MAP BY
CHANGING THE ZONING ON PORTION OF LOTS 9. 10. 11 &
12 SECTION 49 FLOUR BULFF & ENCINAL FARM AND
GARDEN TRACTS , AND LOTS I AND 12, _BLOOCR, ? OAS 1
THROUGH 6-BLOCK 3 AND LOT 1 BLOCK 9 ALL IN
_STODDART SMITH SUBDIVISION, SITUATED IN THE CITY
OF CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM "A -1"

TO A PLANNED UNIT nFVRTOPMENT (PTTn -71 • KEEPING IN
EFFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE
AS AMENDED; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
Herbert Alexander for amendment to the zoning map of the City of Corpus
Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on October 24,
1973, at Regular Council Meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment
w.bfli -i b,est serve public health, necessity and convenience and the general
welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, passed on the 27th day of August, 1937, appearing of record in Volume 9,
Pages 565, et seq, of the Ordinance and Resolution Records, as amended from time
to time, and in particular as amended by Ordinance No. 6106, as amended, be and
the same is hereby amended by making the change hereinafter set out.

SECTION 2. That the zoning on 56.8 acres out of Lots 9, 10, 11 and
12, Section 49, Flour Bluff and Encinal Farm and Garden Tracts, more particularly
described hereinafter, and Lots 1 and 12, Block 2'; Lots 1 through 6, Block 3;
and Lot 1, Block 9, all in Stoddart Smith Subdivision, in the City of Corpus
Christi, Nueces County, Texas, be and the same is hereby changed from "R -2"
Two Family Dwelling District, "A -1" Apartment House District and "R -1B" One Family
Dwelling District to a Planned Unit Development (PUD -2):
Being a parcel or tract of land consisting of 56.8 acres, more or
less, situated in Lots 9, 10, 11, and 12, Section 49 of Flour Bluff and Encinal
Farms and Garden Tracts as shown by map recorded in Volume A Page 43 of the
map records of Nueces County, Texas, and being particularly described as follows:
BEGINNING at the northwest corner of the easterly or south-
easterly one -half of Lot 12 for the northwest corner and POINT
OF BEGINNING of this tract;
THENCE S 610 04' E with the northeast boundary line of said
easterly one -half of Lot 12, all of Lots 11 and 10, and a
portion of Lot 9, respectively, 2135', more or less, to the
northwest corner of Lot 6, Block 3, Stoddart Smith Subdivision
Unit 1 as recorded by giap filed in Volume 23, Page 9 of said
map records for the northeast corner of this tract;
THENCE with the westerly boundary line gf said Block 3 S 280
55' W 496.63'; S 610 04' E 50.18'; S 28 56' 10" W 213' to
the southwest corner of Lot 12, Block 2 of said Stoddart Smith
Subdivision and a corner of this tract;
THENCE with the westerly boundary line of Block 2A of said
subdivision N. 610 04' W 185'; S 280 55' W 25'; N 610 04'
W 25'; S 280 55' W 470.32' to the northeast corner of Lot 1
Block 2 of said subdivision for the southeast corner of this
tract;
THENCE S 610 04' W with the northeast boundary line of Lot 1
and crossing Fairfax Avenue 193.85' to a point in the south-
east boundary line of Lot 22 Block 1 of a replat of Block 1
Stoddart Smith Subdivision Unit 1 as shown by map recorded
in Volume 36 Page 148 of said map records for a corner of
this tract;
THENCE with the southeast boundary line of said Lot 22 Block 1
N 28 0 55' E 60' to the northeast corner of said Block 1 and a
corner of this tract;
THENCE with the nortgerly boundary line of said Block 1 N 610
04' W 1260.15'; S 28 55' W 57' to a point in the northwest
boundary line of Lot 1 and a corner of this tract;
THENCE crossing the right- of-way of Edmonson Street N 610 04'
W 60' the northeast corner of Lot 1 Block 9 of said subdivision
and a corner of this tract;
THENCE with the southeast boundary line of said Lot 1 Block 9
S 280 55' W 78' to the point of curve of a circular curve to
the right;
THENCE with said curve whose central angle 90 radius 10'
for an arc distance of 15.91' to the point of tangency, a point
in the northeast right -of -way line of Purdue Street and a corner
of this tract;
THENCE N 610 04' W with said right -of -way line parallel with and
30' normal to the centerline of Purdue Street 125' to the southwest
corner of said Lot 1 Block 9 and a corner of this tract;

THENCE S 28 55' W 10' to a corner of this tract;
THENCE N 610 04' W parallel with and 20' normal to the centerline
of Purdue Street 330' to the southwest corner of this tract;
THENCE N 280 55' E 1300' to the POINT OF BEGINNING.
Lots 1 and 12, Block 2; Lots 1 thru 6, Block 3; Lot 1, Block 9,
All in Stoddart Smith Subdivision, Corpus Christi, Nueces County,
Texas.
Further, variances are hereby granted on the reduction of setback
requirements from the normal 25 feet to 20 feet along public streets, and time
for completion of the project is hereby extended to 5 years.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid change
for the purpose of maintaining at all times a comprehensive zoning ordinance for
the City of Corpus Christi creates a public emergency and an imperative
public necessity requiring the suspension of the Charter rule that no ordinance
or resolution shall be passed finally on the date of its introduction and that
such ordinance or resolution shall be read at three several meetings of the City
Council, and the Mayor having declared that such emergency and necessity exist,
and having requested the suspension of the Charter rule and that this ordinance
be passed finally on the date of its introduction and take effect and be in
full force and effect from and after its passage. IT IS ACCORDINGLY SO ORDAINED,

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
