TUCKER BY AMENDING THE ZONING MAP BY CHANGING THE ZONING ON TWO TRACTS OF LAND OUT OF LOTS 9 & 10 SECTION 19, FLOUR BLUFF & ENC!NAi. FARM & GARDEN TRACT, HEREINAFTER MORE FULLY DESCRIBED, SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM - "F -R" TO "B -4" ON TRACT A AND FROM "F -R" TO "A-111 ON TRACT B; KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of John T. Tucker for amendment to the zoning map of the City of Corpus Christi; and WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on Wednesday, October 31, 1973, at Regular Council Meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW,THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, passed on the 27th day of August, 1937, appearing of record in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as amended from time to time, and in particular as amended by Ordinance No. 6106, as amended, be and the same is hereby amended by making the change hereinafter set out. SECTION 2. That the zoning of Tract A (6,772 acres) and Tract B (11.968 acres), both tracts out of Lots 9 and 10, Section 19, Flour Bluff & Encinal Farm & Garden Tracts, situated in the City of Corpus Christi, Nueces County, Texas, more particularly described hereinafter, be and the sane is hereby 11800 changed from "F -R" to "B -4" on Tract A, and from "F -R" to "A -1" on Tract B: TRACT A A 6.772 acre tract of land out of Lot 9 Section 19 of the Flour Bluff and Encinal Farm and Garden Tract, Nueces County, Corpus Christi, Texas, a map is recorded in Volume "A" at Pages 41 -43 of the Nueces County, Texas Map Records, a metes and bounds description follows; Commencing at a 1 -inch iron pipe found to mark the common corner of Lots 6, 7, 10 and 11 of Section 19 of said Flour Bluff and Encinal Farm and Garden Tracts as described above; Thence on the common line between Lots 7 and 10, South 60 degrees 59 minutes 00 seconds East, 661.32 feet to the common corner of Lots 7, 8, 9 and 10; Thence on the common line between Lots 9 and 10, South 29 degrees 01 minutes 00 seconds West, 827.50 feet to the most north corner of this tract and the place of beginning; Thence on the Northeast line of this tract, South 60 degrees 59 minutes 00 seconds East, 624.72 feet to the Northwest line of Rodd Field Road to mark the most East corner of this Tract; Thence on the Northwest line of Rodd Field Road, South 28 degrees 25 minutes 40 seconds West, 267.03 feet to a 5/8 inch iron rod to mark a corner; Thence on the flare of the intersection of Rodd Field Road and Wooldridge Road, South 61 degrees 37 minutes 25 seconds West, 237.41 feet to a 5/8 inch iron rod set on the Northeast line of Wooldridge Road; Thence South 29 degrees 01 minutes 00 Seconds West, 30.00 feet to the centerline of Wooldridge Road; Thence on the centerline of Wooldridge Road, North 60 degrees 59 minutes 00 seconds West, 499.52 feet to the most West corner of this Tract; Thence on the Northwest line of this Tract, the common line between Lots 9 and 10, North 29 degrees 01 minutes 00 seconds East, 497.00 feet to the place of beginning. TRACT B A tract of land,being 11.968 acres, a portion of Lots 9 and 10 Section 19 of the Flour Bluff and Encinal Farm and Garden Tracts, Nueces County, Corpus Christi, Texas, a map is recorded in Volume "A" at pages 41 -43 of the Nueces County, Texas map records, a metes and bounds description follows; Commencing at a 1 -inch iron pipe found to mark the common corners of Lots 6, 7, 10, and 11 of Section 19 of said Flour Bluff and Encinal Farm and Garden Tracts; Thence on the common line between Lots 10 and 11, South 29 degrees 01 minutes 00 seconds West, 677.50 feet to the most North corner of this tract and the place of beginning for this tract; Thence South 60 degrees 59 minutes 00 seconds East, 1,284.50 feet to a 5/8 inch iron rod set on the Northwest line of Rodd Field Road, Highway No. 357, to mark the most East corner of this tract; Thence on the Northwest line of Rodd Field Road, South 28 degrees 25 minutes 40 seconds West, 150.00 feet to a corner; Thence North 60 degrees 59 minutes 00 seconds West, 624.72 feet to a corner on the common line between Lots 10 and 11 for a corner; Thence on the common line between Lots 10 and 11, South 29 degrees 01 minutes 00 seconds West, 497.00 feet to the centerline of Wooldridge Road to mark a South corner of this tract; Thence on the centerline of Wooldridge Road North 60 degrees 59 minutes 00 seconds West, 661.32 feet to the most West corner of this tract; Thence on the common line between Lots 10 and 11, North 29 degrees 00 minutes 00 seconds East, 647.00 feet to the place of beginning. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be, and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended from time to time, except as herein changed, shall remain in full force and effect SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6. That the necessity of immediately making aforesaid change for the purpose of maintaining at all times a comprehensive zoning ordinance for the City of Corpus Christi creates a public emergency and an imperative public necessity requiring the suspension of the Charter rule that no ordinance or resolution shall be passed finally on the date of its introduction and that such ordinance or resolution shall be read at three several meetings of the City Council, and the Mayor having declared that such emergency and necessity exist, and having requested the suspension of the Charter rule and that this ordinance be passed finally on the date of its introduction and take effect and be in full force and effect from and after its passage, IT IS ACCORDINGLY SO ORDAINED, this the day of ANAL it .tom , 1973.
