AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
BY ORDINANCE NO.6106, AS AMENDED, BY DELETING THE
THROUGH 9; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning certain amendments to the
text of the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the some before the
City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on February 6,
1974, at Regular Council Meeting of the City Council in the Council Chambers
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records,
as amended from time to time, and in particular as amended by Ordinance
No. 6106, as amended, be and the same is hereby amended by making the

changes hereinafter set out.
SECTION 2. That Article 15 of the Zoning Ordinance, entitled
"'B -3' Shopping Center District Regulations" be and the same is hereby
deleted and in lieu thereof there is hereby adopted a new Article 15,
to be designated as "'B -3' Business District Regulations ", and reading
as follows:
"ARTICLE 15. 'B -3' BUSINESS DISTRICT REGULATIONS
Section 15-1 The regulations set forth in this article, or
set forth elsewhere in this Ordinance when referred to in this article,
are the regulations in the 'B-3' Business District. The purpose of this
district is to provide sufficient space in appropriate locations for all
types of commercial and miscellaneous service activities, particularly
along certain existing major streets where a general mixture of commercial
and service activity now exists, but which uses are not characterized by
extensive warehousing, frequent heavy trucking activity, open storage of
material, or the nuisance factors of dust, odor, and noise associated
with manufacturing.
Section 15-2 Use Regulations. A building or premises shall,
be used only for the following purposes:
(1) Any use permitted in the 'B-1' Neighborhood Business
District except dwellings, boarding and lodging houses.
(2) Amusement place in an enclosed building, auditorium or
theater except open air drivein theaters.
(3) Athletic field or baseball field.
(4) Boat, automobile, recreation vehicle, and mobile home
sales and storage.
(5) Bottling works, dyeing and cleaning works or laundry,
plumbing and heating shop, painting shop, upholstering shop not involving
furniture manufacture, tinsmithing shop, tire sales and service including
vulcanizing but no manufacturing, wholesale house, sales office and sample
room, appliance repairs, and general service and repair establishments
similar in character to those listed in this item, -provided that no
outside storage of material is permitted, and further provided that no

use permitted in this item shall occupy more than 6,000 square feet of
floor area.
(6) Bowling alleys and billiard parlors.
(7) Food storage lockers.
(8) Hospitals or clinics for animals, but no open kennels
shall be permitted.
(9) Hotels, motels, or motor hotels.
(10) Outdoor advertising structures pertaining only to the use
conducted within the building. If the free - standing sign is located within
a minimum depth of the front yard as defined in Article 24, such sign shall
not exceed forty (40) square feet in area, shall not utilize or incor-
porate flashing, moving, or intermittent illumination, shall not overhang
or project into the public right -of -way, and shall not exceed twenty -five
(25) feet in height.���.�� -�s��
(11) Printing, publishing, and engraving. g[ -lz 7y
(12) Milk distributing stations, provided there is no bottling
on the premises.
(13) Radio or television broadcasting stations, studios, and
offices, but not sending or receiving towers.
(14) Skating rink in an enclosed building.
(15) Swimming pool or natatorium..
(16) Accessory buildings and uses.
(17) Public or governmental buildings.
(18) Temporary storage of personal goods for holding or safe-
keeping in a depository, containing individual or separate bays not ex-
ceeding three hundred (300) square feet in area. Such storage building or
buildings shall not exceed one (1) story in height.
Section 15 -3 Parking Regulations. The parking regulations
for permitted uses are contained in Article 22 of this Ordinance.
Section 15 -4 Off- street Loading Regulations. The off - street
loading regulations for permitted uses are contained in Article 23.
Section 15 -5 Height and Area Regulations. Height and area
requirements shall be as set forth in the chart of Article 24, and in
addition the following regulations shall apply:

15 -5.01 There shall be a side yard not less than ten (10)
feet in width on the side of a lot adjoining an 'R -IA', 'R- 1B','R -2',
'A -1', or 'A -2' residential district.
15 -5.02 There shall be a rear yard not less than ten (10)
feet depth on the rear of a lot adjoining an 'R -lA', 'R -1B', 'R -2, 'A -119
or 'A -2' residential district.
15.03 Any boats, automobiles, recreational vehicles, or mobile
homes stored or displayed for sale shall not be permitted in the yard
areas required by Article 24.
Section 15-6 Supplementary height, area, and bulk regulations
are contained in Article 27."
SECTION 3. That Article 24 Height, Area and Bulk Requirements
be and the same is hereby amended by amending Section 24 -1 as follows:
A. Amend Article 15 "B-3" Shopping Center District by changing
the designation to "B -3" Business District.
. B. Strike the warding "See special regulations as contained
in Article 15 ".
C. Add a Column 4 to contain the number "20 ".
D. Add the wording "None except as required in Section
15 -5" in Columns 5 through 9.
SECTION 4. That all ordinances or parts of ordinances in
direct conflict herewith are hereby expressly repealed. All other portions
and parts of said Zoning Ordinance, as amended, are hereby kept in full
force and effect.
SECTION 5. Publication shall be made one time in the official
publication of the City of Corpus Christi, which publication shall contain
the caption stating in substance the purpose of the ordinance.
SECTION 6. That the necessity of making the aforesaid changes
for the purpose of maintaining at all times a comprehensive zoning ordinance
for the City of Corpus Christi creates a public emergency and an imperative
public necessity requiring the suspension of the Charter rule that no
ordinance or resolution shall be passed finally on the date of its

introduction and that such ordinance or resolution shall be read at three
several meetings of the City Council, and the Mayor, having declared such
emergency and necessity to exist, having requested the suspension of the
Charter rule and that this ordinance take effect and be in full force and
effect from and after its passage, IT IS ACCORDINGLY SO ORDAINED this the

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
