AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI
ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD
IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESO-
LUTION RECORDS, AS AMENDED FROM TIME TO TIME AND PARTICULARLY
AS AMENDED BY ORDINANCE N0. 61o6, AS AMENDED, UPON APPLICA-
TION OF CORPUS CHRISTI TEACHERS CREDIT UNION BY AMENDING THE
ZONING MAP BY CHANGING THE ZONING ON A 20.231 -ACRE TRACT OF
LAND OUT OF LOTS 1 AND 8. SECTION . BOHEMIAN COLONY LANDS.
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY, TEXAS,
FROM "R -1B" ONE - FAMILY DWELLING DISTRICT TO "A -B" PROFESSIONAL
OFFICE DISTRICT ON TRACT 1 (6.lo4 ACRES). AND FROM "R -1B" ONE -
FAMILY DWELLING DISTRICT TO "B -1" NEIGHBORHOOD BUSINESS DIS-
TRICT ON TRACT 2 (14.127 ACRES); KEEPING IN EFFECT ALL OTHER
PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
Corms Christi Teachers Credit Union for amendment
to the zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday,
November 21, 1973 , at Regular Council Meeting of the City
Council'in the Council Chamber at City Hall in the City of Corpus
Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE.
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, Pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular-as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.

SECTION 2. That the zoning on a 20.231 acre tract of land out of
Lots 1 and 8, Section 4, Bohemian Colony Lands, situated in the City of
Corpus Christi, Nueces County, Texas, be changed from "R -1B" One- Family
Dwelling District to "A -B" Professional Office District on Tract 1 (6.104
acres) more particularly described as follows:
TRACT 1
BEGINNING at a point in the south right of way line of
Trojan Drive whence the north corner of Lot 1 and the
east corner of Lot 8 bears with said right of way line
south 610 33' 30" East, 33.88 feet and north 280 26' 30"
East, 35.0 feet to a point in the centerline of Trojan
Drive.
THENCE S 280 57' 15" W, with the west boundary line of
said 20.231 acre tract, a distance of 300.00 feet to a
point for the southwest corner of this tract;
THENCE S 610 33' 30" E, along a line parallel to and
300 feet from the south right of way line of Trojan Drive,
a distance of 886.38 feet to a point for corner;
THENCE N 280 57' 15" E, with the east line of said 20.231
acre tract, a distance of 300.00 feet to the south line
of Trojan Drive;
THENCE N 610 33' 30" W, with the south line of Trojan
Drive, a distance of 886.38 feet to the place of begin-
ning and containing 6.104 acres of lend,
and that the zoning be changed from "R -1B" One - Family Dwelling District to
"B -1" Neighborhood Business District on Tract 2 (14.127 acres), more parti-
cularly described as follows:

BEGINNING at a point in the west line Of said 20.231 acre
tract, the southwest corner of above described Tract No. 1
and being S 280 57' 15" W, along the west line of said
20.231 acre tract, a distance of 300.00 feet from the south
line of Trojan Drive.
THENCE S 280 57' 15" W, along said west line, a distance of
856.11 feet to a point in the north right of way line of
South Padre Island Drive;
THENCE along the north right of way line of South Padre
Island Drive in an easterly direction as follows:
S 690 43' 17" E 238.03 feet
S 850 41' 00" E 351.68 feet
N 780 32' 14" E 351.56 feet
N 700 39' 28" E 96.01 feet to a point
for corner;
THENCE N 280 57' 15" E, along the east line of said 20.231
acre tract 381.77 feet to a point for corner being the south-
east corner of Tract No. 1;
THENCE N 610 33' 30" W, along the south line of Tract No. 1, a
distance of 886.38 feet to the place of beginning and contain-
ing 14.127 acres of land.

SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in
full force and effect.
SECTION 5. That all ordinances or parts of ordinances in con-
flict herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and
an imperative public necessity requiring the suspension of the Charter
rule that no ordinance or resolution shall be passed finally-on the date
of its introduction and that such ordinance or resolution shall be read
at three several meetings of the City Council, and the Mayor having
declared that such emergency and necessity exist, and having requested
the suspension of the Charter rule and that this ordinance be passed
finally on the date of its introduction and take effect and be in full
force and effect from and after its passage. IT IS ACCORDINGLY SO

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
