AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, PASSED AND APPROVED ON THE 29TH
DAY OF MARCH, 1961, BY AMENDING ARTICLE 31, NEWLY
ANNEXED TERRITORY, BY AMENDING SECTION 31 -5 BY ADDING
THERETO TWO NEW SUBSECTIONS, TO BE NUMBERED 31 -5.09
AND 31 -5.10, SETTING FORTH ZONING CLASSIFICATIONS
ON TWO DESCRIBED TRACTS OF LAND WHEN ANNEXED TO THE CITY
OF CORPUS CHRISTI, SAID TRACTS BEING OUT OF SECTION 5,
FLOUR BLUFF & ENCINAL FARM & GARDEN TRACTS, MORE
PARTICULARLY DESCRIBED HERFIRAETER; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; PROVIDING FOR PUBLICA-
TION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning certain amendments to the teat
of the Zoning Ordinance of the City of Corpus Christi, Texas; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on May 15, 1974,
at Special Council Meeting of the City Council in the City Council Chambers
of the City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, passed on the 27th day of August, 1937, appearing of record in Volume
9, Pages 565 et seq of the Ordinance and Resolution Records, as amended from
time to time, and in particular as amended by Ordinance No. 6106, passed and
approved by the City Council on the 29th day of March, 1961, be, and the same
is hereby, anended by making the changes hereinafter set out.

SECTION 2. There is hereby amended Article 31 of the Zoning Ordinance
of the City of Corpus Christi, Section 31 -5, by adding thereto a new subsection
to be numbered Section 31 -5.09 and by adding thereto a new subsection to be
numbered Section 31 -5.10, said respective new subsections to hereafter read
as follows:
"Section 31 -5.09. The following described tract of land shall be
zoned and classified as "A -1" Apartment House District:
Being a tract or parcel of land, consisting of 6.6 acres, more
or less, situated in Lots 5 and 6, Section 5, Flour Bluff and
Encinal Farm and Garden Tracts as recorded in Plat Book "A ",
Page 43 of the Map Records of Nueces County, Texas:
BEGINNING AT THE MOST EASTERLY CORNER AND POINT OF BEGINNING
OF THIS TRACT WHENCE THE CENTERLINE INTERSECTION OF SOUTH STAPLES STREET
AND SARATOGA BOULEVARD; THE SAME POINT OF INTERSECTION BEING THE MOST
EASTERLY CORNER OF SAID SECTION 5 BEARS SOUTH 61* 051 45" EAST 1605'.
MORE OR LESS;
THENCE SOUTH 290 Oil WEST 3721, MORE OR LESS, FOR AN ANGLE POINT AND
A CORNER OF THIS TRACT;
THENCE SOUTH 63° 31' WEST 3631, MORE OR LESS, FOR AN INSIDE CORNER OF
THIS TRACT;
THENCE SOUTH 290 01' WEST 54=, MORE OR LESS, FOR THE MOST SOUTHERLY
CORNER OF THIS TRACT;
THENCE NORTH 610 05145" WEST 2501, MORE OR LESS,FOR THE MOST
WESTERLY CORNER OF THIS TRACT;
THENCE NORTH 290 01' EAST 7201, MORE OR LESS, FOR THE MOST NORTHERLY
CORNER OF THIS TRACT;
THENCE SOUTH 61* Q5'45" EAST= 485', MORE OR LESS, To THE POINT OF
BEGINNING,
"Section 31- 5.10.. The following described tract of land shall be
zoned and classified as "B9. Business District:
Being a tract or parcel of land, consisting of 42.0 acres,
more or less, situated in Lots 6, 7 and 8, Section 5, Flour
Bluff and Encinal Farm and Garden Tracts as recorded in Plat
Book "A ", Page 43 of the Map Records of Nueces County, Texas:
BEGINNING at the most easterly corner and POINT OF BEGIN-
NING of this tract, the centerline intersection of South Staples
Street and Saratoga Boulevard ; the same point of intersection
being the most easterly corner of said Section 5;
THENCE with said centerline of South Staples Street South
290 O1' west 13201, more or less, for the most southerly corner
of this tract;
THENCE North 61 05, 45" west 1810', more or less, for the
most westerly corner of this tract;

THENCE North 29° 01' East 6451, more or less, for a corner
of this tract;
THENCE North 63° 31' East 3631, more or less, for a corner
of this tract;
THENCE North 29° 01' East 3721, more or less, to the center-
line of Saratoga Boulevard for the most north.erly.corner of this
tract;
THENI:E with said centerline of Saratoga Boulevard South 610
05' 45" East 1605', more or less, to the POINT OF BEGINNING.
SECTION 3. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 4. Publication shall be made one time in the official
publication of the City of Corpus Christi, which publication shall contain
the caption stating in substance the purpose of the ordinance.
SECTION 5. The necessity for making the aforesaid changes immediately
for the purpose of maintaining,at all times a comprehensive zoning ordinance
for the City of Corpus Christi creates a public emergency and an imperative
public necessity requiring the suspension of the Charter rule that no ordinance
or resolution shall be passed finally on the date of its introduction but
that such ordinance or resolution shall be read at three several meetings of
the City Council, and the Mayor having declared that such emergency and
necessity exist, and having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and after its passage,
IT IS ACCORDINGLY SO ORDAINED, this the_& 5ay of May, 1974.

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
