AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF TILE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
G. PHILLIP ALBRIGHT BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACT "A" FROM "R -1B" ONE FAMILY DWELLING DISTRICT TO
"A -2" APARTMENT HOUSE DISTRICT, AND ON TRACT "B "- ,
FROM R -1B" ONE FAMILY DWELLING DISTRICT, "A -2" APART-

"I -2" LIGHT INDUSTRIAL DISTRICT, SAID TRACTS "A" AND
"B" BEING OUT OF SECTION 5. RANGE VIII. GUGENHEIM AND
COHN'S FARM LOTS. SITUATED IN THE CITY OF CORPUS CHRISTI,
NUECES COUNTY, TEXAS; KEEPING IN EFFECT ALL OTHER PRO-
VISIONS OF THE EXISTING ORDINANCE AS AMENDED; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
G. Phillip Albright for amendment
to the zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday,
May 15, 1974 , at Special Council Meeting of the City
Council in the Council Chamber at City Hall in the City of Corpus
Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, Pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to-time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.

SECTION 2. That the zoning of Tract "A ", hereinafter more
fully described, be and the same is hereby changed from "R -1B" One Family
Dwelling District to "A -2" Apartment House District, and on Tract "B ",
more fully described hereinafter, be and the same is hereby changed from
"R -1B" One Family Dwelling District, "A -2" Apartment House District and "B -4"
General Business District to "I -2" Light Industrial District:
TRACT "A"
Being 15.0 acres, more or less, situated in Lots 1 and
2, Section 5, Range VIII, Gugenheim and Cohn's Farm Lots,
Nueces County, Texas, described as follows:
BEGINNING at a point on the south right -of -way line of
Bear Lane for the Northwest corner and POINT OF BEGINNING of this
tract from which said point, the intersection 6f the Northeast
right -of -way line of South Padre Island Drive and the South
right -of -way line of Bear Lane bears South 89 °56'00" West
1950.43 feet, more or less;
THENCE with said South right -of -way line of Bear Lane,
North 89 °56100" East parallel to the centerline thereof and 30.0
feet distant therefrom, measured at right angles thereto 1146.0
feet, more or less, to the Northeast corner of this tract;
THENCE leaving said right -of -way, South 00 °15'05" West
631.00 feet, more or less, to the Southeast corner of this tract;
THENCE South 89 056115" }Vest 926.0 feet, more or less, to the
Southwest corner of this tract;
THENCE North 19 °00'15" West 667.0 feet, more or less, to the
POINT OF BEGINNING and containing 15.0 acres of land, more or
less.
TRACT "B"
Being 92:18 acres, more or less, situated in Lots 2, 3,
4, 6, 7 and 10, Section 5, Range VIII, Gugenheim and
Cohn's Farm Lots, Nueces County, Texas, described as
follows:
BEGINNING at the intersection of the northeast right -of -way
line of South Padre Island Drive and the south right -of -way
line of Bear Lane for the northwest corner and POINT OF BEGINNING
of this tract;
THENCE with said south right -of -way line of Bear Lane,
North 89 °56'00" East, parallel to the centerline thereof and
30.0 feet distant therefrom, measured at right angles thereto,
1950.43 feet, more or less, to the northeast corner of this tract;
THENCE leaving said right -of -way, South 19 °001.15" West
667.0 feet, more or less, to an inside corner of this tract;
THENCE North 89 °56115" East 620.00 feet, more or less to a
point on the common boundary line of lots 1 and 2, Section 5
for a corner of this tract;

THENCE with said common boundary line of Lots 1 and 2 and
continuing with the common boundary line of Lots 7 and 8, South
00 °14140" West 1923.0 feet to the northwest right -of -way line
of Old Brownsville Road (F.M. 665) for the southeast corner of
this tract;
THENCE with said northwest right -of -way line of Old Brown-
sville Road, South 54 °24140" West, parallel to the centerline
thereof and 60.0 feet distant therefrom, measured at right angles
thereto, 378.19 feet.to an angle point on said right -of -way
for the south corner of this tract;
THENCE continuing on said right -of -way line of Old Brownsville
Road, North 83 °02110" West 101.26 feet to a point on the north-
east right -of -way line of South Padre Island Drive for a corner
of this tract;
THENCE with northeast right -of -way line of said South Padre
Island Drive as follows: North 44 °48150" {Vest 421.06 feet;
North 40 °34'30" West 2,957.30 feet; and North 35 °42'30" west
260.88 feet to the POINT OF BEGINNING and containing 92.18
acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in
full force and effect.
SECTION 5. That all ordinances or parts of ordinances in con-
flict herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and
an imperative public necessity requiring the suspension of the Charter
rule that no ordinance or resolution shall be passed finally -on the date
of its introduction and that such ordinance or reso.lution shall be read
at three several meetings of the City Council, and the Mayor having
declared that such emergency and necessity exist, and having requested

the suspension of the Charter rule and that this ordinance be passed
finally on the date of its introduction and take effect and be in full
force and effect from and after its passage. IT IS ACCORDINGLY SO

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the auspen-
a ion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
