AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 61o6, AS AMENDED, UPON APPLICATION OF
JAMES V. ROSSI BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
PORTION OF LOT 17, SECTION 13, FLOUR BLUFF & ENCINAL
FARM & GARDEN TRACTS, FROM "R -18" ONE FAMILY DWELLING
DISTRICT SINES 1.115TRILT AND CHANGING
THE ZONING OF A PORTION OF LOTS 18 AND 19; SECTION 13,
FLOUR BLUFF & ENCINAL FARM & GARDEN TRACTS, FROM "R -1B"
ONE FAMILY DWELLING DISTRICT TO "R -2" MULTIPLE DWELLING
DI-STRICT; KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE
EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, THE PLANNING COMMISSION HAS FORWARDED TO THE CITY
COUNCIL ITS REPORTS AND RECOMMENDATIONS CONCERNING THE APPLICATION OF
James V. Rossi FOR AMENDMENT
TO THE ZONING MAP OF THE CITY OF CORPUS CHRISTI; AND
WHEREAS, PUBLIC HEARING WAS HELD AT WHICH HEARING ALL PERSONS
WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE
THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, IN ACCORDANCE WITH PROPER
i NOTICE TO THE PUBLIC, SAID PUBLIC HEARING HAVING BEEN HELD ON Wednesday,
October 9, 1974 , AT Special COUNCIL MEETING OF THE CITY
COUNCIL IN THE - COUNCIL CHAMBER AT CITY HALL IN THE CITY OF CORPUS
CHRISTI; AND
WHEREAS, BY MOTION DULY MADE, SECONDED AND CARRIED, IT WAS
DECIDED BY THE CITY COUNCIL THAT TO APPROVE THE HEREINAFTER SET FORTH
AMENDMENT WOULD BEST SERVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND
THE GENERAL WELFARE OF THE CITY OF CORPUS CHRISTI AND ITS CITIZENS:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, TEXAS, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLUTION
RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY
ORDINANCE No. 6106, AS AMENDED, BE AND THE SAME IS HEREBY AMENDED BY
MAKING THE CHANGE HEREINAFTER SET OUT.

SECTION 2. That the zoning of the hereinafter described portion of
Lot 17, Section 13, Flour Bluff & Encinal Farm & Garden Tracts, be and the
same is hereby changed from "R -1B "One Family Dwelling District to "B -4"
General Business District:
Being a portion of Lot 17, Section 13, Flour Bluff &
Encinal Farm & Garden Tracts, as recorded in Volume A,
pages 41 thru 43, Nueces County Map Records, Nueces
County, Texas.
BEGINNING at a point in the original center line of
South Staples Street from which point the north corner
of Lot 1, Block 1, Glen Arbor Unit 3, as recorded in
Volume 40, Page 68, Nueces County Map Records, Nueces
County, Texas, bears South 61° 00 minutes 50 seconds
east for a distance of 60';
THENCE with said center line north 28° 59 minutes 10
seconds east for a distance of 330' to a point, such
point being the place of beginning and the southwest
corner of this tract;
THENCE. continuing with said center line of South Staples
Street north 28° 59 minutes 10 seconds east for a distance
of 330' to a point for corner, such point being the
northwest corner of this tract;
THENCE south 61° 00 minutes 50 seconds east for a distance
of 660' to a point for corner, such point being on the
common boundary line of Lots 17 & 18,'Section 13, Flour
Bluff & Encinal Farm & Garden Tracts;
THENCE south 28° 59 minutes 10 seconds west for a distance
of 330' to a point for corner, such point being the south-
east corner of this tract;
THENCE north 61° 00 minutes 50 seconds west for a distance
of 660' to the place of beginning, such area containing
approximately 5 acres of land, more or less.
and that the zoning of the hereinafter described portion of Lots 18 and 19,
Section 13, Flour Bluff & Encinal Farm & Garden Tracts, be and the same is
hereby changed from "R -1B" One Family Dwelling District to "R -2" Multiple
Dwelling District:
Being a portion of Lots 18 and 19, Section 13, Flour
Bluff & Encinal Farm & Garden Tracts, as recorded in
Volume A, pages 41 thru 43, Nueces County Map Records,
Nueces County, Texas..
BEGINNING at a point in the original center line of
South Staples Street from which point the north corner
of Lot 1, Block 1, Glen Arbor Unit 3, as recorded in
Volume 40, page 68, Nueces County Map Records, Nueces
County, Texas, bears south 61° 00 minutes 50 seconds
east for a distance of 60';
THENCE with said center line north 28° 59 minutes 10
seconds east for a distance of 660' to a point for corner;
THENCE south 61° 00 minutes 50 seconds east for a distance
of 660' to a point on the common boundary of Lots 17 & 18,
Section 13, Flour Bluff & Encinal Farm & Garden Tracts,
such point being the place of beginning and the northwest
corner of this tract;
THENCE continuing south 61° 00 minutes 50 seconds east for
a distance of 1,320' to a point on the common boundary line
of Lot 19 and the northwest boundary line of Gulfway-
Airline Park Unit 1, as recorded in Volume 13, page 4,
Nueces County Pfap Records, Nueces County, Texas, such point
being the northeast corner of this tract;
THENCE with said common boundary line south 28° 59 minutes
10 seconds west for a distance of 330' to a point for corner,
such point being the southeast corner of this tract;
THENCE north 61° 00 minutes 50 seconds west for a distance
of 1,320' to a point on the common boundary line of Lots: -17
and 18, Section 13, Flour Bluff & Encinal Farm & Garden Tracts,
such point being the southwest corner of this tract;
THENCE with said common boundary line north 28° 59 minutes
10 seconds east for a distance of 330' to the place of beginning,
such area containing approximately 10 acres, more or less.
SECTION 3, THAT THE OFFICIAL ZONING.MAP OF THE CITY OF CORPUS
CHRISTI, TEXAE, BE, AND THE SAME IS HEREBY, AMENDED AS HEREIN ORDAINED.
SECTION 14. THAT THE ZONING ORDINANCE AND MAP OF THE CITY OF
CORPUS' CHRISTI, TEXAS, APPROVED ON THE 27TH DAY OF AUGUST, 1937, AS
A14ENDED FROM TIME TO TIME, EXCEPT AS HEREIN CHANGED, SHALL REMAIN IN
FULL FORCE AND EFFECT.
SECTION 5. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CON-
FLICT HEREWITH ARE HEREBY EXPRESSLY REPEALED.
SECTION 6. THAT THE NECESSITY OF IMMEDIATELY MAKING AFORESAID
CHANGE FOR THE PURPOSE OF MAINTAINING AT ALL -TIMES A COMPREHENSIVE ZONING
ORDINANCE FOR THE CITY OF CORPUS CHRISTI CREATES A PUBLIC EMERGENCY AND
AN IMPERATIVE PUBLIC NECESSITY REQUIRING THE SUSPENSION OF THE CHARTER
RULE THAT NO ORDINANCE OR RESOLUTION SHALL BE PASSED FINALLY ON THE DATE
OF ITS INTRODUCTION AND THAT SUCH ORDINANCE OR RESOLUTION SHALL BE READ
AT THREE SEVERAL MEETINGS OF THE CITY COUNCIL, AND THE MAYOR HAVING
DECLARED THAT SUCH EMERGENCY AND NECESSITY EXIST, AND HAVING REQUESTED
THE SUSPENSION OF THE CHARTER RULE AND THAT THIS ORDINANCE BE PASSED
FINALLY ON THE DATE OF ITS INTRODUCTION AND TAKE EFFECT AND BE IN FULL
FORCE AND EFFECT FROM AND AFTER ITS PASSAGE, IT IS ACCORDINGLY SO

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
