AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY
OF CORPUS CHRISTI ADOPTED ON THE 27TH DAY
OF AUGUST, 1937, APPEARING OF RECORD IN
VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE
AND RESOLUTION RECORDS, AS AMENDED FROM
TIME TO TIME AND PARTICULARLY AS AMENDED
BY ORDINANCE NO. 6106, AS AMENDED, UPON
APPLICATION OF THE CITY PLANNING COMMISSION
BY AMENDING THE ZONING MAP BY CHANGING THE
ZONING ON TRACT "A ', BEING ALL OF LOT 13A
AND A PORTION OF LOT 15, BLOCK 26, AND A
PORTION OF LOT 12, BLOCK 27, ALL SITUATED
IN MEADOW PARK, FROM "R-1B" ONE— FAMILY
DWELLING DISTRICT TO "B -4" GENERAL BUSINESS
DISTRICT; AND BY CHANGING THE ZONING ON
TRACT ", BEING ALL OF LOTS 12B & 17 AND
A PORTION OF LOT 6, IN BLOCK 27 AND ALL OF
LOTS 13B & 15A, BLOCK 26, ALSO ALL IN MEADOW
PARK, FROM B -4' GENERAL BUSINESS DISTRICT
TO WR -1B" ONE— FAMILY DWELLING DISTRICT; ALL
OF THE PROPERTY SITUATED IN THE CITY OF
CORPUS CHRISTI, COUNTY OF NUECES, TEXAS;
KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of

to the zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council.of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday,
November 6, 1974, at Special Council Meeting of the City
Council in the Council Chamber at City Hall in the City of Corpus
Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and.convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
12354
record in Volume 9, Pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.
SECTION 2. That the zoning on Tract "A ", being all
of Lot 13A and a portion of Lot 15, Block 26 (said portion of
Lot 15 being more fully described below), and a portion of
Lot 12, Block 27 (said portion of Lot 12 being more fully
described below), all in Meadow Park Addition, be and the same
is hereby changed from "R -1B" One - family Dwelling District to
"B -4" General Business District.
The portion of Lot 15, Block 26, Meadow Park being rezoned as
follows:
Being a portion of-Lot 15, Block 26, Meadow Park
Addition, as recorded in Volume 4, page 52, Nueces
County Map Records, Nueces County, Texas;
BEGINNING at the southeast corner of Lot 15, such
point also being the northeast corner of Lot 16,
Block 25, Meadow Park Addition;
THENCE south 87° 44 minutes west along the common boundary
line of Lots 15 and 16 for a distance of 150' to '
a point, such point being the northwest corner of
Lot 16 and the southwest corner of Lot 15, also
being on the east right of way line of Virginia
Avenue;
THENCE north 20 16 minutes west along the east right
of way line of Virginia Avenue for a distance of 50' to
a point for corner, such point being the southwest corner
of Lot 15A;
THENCE north 870 44 minutes east along the south boundary
line of Lot 15A for a distance of 150' to a point for
corner, such point being the southeast corner of Lot 15A;
THENCE south 2° 16 minutes east along the common boundary
line of Lot 15 and Lot IA for a distance of 50' to the
point of beginning, such area containing approximately
0.17 acres.
The portion of Lot 12, Block 27, Meadow Park being rezoned as
follows:
Being a portion of Lot 12, Block 27, Meadow Park
Addition, as recorded in Volume 4, page 52, Nueces
County Map Records, Nueces County, Texas;
COMMENCING at the northeast corner of Lot 12, such
point also being the common corner of Lots 11, 12,
7 & 8, Block 27, Meadow Park Addition;
THENCE south 2° 16 minutes east along the common
boundary line between Lots 7 and 12. for a distance
of 50' to a point for corner;

THENCE south 87° 44 minutes west along the common
boundary line of Lots 12 and 13, for a distance of
149.38' to a point for corner, such point also being
on the east right of way line of Hiawatha Street;
THENCE north 20° 40 minutes west along the west right
of way lineoof Hiawatha Street for a distance of 50'
to a point, such point being the northwest corner of
Lot 12 and the southwest corner of Lot 11;
THENCE north 870 44'.east along the common boundary
line of Lots 11 and 12, for a distance of 149.38'
to the place of beginning, such area containing
approximately 0.17 acres.
That the zoning on Tract "B ", being all of Lots 12B
& 17 and a portion of Lot 6, Block 27 (said portion of Lot 6
being more fully described below), and all of Lots 13B & 15A,
Block 26, all in Meadow Park Addition, be and the same is hereby
changed from "B -4" General Business District to "R -1B" One— family
Dwelling District.
The portion of Lot 6, Block 27, Meadow Park being rezoned is as
follows:
Being a portion of Lot 6, Block 27, Meadow Park Addition,
as recorded in Volume 4,.Page 52, Nueces County Map Records,
Nueces County, Texas.
COMMENCING at the northeast corner of Lot 6, such point also
being the south•,east corner of Lot 7, Block 27, and also being
on the west right of way line of Virginia Avenue;
THENCE south 2" 16' east along the west right of way line of
Virginia Avenue, a distance of 40' to the point of beginning
and the northeast corner of the tract herein described;
THENCE south 87° 44' west for a distance of 135' to a point
on the commoh boundary line between Lots 6 and 13, Block 27,
said point also being the northwest corner of this tract;.
THENCE south 2° 16' east for a distance of 60' to a point for
a corner, such point being the common boundary line of Lots 5,
6, 13 and 14, Block 27;
THENCE north 870 44' east for a distance of 135' to a point
on the west right of way line of Virginia Avenue, such point
also being the southeast corner of this tract;
THENCE north 20 16' west along the west right of way line of
Virginia Avenue, a distance of 60' to the point of beginning,
such area containing 0.18 acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of

Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in
full force and effect_
SECTION 5. That all ordinances or parts of ordinances in con-
flict herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and
an imperative public necessity requiring the suspension of the Charter
rule that no ordinance or resolution shall be passed finally on the date
of its introduction and that such ordinance or resolution shall be read
at three several meetings of the City Council, and the Mayor having
declared that such emergency and necessity exist, and having requested
the suspension of the Charter rule and that this ordinance be passed
finally on the date of its introduction and take effect and be in full
force and effect from and after its passage. IT IS ACCORDINGLY SO

For the reasons set forth in the emergency clause of the foregoing
ordinance, a public emergency and imperative necessity exist for the suspen-
sion of the Charter rule or requirement that no ordinance or resolution shall
be passed finally on the date it is introduced, and that such ordinance or
resolution shall be read at three meetings of the City Council; I, therefore,
request that you suspend said Charter rule or requirement and pass this ordi-
nance finally on the date it is introduced, or at the present meeting of the
City Council.
