AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
CITY OF CORPUS CHRISTI BY AMENDING THE ZONING
MAP BY DAANGING THE ZONING ON TRACTS "A" AND "B" FROM "R -2"
MULTIPLE DWELLING DISTRICT TO "R -1B" ONE FAMILY DWELLING
DI TS RIOT, SAID TRACTS BEING OUT OF THE BOHEMIAN COLONY
LANDS AND MORE PARTICULARLY DESCRIBED HEREINAFTER; KEEPING
IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE
AS AMENDED; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
the City of Corpus Christi for amendment to the
Zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday ,
June 16, 1976 , at Special Council meeting of the City
Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOM, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, Pages 565; et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.

SECTION 2. That the zoning of Tracts "A" and "B ", more particularly
described hereinafter, be and the same is hereby changed from "R -2" Multiple
Dwelling District to "R -1B" One Family District, said tracts being more
particularly described as follows:
Tract A
Lots 1 through 38, Block 1, and Lots 1 through 6, Block 2,
Country Club Estates No. 30, as recorded in Volume 41, page
162, Nueces County Map Records; also, Lots 7 through 12,
Block 2, Country Club Estates Unit No. 30, as recorded in
Volume 41, page 172, Map Records of Nueces County, Texas.

Being a portion of Lots 6 and 7, Section 11, Bohemian Colony
Lands, as recorded in Volume A, page 48, Nueces County Map
Records, Nueces County, Texas.
BEGINNING at a 5/8" iron rod on the southwest corner of the
intersection of Acushnet and Aaron Drives;
THENCE with a curve to the left whose radius is 649.47' with
a delta of 24° 03' 31" for a distance of 483.08' to a 5/8"
iron rod;
THENCE North 70° 30' 28" west for a distance of 317.90' to a
5/8" iron rod;
THENCE continuing North 58° west for a distance of 400' to a
5/8" iron rod;
THENCE continuing North 43° west for a distance of 320' to a
5/8" iron rod;
THENCE North 54° east for a distance of 580' to a 5/8" iron
rod, such point also being on the southwest right of way of
Acushnet Drive;
THENCE with a curve to the left whose radius is 485.04' with
a delta of 13° 34' 43" for a distance of 391.79' to a 5/8"
iron rod;
THENCE South 61° 29' 30" east for a distance of 235' to a 5/8"
iron rod;
THENCE with a curve to the right whose radius is 10' with a
delta of 90° to the place of beginning, such area-containing
approximately 9.349 acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and M.ap of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in full
force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately raking aforesaid
change for the purpose of maintaining at all tomes a conprehcnsive zoning
ordinance for the,Ci.ty of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule
that no ordinance or resolution shall be passed finally on the date of its
introduction and that such ordinance or resolution shall be read at three
several meetings of the City Council, and the Mayor having declared that
such emergency and necessity exist, and having requested the suspension
of the Charter rule and that this ordinance be passed finally on the
date of its introduction and take effect and be in full force and effect
from and aft r its passage, IT IS ACCORDINGLY SO ORDAINED, this the 2-3

FOR THE REASONS SET FORTH IN THE EMERGENCY CLAUSE OF THE FOREGOING
ORDINANCE, A PUBLIC EMERGENCY AND IMPERATIVE NECESSITY EXIST FOR THE SUSPEN-
SION OF THE CHARTER RULE OR REQUIREMENT THAT.NO ORDINANCE OR RESOLUTION SHALL
BE PASSED FINALLY ON THE DATE IT IS INTRODUCED, AND THAT'SUCH ORDINANCE OR
RESOLUTION SHALL BE READ AT THREE MEETINGS OF THE CITY COUNCIL; I, THEREFORE,
REQUEST THAT YOU SUSPEND SAID CHARTER RULE OR REQUIREMENT AND PASS THIS ORDI-
NANCE FINALLY ON THE DATE IT IS INTRODUCED, OR AT THE PRESENT MEETING OF THE
CITY COUNCIL.
