AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME, AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, BY AMENDING ARTICLE
22 -2
SHOPPING CENTER; KEEPING IN EFFECT ALL OTHER PRO-
VISIONS OF THE EXISTING ORDINANCE AS AMENDED;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning certain amendments to
the teat of the Zoning Ordinance of the City of Corpus Christi, Texas;
and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with
proper notice to the public, said public hearing having been held on
February 16, 1977, at Regular Council Meeting of the City Council in the
City Council Chambers of the City Ball in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendments would best serve the public health, necessity and convenience
and the general welfare of the City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, pages 565 at seq of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, passed and approved by the City Council on the 29th
day of March, 1961, be, and the same is hereby, amended by making the

changes hereinafter set out.
SECTION 2. That Article 3. DEFINITIONS be and the same is
hereby amended by amending Section 3 -1, by adding a new subsection to
be designated as 3- 1.54.1 and to hereafter read as follows:
"3- 1.54.1 Shopping Center. A group of four (4) or
more commercial establishments, planned,
developed and managed as a unit."
SECTION 3. That Article 22. PARKING REGULATIONS be and the
same is hereby amended by amending Section 22 -2 Interpretation of the
Chart, by adding the following sentence to Subsection 22 -2.08:
"However, parking requirements for shopping centers
shall be determined on the basis of one off - street
parking space for each two hundred twenty (220)
square feet of gross floor area of the center."
Said Subsection 22 -2.08 shall hereafter read as follows:
"22 -2.08 In the case of mixed uses, uses with
different parking requirements occupying
the same building or premises, or in the
case of joint use of a building or premises
by more than one use having the same parking
requirements, the parking spaces required
shall equal the sum of the requirements of
the various uses computed separately. Hour
ever, parking requirements for shopping
centers shall be determined on the basis of one
off - street parking space for each two hundred
twenty (220) square feet of gross floor area
of the center."
SECTION 4. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.
SECTION 5. Publication shall be made one time in the official
publication of the City of Corpus Christi, which publication shall
contain the caption stating in substance the purpose of the ordinance.
SECTION 6. That the necessity of immediately making the
aforesaid change for the purpose of maintaining at all times a comprehensive
zoning ordinance for the City of Corpus Christi creates a public emergency
and an imperative public necessity requiring the suspension of the Charter
rule that no ordinance or resolution shall be passed finally on the date
of its introduction but that such ordinance or resolution shall be read
at three several meetings of the City Council, and the Mayor having de-
clared such emergency and necessity to exist, having requested the

suspension of the Charter rule and that this ordinance take effect and
be in full force and effect from and after its passage, IT IS ACCORDINGLY
SO ORDAINED this the �PY day of February, 1977.

RESOLUTION SMALL BE READ AT THREE MEETINGS OF THE CITY COUNCIL; 1, THEREFORE,
REQUEST THAT YOU SUSPEND SAID CHARTER RULE OR REQUIREMENT AND PASS THIS ORDI-
NANCE FINALLY ON THE DATE IT IS INTRODUCED, OR AT THE PRESENT MEETING OF THE
CITY COUNCIL.

1. Amend ARTICLE 3. DEFINITIONS, Section 3 -1, by adding a new subsection to be
