AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
CITY OF CORPUS CHRISTI BY AMENDING THE ZONING MAP BY
CHANGING THE ZONING ON TRACT "A" FROM "R -1B" ONE FAMILY
DWELLING DISTRICT TO "B -3" BUSINESS DISTRICT AND ON
TRACT 'B" FROM "R -1B" ONE FAMILY DWELLING DISTRICT TO
"I -2" LIGHT INDUSTRIAL DISTRICT, SAID TRACTS BEING OUT
F SECTION 1, BOHEMIAN COLONY LANDS, SITUATED IN THE
ITY OF CORPUS CHRISTI, NUECES COUNTY, TEXAS; KEEPING IN
FFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE AS
MENDED; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its 1reports and recommendations concerning the application of
City of Corrpus Christi for amendment to the
zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to 'appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday ,
January 18, 1978 , at Special Council Meeting of the City
Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was
decided by' the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
ISECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record iniIVolume 9, Pages 565, at seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out. MICROFILMED.

SECTION 2. That the zoning of Tract "A" be and the same is hereby
changed from "R -1B" One Family Dwelling District to "B -3" Business District
and on Tract "B" from "R -1B" One Family Dwelling District to "I -2" Light
Industrial District, said tracts being more fully described as follows:
TPArT "A"
Being a 13.80+ acre tract of land out of Lot 4 „Section
7, Bohemian Colony Lands, as shown in Book A, page 48,
of the Nueces County Map Records, Nueces County, Texas;
BEGINNING at a point on the northeast right -of -way line of Saratoga Boulevard,
said point being 30 feet South 61 °32'00” East from the intersection of the
northeast right -of -way line of Saratoga Boulevard and the southwest extension
of the southeast boundary line of Lot 21, Block 7, Saratoga Place, as shown
In Volume 43, Page 15, of the Nueces County Map Records, Nueces County, Texas;
THENCE North 28 °28'49" East, a distance of 420 feet, more or less, to a point,
for a corner of the tract herein described;
THENCE South 61 032'00" East, a distance of 174 feet, more or less, to a point
on the P.C. of a curve, for a corner of this tract;
THENCE in a northerly direction, with the arc. of a curve to the left whose
radius is 150 feet, a distance of 235 feet, more or less,.to a point, the
P.T. of said curve of this tract;
THENCE North 28 °59'00" East, a distance of 556 feet, more or less, for the
northern most corner of this tract;
THENCE South 61 °31'20" East, a distance of 420 feet, more or less, to a point
on the northwest right -of -way line of Ayers Street, for the eastern most
corner of this tract;
THENCE in a southwesterly direction along the northwest right -of -way line of
Ayers Street, a total distance of 927 feet, more or less, to a point on the
northwest line of the flare -out intersection of Ayers Street and Saratoga
Boulevard;
THENCE in a southwesterly direction along the northwest line of the flare -out
intersection of Ayers Street and Saratoga Boulevard, a distance of 232.9 feet,
more or less, to a point on the northeast right -of -way line of Saratoga
Boulevard;
THENCE North 61 °32'00" West along the northeast right -of -way line of Saratoga
Boulevard, a distance of 614 feet, more or less, to the POINT OF BEGINNING.
TRACT "B"
Being a 12.31+ acre tract of land out of Lots 2 and
3, Section 7,—Bohemian Colony Lands, as shown in
Book A, page 48, of the Nueces County Map Records,
Nueces County, Texas;

BEGINNING at a point on the southwest boundary line of Lot 2, Cabaniss Acres
No. 2, as shown in Volume 41, Page 164, of the Nueces County Map Records,
Nueces County, Texas;
THENCE South 61 °31120" East, a distance of 420 feet, more or less, to a
point on the northwest right -of -way line of Ayers Street, for the eastern
most corner of this tract;
THENCE in a southwesterly direction along the northwest right -of -way line of
Ayers Street, a distance of 1,277 feet, more or less, to a point, the southern
most corner of this tract, said point also being the eastern most corner of
Tract "A ";
THENCE North 61 °31'20 ", a distance of 420 feet, more or less, to a point,
the western most corner of this tract, said point also being the northern
most corner of Tract "A ";
THENCE North 28 °59100" East, a distance of 1,277 feet, more or less, to the
POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi. Texas. be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in full
force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requirdng the suspension of the Charter rule
that no ordinance or resolution shall be passed finally on the date of its
introduction and that such ordinance or resolution shall be read at three
several meetings of the City Council, and the Mayor having declared that
such emergency and necessity exist, and having requested the suspension

of the Charter rule and that this ordinance be passed finally on the
date of its introduction and take effect and be in full force and effect
from and after its passage, IT IS ACCORDINGLY SO ORDAINED, this the 25th

For the reasons set forth in the emergency clause of the foregoing ordinance,
a public emergency and imperative necessity exist for the suspension of the
Charter rule or requirement that no ordinance or resolution shall be passed
finally on the date it is introduced, and that such ordinance or resolution
shall be read at three meetings of the City Council; I, therefore, request
that you suspend said Charter rule or requirement and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City
Council.
