AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
PERRY E. AND STEPHEN L. BURKETT, A PARTNERSHIP, BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON PART OF
LOTS 2 AND 10, PARK PLACE ADDITION ,
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "A -2" APARTMENT HOUSE DISTRICT
TO "AB" PROFESSIONAL OFF=I5TRTCT_,_9M
A WAIVER OF THE STANDARD SCREENING FENCE REQUIREMENI;
KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING
ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN CON-
FLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Perry E.
and Stephen L. Burkett, a partnership, for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
November 8, 1978 , at Special Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter

SECTION 2. That the zoning of a portion of Lots 2 and 10, Park
Place, situated in'the City of Corpus Christi, Nueces County, Texas, be and
the same is hereby changed from "A -2" Apartment House District to "AB"
Professional Office District, said portion of Lots 2 and 10 being more
particularly described as follows:
In the County of Nueces, State of Texas: A portion of Lots Two (2) and Ten (10) ,
in PARK PLACE, Addition to the City of Corpus Christi, Texas, as shown by the map
thereof, recorded in Volume 2, Page 50, Nap Records, Nueces County, Texas, said portion
more particularly described by metes and bounds as follows, to -wit:
BEGINNING at a point in the west line of Tancahua Street Three feet (3') north of
northeast corner of Lot One (1) and southeast corner of Lot Two (2) of said Park
Place, for southeast corner of this tract;
` THENCE with north line of tract conveyed by First State Bank to N. F. Frazer'by Deed
dated January 15, 1919, south 8B deg. 22 min, orest at 14 feet, a corner of said tract,
and continuing same course with north line of tract conveyed by Edward R. Kleberg
to N. F. Frazer at 124.7 feet pass its southwest corner and the southeast corner
of tract conveyed by said First State Bank to Edward R. Kleberg 140 feet in all to
a pine stake, its southwest corner, for southwest corner of this tract;
THENCE with the west line of last named tract north 1 deg: 38 min. west at 48.9 feet
its northwest corner, and with west line of tract conveyed by Ed Cubage to Edward
R. Kleberg 54.6 feet in all to stake, the northwest corner of last named tract for
northwest corner of this tract, on south line of Lot 9, said Park Place Addition;
THENCE with south line of Lot 9 north 84 deg. 32 min. east at 32 feet pass southeast
corner of Lot 9, the southwest corner of Lot 3, and northwest corner of Lot 2, and
with line dividing Lots 2 and 3, 140.3 feet in all to an iron pipe on, west line of
Tancahua Street, the northeast corner of Lot 2 for the northeast corner of this tract;
THENCE with west side of Tancahua Street south 1 deg. 38 min. east 64 feet to the
PLACE OF BECINNING.
Further, that the standard screening fence requirement be and the same is hereby waived.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that

no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, and having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction and
take effect and be in full force and effect from and after its passage, IT IS
ACCORDINGLY SO ORDAINED, this the _� day of 0c , 19 %y

TO THE MEMBERS OF THE CITY COUNCIL
Corpus Christi, Texas
For the reasons set forth in the emergency clause of the foregoing ordinance,
a public emergency and imperative necessity exist for the suspension of the
Charter rule or requirement that no ordinance or resolution shall be passed
finally on the date it is introduced, and that such ordinance or resolution
shall be read at three meetings of the City Council; I, therefore, request
that you suspend said Charter rule or requirement and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City
Council.
