AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI
ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF
RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE
AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME AND
PARTICULARLY AS AMENDED BY ORDINANCE NO. 6106, AS AMENDED,
UPON APPLICATION OF TUCKER PROPERTIES BY AMENDING THE
ZONING MAP BY CHANGING THE ZONING ON TRACT "A" FROM
"F -R" FARM -RURAL DISTRICT TO "R -1B" ONE FAMILY DWELLING
DISTRICT, AND CHANGING THE ZONING OF TRACT "B" FROM
"F -R" FARM -RURAL DISTRICT TO "B-1" NEIGHBORHOOD BUSI-
NESS DISTRICT, SAID TRACTS BEING MORE PARTICULARLY
DESCRIBED HEREINAFTER, BEING WOOLDRIDGE CREEK UNIT 2
SUBDIVISION; KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDI-
NANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
Tucker Properties for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing.to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
September 26. 1979 , at Special Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record

in Volume 9, pages 565, et seq, of the Ordinance and Resolution Records,
as amended from time to time, and in particular as amended by Ordinance
No. 6106, as amended, be and the same is hereby amended by making the change
hereinafter set out.
SECTION 2. That the zoning of Tract A, more fully described herein-
after, be changed from "F -R" Farm -Rural District to "R-18" One Family Dwelling
District, and that the zoning of Tract 8, more fully described hereinafter,
be changed from "F -R" Farm -Rural District to "B-1" Neighborhood Business
District, both tracts being out of the Wooldridge Creek Unit 2, being portions
of Lot 24, Section 12, Lot 17 and a portion of Lot 18, Section 19, Flour
Bluff and Encinal Farm and Garden Tracts, situated in the City of Corpus
Christi, Nueces County, Texas, and more fully described as follows:
TRACT A
Being all of Wooldridge Creek Unit 2 Subdivision
except that area described hereinafter as Tract "B",
and being out of Lot 24, Section 12, Lot 17 and a
portion of Lot 18, Section 19, Flour Bluff and Encinal
Farm and Garden Tracts.
TRACT 8
Being a tract or parcel of land, consisting of 1.298
acres of land out of Lot 17, Section 19, Flour Bluff
and Encinal Farm and Garden Tracts, a map of which is
recorded in Volume A, pages 41-43, Map Records of
Nueces County, Texas:
BEGINNING at a point on the southwest right-of-way line of Wooldridge Road,
for the point of tangency of a circular curve whose radius point bears south
28°59'20" west 15.00 feet from which point of tangency the north corner of Lot 17
bears north 61°00'40" west 65.00 feet and north 29°00'00" east 30.00 feet;
THENCE South 61°00'40" east along said right-of-way, parallel to the original
centerline of said Wooldridge Road thereof, and 30.00 feet distant therefrom,
measured at right angles thereto, 274.62 feet for the east corner of this tract;
THENCE South 29°02'30" west 195.26 feet to a point for the south corner of
this tract;
THENCE North 60°57'30" west, 294.00 feet to a point for the west corner of
this tract;
THENCE North 34°44'27" east 45.22 feet to a point for a corner of this
tract;
THENCE North 29°00'00" east 135.00 feet to the point of curvature of a
circular curve to the right which has a central angle of 89°59'20", a radius
of 15.00 feet, a tangent of 15.00 feet and an arc length of 23.56 feet;
THENCE with said curve to the right, 23.56 feet to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and after its passage,
IT IS ACCORDINGLY SO ORDAINED, this the 26th day of September
19 79

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally on the date it
is introduced, or at the present meeting of the City Council.
