AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
RAGAB M. ZATOUT BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
LOTS A AND B, BAY VIEW ADDITION AND THE SOUTHERN
PORTION OF LOT B, BAY TERRACE ADDITION
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "A-1" AND "A-2" APARTMENT HOUSE
DISTRICTS TO "B-2" BAYFRONT BUSINESS U1STRILT
; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
Ragab M. Zatout for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
November 7, 1979 , at Special Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter

SECTION 2. That the zoning of the hereinafter more fully described
tract or -parcel of land, containint 1.70 acres, more or less, be changed from
"A-1" and "A-2" Apartment House Districts to "B-2" Bayfront Business District:
Field Note description of R. L. Garrett.,Trustee Tract, being Lots A and B
of Bay View Addition to the City of Corpus Christi, Texas as recorded in
Plat Book A at Page 23 et. Seq. and Plat Book 9 at Page 38 et. seq. of the
Nueces County Map Records. Said description also enclosing a strip crest
of Shoreline Drive ceded to R. L. Carrett Trustee, in the year 1940 by the
City of Corpus Christi, Texas.
BEGINNING at a one inch pipe found marking the southwest corner of Lot S
of the Bay Terrace Addition and the northwest corner of Lot A of Bay View
Addition on the east side of Bay View Avenue, presently known as Water Street;
THENCE South 5' 03' 46" East with the east line of Water Street for 121.47
feet to an old piece of trolley tract set on end, found set for the southwest
corner of this tract and a corner of Lot A of Bay View Addition at the inter-
section of Water Street with Buford Street; .
THENCE North 85° 17' 43" East with the south line of said Lot A and the north
line of Buford Street, at 100.00 feet pass a 5/8" iron rod set for the south-
east corner of Lot A and the southwest corner of Lot B of Bay View Addition,
continuing with the south line of said Lot B with the north line of Buford
Street for a total distance of 282.58 feet to a 5/8" iron rod set for the
southeast corner of this tract and said Lot B at the intersection of Buford
with the westerly line of Shoreline Drive;
THENCE North 12' 00' 20" East with the westerly line of Shoreline Drive for -
131.85 feet to a 5/8" iron rod set for the northeast corner of this tract and
the southeast corner of a tract owned by T. H. Sanders et. ux. on the westerly
line of Shoreline Drive;
THENCE South 84° 26' 10" West with the north line of Lot B of Bay View Addi-
tion and the south line of the said T. H. Sanders Tract, at 221.28 feet pass
a 5/8" iron rod set for the northwest corner of Lot B of Bay View Addition
and the northeast corner of Lot A of said Bay View Addition, continuing with
the north line of this tract, the north line of Lot A of Bay View Addition,
the south line of T. H. Sanders, et. ux. Tract and the south line of Lot B
of Bay Terrace Addition for 321.28 feet in all to the POINT OF BEGINNING and
containing 37,355.40 Square Feet within the hounds of this tract as resurveyed
by Warren & Sons, Inc., November 8, 1974 and June 25, 1979.

in the Chamberlin and Ropes Bay Terrace Addition to the City of Corpus Christi,

seq. of the Nueces County Map Records. Said description also enclosing a strip -
West of Shoreline Drive ceded to T. H. Sanders et. ux. in the year 1940 by the'
City of Corpus Christi.

The Bay Terrace Addition and the northwest corner of Lot A of The Bay -View
Addition on the east side of Bay View Avenue, presently known as Water Street_;
THENCE North 5' 03' 46" West with ,the east line of !later Street for 73.56 feet
to a one inch iron pipe found marking the northwest corner of this tract and
the southwest corner of the First Methodist Church Tract;
THENCE North 84° 28' 45" East wtth the south line of the First Methodist Chruch
Tract for 343.84 feet to a one inch iron pipe found marking the northeast;cor-
ner of this tract and the 'southeast corner of the said Methodist Church Tract,
on the westerly line of Shoreline Drive;
THENCE South 12° 00' 20" West with the westerly line of Shoreline Drive for
76.88 feet to a 5/8" Iron rbd set for the southeast corner of this tract and
the northeast corner of the tract owned by R.L. Garrett, Trustee,•knocm as Lot
8 of The Bay View 'Addition; • _ . •
THENCE South 84° 26.'-10" Vest with the line of Lot B of Bay View Addition and
south line of this tract, at 221.28 feet pass a 5/8" iron rod set for the north-
west co--ner of Lot B of Bay View Addition and the northeast corner Lot A of the
said Bay View Addition, continuing with the south line of this tract, the south
line of Lot 8, Bay Terrace Addition, north line of the R. L. Garrett' Trustee
Tract and the north line of Lot A of the Bay View Addition for 321.28 feet in
all to the POINT OF BEGINNING and containing 24,419.98 Square Feet within the .
bounds of this tract as surveyed by Warren & Sons, Inc. June'26, 1979. .
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and -
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and.that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and fter its passage,

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
