AN ORDINIANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE N0. 6106, AS AMENDED, UPON APPLICATION OF
CORPUS CHRISTI THEATRES, INC., BY AMENDING THE ZONING
MAP BY CHANGING THE ZONING ON THE FOLLOWING DESCRIBED
TRACTS FROM "R -1B" ONE -FAMILY DWELLING DISTRICT:
TRACT A TO "A-2" APARTMENT HOUSE DISTRICT; TRACT B BE
REZONED "AT" APARTMENT TOURIST DISTRICT; TRACT C BE
REZONED TO "A-1" APARTMENT HOUSE DISTRICT; TRACT D BE
REZONED "B-1" NEIGHBORHOOD BUSINESS DISTRICT; TRACT E
BE REZONED "A-1" APARTMENT HOUSE DISTRICT,
SAID TRACTS BEING SITUATED IM THE CITY OF CORPUS CHRISTI,
NUECES COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED
HEREINAFTER; KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Corpus Christi
Theatres, Inc. for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday,
November 21, 1979 , at Regular Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as

amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.
SECTION 2. That the zoning of the hereinafter described tracts be
changed from "R -1B" One -Family Dwelling District:
Tract A to "A-2" Apartment House District; Tract B be rezoned "AT"
Apartment Tourist District; Tract C be rezoned to "A-1" Apartment House District;
Tract D be rezoned "B-1" Neighborhood Business District; and Tract E be rezoned
"A-1" Apartment House District, all being more fully described as follows:
TRACT A R -1B to A-2
Starting at a point on South Padre Island Drive known as the southwest corner
of Woodlawn Annex Unit 3, Lot 1A, as recorded in Volume 39, Page 116 N.C.M.R.;
Thence N 29°-O1'-30" E, for a distance of 300 feet to a point, such point
being the place of beginning and the southeast corner of this tract;
Thence proceed N 29°-01'-30" E, 727 feet to a point for corner, such point
also being the northeast corner of this tract; -
Thence N 61°-01'-30" W, 664.54 feet to a point for corner, such point being
the northwest corner of this tract;
Thence S 290-01'-30" W, 10 feet to a•point for corner;
Thence S 31°-01'-30" E, 311.24 feet to a point for corner;
Thence S 29°-01'-30" W, 561.38 feet to a point for corner, such point being
the southwest corner of this tract;
Thence S 61°-01'-30" E, 395 feet to the place of beginning. Tract A contains
approximately 5.72 acres, more or less.
TRACT B R -1B to A -T •
Starting at a point on South Padre Island Drive known as the southwest corner
of Noodle/4n Annex Unit 3, Lot 1A, as recorded in Volume 39, Page 116 N.C.M.R.;
Thence 8 29°-01'-30" E, for a distance of 300 feet to a point for corner;
Thence N 61°-01'-30" W, for a distance of 395 feet to a point, such point
being the place of beginning and the southeast corner of this tract;,
Thence N 29°-01'-30" E, 561.38 feet to a point for corner, such point being
the northeast corner of this tract;
Thence N 31°-01'-30" W, 311.24 feet to a point for corner, such corner being
the northwest corner of this tract;
Thence S 29°-01'-30" 8, 717 feet to a point for corner, such point being the
southwest corner of this tract;
Thence S 61°-O1'-30" E, 269.54 feet to the place of beginning. Tract B contains
approximately 3.96 acres, more or less.

TRACT C R -1B to A-1
Starting at a point on South Padre Island Drive known as the southwest corner
of Woodlawn Annex Unit 3, Lot 1A, as recorded in Volume 39, Page 116, N.C.M.R.;
Thence N 61°-00'-10" W, for a distance of 995 feet to a point for corner;
Thence N 29°-01'-30" E, for a distance of 300 feet to a point, such point
being the place of beginning and the southwest corner of this tract;
Thence proceed N 29°-01'-30" E, 905 feet to a point for corner on the south
right-of-way line of McArdle Road, such point being the northwest corner of
this tract;
Thence S 61°-O1'-30" E, 330.46 feet to a point for corner, such point being
the northeast corner of this tract;
Thence S 29°-01'-30" W, 905 feet to a point for corner, such point being the
southeast corner of this tract;
Thence N 61°-01'-30" W, 330.46 feet to the place of beginning; Tract C contains
approximately 6.87 acres, more or less.
TRACT D R -1B to B-1
Beginning at a point on McArdle Road known as the northwest corner of Woodlawn
Annex Unit 1, Lot 1R, as recorded in Volume 35, Page 165, N.C.M.R.; such point
being the place of beginning and the northeast corner of this tract;
Thence S 29°-01'-30" W, 180 feet to a point for corner, such point being the
southeast corner of this tract;
Thence N 61°-01'-30" W, 235.2 feet to a point for corner, such point being
the southwest corner of this tract;
Thence N 29°-01'-30" E, 180 feet to a point for corner, such point being the
northwest corner of this tract;
Thence 'S 61°-01'-30" E, 235.2 feet to the place of beginning. Tract D contains
approximately 0.97 acres, more or less.
TRACT E R -1B to A-1
Starting at a point on McArdle Road known as the northwest corner of Woodlawn
Annex Unit 1, Lot 1R, as recorded in Volume 35, Page 165, N.C.M.R.; Thence
N 61°-01'-30" W, for a distance of 235.2 feet to a point, such point being the
place of beginning and the northeast corner of this tract;
Thence proceed N 61°-01'-30" W, for a distance of 429.34 feet to a point for
corner, such point being the northwest corner of this tract;
Thence S 29°-01'-30" W, for a distance of 180 feet to a point for corner, such
point being the southwest corner of this tract;
Thence S 61°-01'-30" E, for a distance of 429.34 feet to a point for corner,
such point being the southeast corner of this tract;
Thence N 29°-01'-30" E, for a distance of 180 feet to the place of beginning.
Tract E contains approximately 1.77 acres, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.

SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and of er its passage,

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
