AMENDING ARTICLE 3, DEFINITIONS; ARTICLE 4, GENERAL
PROVISIONS, DISTRICTS AND DISTRICT MAPS; ARTICLE 12, "B -1A"
TOURIST COURT DISTRICT REGULATIONS; ARTICLE 13, "B-1"
NEIGHBORHOOD BUSINESS DISTRICT REGULATIONS; ARTICLE 22,
PARKING REGULATIONS; ARTICLE 24, SIGN, AREA AND BULK
REQUIREMENTS; ARTICLE 27, SUPPLEMENTARY HEIGHT, AREA, AND
BULK REQUIREMENTS; AND ARTICLE 28, "PUD" PLANNED UNIT
DEVELOPMENT, OF THE ZONING ORDINANCE; AND DECLARING AN
EMERGENCY.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That Article 3 Definitions, of the Zoning Ordinance of the
City of Corpus Christi be and is hereby amended by adding the following
definition:
3-1.58.1 Sign, Portable. Any sign not permanently anchored
to the ground or to a building and which is designed to
permit removal and reuse.
SECTION 2. That Article 4, General Provisions, Districts and District
Maps, be amended by deleting "B -1A" Tourist Court District and substituting
therefor a new article titled "B -2A" Barrier Island Business District.
SECTION 3. That Article 12, "B -1A" Tourist Court District
Regulations, be amended by deleting it in its entirety and substituting therefor
"B-1" Neighborhood Business District regulations in its entirety.
SECTION 4. That Article 13, "B-1" Neighborhood Business District
Regulations, be amended by deleting it in its entirety and substituting therefor
a new article titled "B -2A" Barrier Island Business District regulations to read
as follows:
ARTICLE 13. "B -2A" BARRIER ISLAND BUSINESS DISTRICT
REGULATIONS
Section 13-1 The regulations set forth in this article, or
set forth elsewhere in this Ordinance when referred to in
this article, are the regulations in the "B -2A" Barrier
Island Business District. This district provides for a wide
variety of business, commercial and indoor/outdoor amusement
uses which reflect the character of a resort area. Certain
conditions shall be imposed which will preserve the
characteristic nature of a barrier island of scenic and
economic importance to the City. This district prohibits
outdoor storage of any goods.

Section 13-2 Use Regulations. A building or premises shall
be used only for the following purposes:
(1) Any use permitted in the "A-2" Apartment House
District.
(2) Aquarium.
(3) Auditorium or gymnasium, or other amusement place in an
enclosed building.
(4) Automobile parking lots and accessory off-street
parking spaces, provided that no parking spaces shall
project into the required front yards and further
provided that such lots or spaces shall be screened
from all street lines by a building or by a hedge or
other screen planting not less than four feet in
height.
(5) Auto rental agencies.
(6) Bank or loan association.
(7) Boat sales and enclosed boat storage.
(8) Child care centers.
(9) Filling stations.
(10) Hospitals or clinics.
(11) Hotel, motor hotel, or motel.
(12) Marina.
(13) Museum.
(14) Offices and medical offices.
(15) Personal service uses, such as barber shops, beauty
shops, tailor shops, drycleaning pick-up stations,
steam baths, messenger or taxi stations, or studios for
artists, musicians or photographers.
(16) Restaurants with or without alcoholic beverages,
tavern, or club.
(17) Retail store.
(18) Self-service laundries (clothing or car wash).
(19) Shoe repair, TV repair, small household appliances
repair.
(20) All outdoor signs shall be used to advertise the
principal business or activity conducted on the
premises. No portable signs are premitted. No sign
shall be permitted regardless of size, which revolve,
move, flash, or make noise. No agency of the City of
Corpus Christi, may grant a variance, exception, or
take any action which would permit a sign to be erected
in excess of the size provided herein or different from
the provisions contained herein.
a) Freestanding Signs
One freestanding sign shall be permitted on a site
not exceeding sixty (60) square feet in area,
thirty (30) feet in height or project above the
roof line, and shall not occupy the required
twenty (20) foot front yard. For a site with more
than five hundred (500) feet of frontage, measured
along the longest street, an additional
freestanding sign not exceeding sixty (60) square
feet may be permitted.
b) Wall Signs
All wall signs shall be attached flat against the
wall, shall not project more than eighteen (18)
inches from the wall and shall not project above
the roof line of the building. No sign shall
exceed one hundred (100) feet, except that for
each one (1) foot of lot frontage in excess of one
hundred (100) feet, one (1) additional square foot
of sign area shall be permitted, provided the
total sign area on one lot(s) shall not exceed one
hundred fifty (150) square feet.
c) Wall Signs (Shopping Centers)
Each tenant may erect on the face of the building,
or hang from a canopy or overhang, one (1) square
foot of sign for each front foot of tenant space
that is occupied by the same tenant. No
additional freestanding, or temporary signage is
permitted.
d) Banners not exceeding twenty (20) square ffet may
be permitted for a period not to exceed thirty
(30) days from the time of certificate of
occupancy.
e) Commercial Real Estate Signs
Any lot or other area greater than one lot under
one ownership may erect one sign on each street
frontage, setback from the front property line
twenty (20) feet and shall not exceed sixteen (16)
square feet.
(21) Theatre or amphitheatre.
(22) Veterinary clinics, but no open kennels shall be
permitted.
(23) Accessory buildings and uses.
(24) Promotional events, subject to the special conditions
set forth in Article 27A, Section 27A-2 of this
Ordinance.
Section 13-3 Parking Regulations. The parking regulations
for permitted uses are contained in Article 22.
Section 13-4 Off-street Loading Regulations. The off-street
loading regulations for permitted uses are contained in
Article 23.
Section 13-5 Height and Area Regulations. The height and
area requirements shall be as set forth in the chart of
Article 24, and in addition, the following requirement shall
apply.
13-5.01 No building, structure, or sign shall be permitted
in front yard area as set forth in Article 24.
13-5.02 The required front yard area shall be landscaped
prior to issuance of any certificate of occupancy with
the following minimum local plant varieties:
13-5.02.01 One tree for each 25 linear front foot of
property;
13-5.02.02 Complete ground cover or shrubs at a ratio
of 3 per 25 front foot or a rock garden or a
combination of these.
13-5.03 All vegetation shall have adequate
availaEility to water to maintain such in a healthy
condition at all times.
Section 13-6 Suplementary height and area regulations are
contained in Article 27.

Section 24-1 be amended by
Court District, renumbering
12 and adding "B -2A Barrier
Article 22, Parking Regulations, Section 22-1 be
column 2 any reference to "B -1A" Tourist Court
Article 24, Sign, Area and Bulk Requirements,
renumbering Articles, deleting the "B -1A" Tourist
the "B-1" Neighborhood Business District as Article
Island Business District as Article 13.
Creating requirements pertaining to the "B -2A" Barrier Island Business District
to be Article to requirements for the "B-2" Bayfront Business District.
SECTION 7. That Article 27, Supplementary Height, Area and Bulk
Requirements, Section 27-3, be amended by adding Subsection 27-3.01.06 to
include the "B -2A" District in the sentence which currently reads "for purposes
of this amendment 'business or industrial use' is hereby defined to include any
nonresidential use permitted in the "AB", "B-1", "6-2", "B-3", "B-4", "B-5"
"6-6", "I-1", "I-2", or "I-3" Zoning Districts.
SECTION 8. That Article 28, "PUD" Planned United Development,
Section 28-2, be amended to include "B -2A" District in the sentence which
currently reads as follows: "such developments for commercial, professional, or
business purposes, in addition to the above residential uses may be permitted in
the following zoning districts in the City: "AB", "6-2", "AT", "B-2", "B-3",
and "B-4".
SECTION 9. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the immediate
need for efficient and effective administration of City affairs by amending
the Zoning Ordinance as aforementioned, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings so that this ordinance
is passed and shall take effect upon first reading as an emergency measure this
the 23rd day of October, 1984.
