AMENDING THE ZONING ORDINANCE UPON APPLICATION OF TAYLOR
BROTHERS BY GRANTING A SPECIAL COUNCIL PERMIT FOR A SHOPPING
CENTER WITH 17 CONDITIONS ON LOTS 65 AND 66, BLOCK 816A,
PORT ARANSAS CLIFFS; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Taylor Brothers, for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, November 18, 1986, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That a Special Council Permit be granted on Lots 65
and 66, Block 816A, Port Aransas Cliffs, situated in the City of Corpus Christi,
Nueces County, Texas, for a shopping center with 17 conditions, according to the
site plan, a copy of which is attached hereto and made a part hereof, marked
Exhibit "A", and subject to all other considerations of "R -1B" One -family
Dwelling and "R-2" Multiple Dwelling District.
In the event the Board of Adjustment grants any special exception or
variance to the Zoning Ordinance, applicable to the Special Permit herein
granted, other than the one specified in this Special Permit, said Special
Permit shall be void and of no force and effect whatsoever.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.

SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passe and
shal take ffect upon reading as an emergency measure this the ; day

Special Permit Requirements for Taylor Center (as shown on site plan)
The following Special Permit agreements apply:
1. No bars, nightclubs, discos or lounges; no funeral parlors; or estab-
lishments selling, exhibiting or distributing pornographic or obscene
materials; no massage parlors; no convenience stores; no service
stations or gasoline sales.
2. No business that create strong offensive odors, fumes or dust or emit
loud or shrill sounds.
3. No retail signage attached to any part of the shopping center that would
face in the direction of residential.
4. No more than a 2,000 square foot restaurant.
5. All disposable items to be placed in containers at designated fenced
disposal areas. -4q
6. All refuse container removal must occur between the hours of 6:00 a.m.
and 9:00 p.m.
7. 8' high finished masonry fence along Topeka.
8. 10' continuous landscaped green area for noise and visual buffer along
Topeka, to be maintained by the property owner.
9. Standard screening fence along north property line with landscaping.
10. Landscaping along south property line.
11. Security lighting directed so not to illuminate and glare on residential
properties.
12. No vehicular access to Topeka.
13. Landscaped area along Topeka to be fully irrigated.
14. Landscaped area along Topeka to include 3" caliper oak trees every 30'.
15. All other landscaping along Topeka to be approved at final special
permit filing.
16. Exception to the standard screening fence requirement on north end of
property abutting Brawner Parkway except for 20' of standard screening
fence beginning at Topeka Street.
17. One freestanding sign is permitted not to exceed 40 square feet or 25
feet in height.

or at the present meeting of the City Council.
