AMENDING THE ZONING ORDINANCE UPON APPLICATION OF COASTAL
BEND SALVAGE POOL BY GRANTING A SPECIAL COUNCIL PERMIT FOR
STORAGE OF OPERABLE VEHICLES ON A PORTION OF AN 8.37 ACRE
TRACT OUT OF THE FRANCIS HATCH TRACT OUT OF THE PETERSON
TRACT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
Coastal Bend Salvage Pool for amendment to the zoning map of the City
of Corpus Christi.
WHEREAS, public hearing was held at which hearing all
persons wishing to appear and be heard were heard to consider the same
before the City Council of the City of Corpus Christi, in accordance
with proper notice to the public, said public hearing having been held
on Tuesday, April 10, 1990, during a meeting of the City Council in
the Council Chambers at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience
and the general welfare of the City of Corpus Christi and its
citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That a Special Council Permit be granted on
5.00+ acres out of an 8.37 acre tract out of the Francis Hatch Tract
out of the Peterson Tract, situated in the City of Corpus Christi,
Nueces County, Texas, and described by metes and bounds attached
hereto as Exhibit A, for storage of operable vehicles with eight
conditions, according to the site plan, a copy of which is attached
hereto and made a part hereof, marked Exhibit B, and subject to all
other considerations of "R -1B" One -family Dwelling District:
1. Provide a standard screening fence on the east, west, and north
property lines.
2. Provide a 20' access road, along the east, west, and north
property lines which also will serve as an open space buffer. No
activity, other than access, shall be allowed within this 20'
area.
3. Nothing stored shall exceed the height of the privacy fence.
4. Dismantling of vehicles or storage/sale of parts shall not be
permitted.
5. Security lighting shall be provided and directed away from the
adjacent properties.

6. Auctions shall not be conducted within the Special Permit Area.
7. Intercom, paging, or other auction sound systems shall not be
permitted.
8. Time of operation shall be limited to Monday thru Saturdays from
7 a.m. to 7 p.m.
9. Applicant to comply with all conditions of the Special Permit
within 30 days of passage of this ordinance.
In the event the Board of Adjustment grants any special
exception or variance to the Zoning Ordinance, applicable to the
Special Permit herein granted, other than the one specified in this
Special Permit, said Special Permit shall be void and of no force and
effect whatsoever.
SECTION 3. That the official zoning map of the City of
Corpus Christi, Texas, be and the same is hereby amended as herein
ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1973, as
amended from time to time, except as herein changed, shall remain in
full force and effect.
SECTION 5. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances at three regular meetings so that this
ordinance is passed and shall take effect upon firs - reading as an

Subdivision, a map of which is recorded in Volume 8, Page 25, Map
Records of Nueces County, Texas for the Northeast corner of Lot
J-1, Peterson Tract, a map of which is recorded in Volume 22, Page
10, Map Records of Nueces County, Texas and the Southwest corner of
said 5.00 acre tract;
THENCE North 02° 34' 41" West, with the East subdivision line
of said Westgate Heights, 802.41 feet to the Northwest corner of said
8.37 acre tract for the Northwest corner of this tract;
THENCE North 87° 54' 00" East, with the North boundary line
of said 8.37 acre tract, 277.40 feet to the Northeast corner of said
8.37 acre tract for the Northeast corner of this tract;
THENCE South 01° 49' 45" East, with the East boundary line of
said 8.37 acre tract, 780.0 feet, more or less, to a point on the common
zone line of R -1B and 1-3 as shown by the Corpus Christi Zoning Maps
for the Southeast corner of this tract;
THENCE South 83° 17' 00" West, with said common zone line,
