AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
BRASELTON LAND VENTURE, BY CHANGING THE ZONING MAP IN
REFERENCE TO FLOUR BLUFF & ENCINAL FARM & GARDEN
TRACTS, SECTION 6, 7.84 ACRES OUT OF LOTS 15 AND 16, AND
VILLAGE AT THE LAKES, BLOCK 3, SOUTH PORTION OF LOTS 23
THROUGH 35 FROM "A-2" APARTMENT HOUSE AND "AB"
PROFESSIONAL OFFICE DISTRICTS TO "R -1B" ONE -FAMILY
DWELLING DISTRICT; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Braselton Land Venture, for amendment to the
zoning map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, April 16, 1997, during a meeting of the Planning Commission and on Tuesday, May 13,
1997, during a meeting of the City Council, in the Council Chambers at City Hall in the City of
Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That Flour Bluff & Encinal Farm & Garden Tracts, Section 6, 7.84 acres out
of Lots 15 and 16, and Village at the Lakes, Block 3, south portion of Lots 23 through 35, located
at the southeast corner of Everhart Road and Lake Livingston Drive, be changed from "A-2"
Apartment House and "AB" Professional Office Districts to "R -1B" One -family Dwelling District,
metes and bounds description attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.

SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is passed and shall take effect upon first reading as an
emergency measure this the /2 HI day of , 1997.

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency exists
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings: I/we, therefore, request that you suspend said Charter rule and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City Council.

Fieldnotes for proposed R1 -B zoning of a 9.52 acre tract (not based on an on the ground survey) of land
out of Lots 15 and 16, Section 6, Flour Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in
Volume "A", Pages 41 thru 43, Map Records of Nueces County, Texas; said 9.52 acre tract of land being more
fully described as follows:
BEGINNING at a point on the centerline of Everhart Road for the west corner of Lot 1, said Section 6,
the north corner of said Lot 16 and for the north corner of this tract, from which corner west comer of Lot 35,
Block 3, Village At The Lakes Unit 2, a map of which is recorded in Volume 56, Pages 109 and 110, Map
Records of Nueces County, Texas bears South 61°00'06" East 40.00 feet and thence South 29°02'30" West
59.73 feet;
THENCE South 61°00'06" East, with the common boundary of Lots 1 and 16 and Lots 2 and 15, said
Section 6, passing through Lots 35 thru 23, Block 3 of said Village At The Lakes Unit 2, at 870.12 feet pass the
northwest boundary of Prairie Drive, a 50.00 foot wide dedicated roadway, at 920.12 feet pass the southeast
boundary of said Prairie Drive, same being the southeast boundary of said Village At The Lakes Unit 2, in all a
total distance of 941.46 feet for the east comer of this tract;
THENCE South 28°55'40" West, passing through said Lot 15, Section 6 with the southeast boundary of
this tract, 440.74 feet for the south comer of this tract;
THENCE North 60°57'25" West, crossing said Lots 15 and 16, Section 6 with the southwest boundary of
this tract, 942.34 feet to a point in the centerline of Everhart Road for the west corner of this tract;
THENCE North 29°02'30" East, with the centerline of Everhart Road, same being the northwest boundary
of this tract, 440.00 feet to the POINT OF BEGINNING and containing 9.52 acres (not based on an on the
ground survey) of land.
