AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
HOLLAND & McROBERTS, INC., BY CHANGING THE ZONING MAP IN
REFERENCE TO SOUTH FORK SUBDIVISION, BLOCK 2, LOT 5 FROM
"R-2" MULTIPLE DWELLING DISTRICT TO "R-2" MULTIPLE
DWELLING DISTRICT WITH A "PUD -2" PLANNED UNIT
DEVELOPMENT SUBJECT TO NINE (9) CONDITIONS; PROVIDING FOR
PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Holland & McRoberts, Inc., for amendment to the
zoning map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a ublic hearing was held on
Wednesday, June 25, 1997 during a meeting of the Planning Commissi n and on Tuesday, July 22,
1997, during a meeting of the City Council, in the Council Chamber at City Hall in the City of
Corpus Christi allowing all interested persons to appear and be heard; d
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That the zoning map in reference to South Forks Subdivision, Block 2, Lot 5
be changed from "R-2" Multiple Dwelling District to "R-2" Multiple Dwelling District with a
"PUD -2" Planned Unit District subject to the "Plan of Development", attached as Exhibit A, and the
following nine (9) conditions:
1. SUBDIVISION: The subdivision of the property may contain no more than sixteen lots
with no lot with less than 6,000 square feet.
2. DEVELOPMENT STANDARDS: Development of each lot must comply with the
following standards:
a. Lot: Each lot shall maintain an open space of no less than 35% of the lot area.

b. Dwelling Units: Each lot may contain a primary single-family residence with an
attached or detached secondary one -family dwelling unit.
c. Floor Area: The floor area in the primary single-family residence must not exceed
2,800 square feet. The floor area in the secondary one -family dwelling unit must not
exceed 750 square feet.
d. Setbacks: The front yard setback from the private street back of curb must not be
less than twenty (20) feet. The side yard setback must not be less than five (5) feet.
The rear yard setbacks must not be less than ten (10) feet. Building separation
between detached dwellings on the same must not be less than ten (10) feet.
e. Height: No structure may exceed a height of two (2) stories, or exceed 30 feet.
f. Parking: There must be at least two (2) parking spaces for the primary single-
family residence and at least one (1) parking space for the secondary one -family
dwelling.
3. DRIVEWAY ACCESS: Driveway access to both the private street and to Quail Springs
Drive from a single lot is prohibited.
4. UTILITIES: Water, wastewater and gas lines extending beyond the Quail Springs Road
right-of-way must be private lines of a standard acceptable to the City at time of platting and
installed by the developer and maintained by the Homeowners Association.
5. PRIVATE DRIVE: The private drive shall have a right-of-way/paved section of not less
than thirty (30) feet back-to-back. One entrance shall be a controlled access, and the second
entrance shall be closed with a "blow-out gate" for emergency access only. The private drive
must be installed by the developer and maintained by the Homeowners Association.
6. SIDEWALKS: Private sidewalks with a minimum width of four (4) feet shall be located
within the 20 -foot front yard. The sidewalks must be installed by the developer and
maintained by the Homeowner's Association.
7. PLATTING: The "PUD" shall be platted in conformity with the Platting Ordinance, the
above conditions and in substantial accord with the lot and street configurations per the
attached development plan. Private streets, sanitary sewer, water, drainage and sidewalks
shall be considered as "required improvements" per the Platting Ordinance for purposes of
approving for recordation.
8. DEED RESTRICTIONS: No building permits shall be issued until the deed restrictions
are filed for record and the recorded volume and page number from the Official Records of
Nueces County is shown on the final approved plat prior to plat recordation.

9. APPROVED PLAN OF DEVELOPMENT: The "Approved Plan of Development" shall
control all other dimensional criteria not noted under conditions 1-7 above. If there is a
conflict of requirements between the "Approved Plan of Development", the recorded plat,
or the PUD -2 conditions as listed herein, the most restrictive requirement shall prevail.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is passed and shall take effect upon first reading as an
