AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
EVELYN J. MOORE, BY CHANGING THE ZONING MAP IN REFERENCE
TO 4.68 ACRES OUT OF TRACT 13, ASSESSORS MAP 138 FROM "R -1B"
ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL BUSINESS
DISTRICT; PROVIDING FOR PUBLICATION; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Evelyn J. Moore, for amendment to the zoning map
of the City of Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday, October 15,
1997, during a meeting of the Planning Commission, and on Tuesday, November 18, 1997, during
a meeting of the City Council, in the Council Chambers, at City Hall, in the City of Corpus Christi,
during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public health,
necessity, and convenience and the general welfare of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
changing the zoning of 4.68 acres out of Tract 13, Assessors Map 138, located on the north side of
Interstate Highway 37, approximately 300 feet east of Sessions Road, from "R -1B" One -family
Dwelling District to "B-4" General Business District. A metes and bounds description is attached
as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance in Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by this
ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a deviation
from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the Zoning
Ordinance, as amended by this ordinance.
SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are hereby
expressly repealed.
SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi as
required by the City Charter of the City of Corpus Christi.

SECTION 7. That upon written request of the Mayor or five Council members, copy attached, to
find and declare an emergency due to the need for immediate action necessary for the efficient and
effective administration of City affairs, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances at two regular
meetings so that this ordinance is pas ed and shall take effect upon first reading as an emergency

Nueces County, Texas and being the same property as described in Volume 1637, Page 270, Deed
Records, Nueces County, Texas and being more particularly described as follows:
BEGINNING at the southwest corner of Lot 3, Riverview Estates, as shown on map recorded in
Volume 35, Page 74, Map Records, Nueces County, Texas, a 1" pipe found, said point being on
the north right-of-way of Interstate Highway 37, for the point of beginning and southeast corner
of this tract;
THENCE, along said north right-of-way of Interstate Highway 37, North 68° 58' 23" West,
366.89 feet (North 69° 07' 55" West, 367.30 feet call) to a 5/8" iron rod found, said point being
the southeast corner of a 3.507 acre tract of land as described in Volume 1555, Page 160, Deed
Records, Nueces County, Texas for the southwest corner of this tract;
THENCE, along the common west boundary of this tract and the east boundary of said 3.507 acre
tract, North 9° 09' 44" East, 533.35 (North 9° 02' 00" East, 533.73 call) to a 5/8" iron rod
found, said point being on the southerly boundary line of a 6.054 acre tract of land as described
in Volume 782, Page 160, Deed Records, Nueces County, Texas for the northwest corner of this
tract;
THENCE, along the common north boundary of this tract and the southern boundary line of said
