AMENDING THE ZONING ORDINANCE UPON APPLICATION BY THE
CITY OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO THE NEWLY ANNEXED 0.5001 ACRE TRACT,
DESIGNATED AS LOT 1B, OUT OF ANNEX NO. 2 TO THE NUECES
RIVER IRRIGATION PARK, LOT 1, BY ZONING AS "R -IB" ONE -
FAMILY DWELLING DISTRICT; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of, for amendment to the zoning map of the City of
Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday, October 15,
1997, during a meeting of the Planning Commission, and on Tuesday, November 18, 1997, during
a meeting of the City Council, in the Council Chambers, at City Hall, in the City of Corpus Christi,
during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public health,
necessity, and convenience and the general welfare of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
zoning the newly annexed 0.5001 acre tract, designated as Lot 1B, out of Annex No, 2 to the Nueces
River Irrigation Park, Lot 1, located on the south side of Riverwood Road, approximately 300 feet
northwest of Farm -to -Market Road 624, as "R -1B" One -family Dwelling District. A metes and
bounds description of the tract is attached as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance made by Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by this
ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a deviation
from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the Zoning
Ordinance, as amended by this ordinance.
SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are hereby
expressly repealed.

SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi as
required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached, to
find and declare an emergency due to the need for immediate action necessary for the efficient and
effective administration of City affairs, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances at two regular
meetings so that this ordinance is pas d and shall take effect upon first reading as an emergency

requiring suspension of the Charter rule as to consideration and voting upon ordinances at two

finally on the date it is introduced, or at the present meeting of the City Council.

METES AND BOUNDS
DESCRIPTION
Case No. C1097 -9A
Being a .5001 ± acres of land being designated as Lot 1B of and a part of a called 3.00 acre tract,
which was conveyed by Eugene R. Means and Wife to Community Christian Church by Deed of
Record in Volume 1476, Page 213, Deed Records, Nueces County, Texas, also being out of Lot
1, Annex No. 2 to the Nueces River Irrigation park which is recorded in Volume 40, Page 50,
Map Records, Nueces County, Texas. The said .5001 ± acres is more particularly described by
metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found on the North boundary of FM 624, on
the West boundary of Lot 1, for the Southwest corner of this tract, from whence
the original corner of said Lot 1, Annex No. 2 bears S5° 02' 25' W, 50 feet;
THENCE N5° 00' 25" E, with the West line of said Lot 1, and the East line of the
Eugene R. Means tract, a distance of 223.3 feet to an iron rod set for the
Northwest corner of the tract being named Lot 1A, formerly Lot 1, and the
Southwest corner of Lot being designated as 1B, the POINT OF BEGINNING of
this survey.
THENCE N5° 02' 25" E, a distance of 193.60 along the East boundary of the
Eugene R. Means tract designated Lot 2, and the West boundary of the tract herein
being described to a point in the right-of-way of the River Hill Drive (road
easement) where a 5/8 inch iron pin was found for the North most corner;
THENCE S44° 48' 35" E, along the Southerly route of River Hill Drive (road
easement) and the North boundary of the tract herein being described to an iron
rod set for an Eastern most point of the tract herein being described;
THENCE S 85° 54' 28" E, a distance of 225.10 along the North boundary of a
tract being designated Lot 1A and a Southern boundary of the tract herein being
described as Lot 1B to the POINT OF BEGINNING containing .5001 acres of
land, more or less.
