BOARD OF ADJUSTMENT MEETING

I. CALL TO ORDER. 1:30 pm
A quorum was established. Absences: Shawn Karaca and Ryan Armstrong.
APPROVAL OF MINUTES: September 28,2016
A motion to approve item "11"was made by Mr. David Walker and seconded by Mr. Burris McRee.
The motion passed.
tlll. APPEAL—DISCUSSION AND POSSIBLE ACTION ON THE FOLLOWING
1. Appeals
a. Appeal No.ZlBA 0317-01
Variance to allow for the reduction of the street yard setbacks to zero feet, a variance
to eliminate the landscaping requirements, and a variance to eliminate the off-street
parking requirements on a tract of land being described as Villa Green, Block 2, Lot
12, located on the east side of South Port Avenue, south of Mary Street and north of
Ruth Street.
Andrew Dimas, Development Services, read item "a" into record as shown above.
He presented several aerial views of the subject property and a site plan. The Board
discussed the variance requests made by the applicant and approved this it with
the following conditions: Variance to eliminate the landscaping requirements, a
variance to reduce the off-street parking requirement to two parking spaces, and a
variance to reduce to reduce the front street yard setback to zero feet and the rear
street yard setback to twenty feet on a tract of land being described as Villa Green,
Block 2, Lot 12, located on the east side of out Port Avenue, south of Mary Street
and north of Ruth Street.
Public Comment: Chairman Atnip called for comments from the public. Mr. and Mrs.
Jesse and Adelita Ybarra, 245 E. CR 2210, Kingsville TX 78363, spoke neither in
favor nor against this item. They were under the impression this new construction
would be facing a different direction and hoped the applicant would consider
purchasing it.With no one else coming forward, public comment was closed.
A motion to approve this item with said conditions was made by Mr. Taylor Mauck
and seconded by David Walker.4 votes in favor and 1 in opposition—Tim Voorkamp.
b. Aggeal No.ZBA 1 ®
Special Use Exception (SUE) to allow for the installation and operation of an above
ground fuel tank on a tract of land in described as Boat of Marine, Block 1, Lot
1, located on the north side of Jester Street, east of Marzbacher Avenue, and south
of Skipper Lane.

He presented several aerial views of the subject property and a site plan. The Board
discussed the variance requests made by the applicant and after discussion amongst
the Boardmembers,thisItwas passed,
Public Comment: one
Motion to approve this item was made by Mr. David Walker and seconded by
Vookkamp.All in favor, one opposed.
c. Appeal No.ZBA 0317-03
Variance to allow for the increase the maximum height of a building from 35 feet to
45 feet an a tract of land being described as Bridges Mill Village Unit 1, Block 1, Lot
1, located along the west side of Kostoryz Road intersecting with Masterson Drive,
north of Saratoga Boulevard, and south of Holly Road.

He presented several aerial views of the subject property and a site plan. The Board
discussed the variance requests made by the applicant and after discussion amongst
the Boardmembers,this it was passed,
Public Comment: Chairman tnip called for comments from the public. Fred Garza,
partner of Venamex addressed the Board. With no one else coming forward, public
comment was closed.
Motion to approve this it was made by B. McRee and seconded by T. Voorkamp.
All in favor, none opposed. David Walker abstained.
V1. ADJOURNMENT:With no her business to discuss, Chairman Atnip adjourned the meeting at
2:37 p.m.
