APPEALS — DISCUSSION AND POSSIBLE ACTION ON THE FOLLOWING:
1. Appeals
a. Appeal No. ZBA 0319-02, Island Foundation, Inc.:
Variance to reduce the landscaping area requirement by 50% as required per Section 7.3.6.c.1 of
the Unified Development Code (UDC) on a tract of land addressed as 15437 South Padre Island
Drive (Park Road 22) and described as Lot 13, Block 16, Padre Island, located on the west side of
South Padre Island Drive (Park Road 22), south of Whitecap Boulevard, and north of Encantada
Avenue.
Andrew Dimas, Project Manager, made the staff presentation.
John Dykema, project architect, explained because the property in question is on a comer lot, the
landscaping requirements are more extensive then they would be otherwise. He reminded the Board
that the existing parking lots will remain in use with no modification.
Colleen McIntyre, Superintendent of the Seashore Learning Academy, explained to the Board the
need for current parking levels, and the hardship that would occur if parking spaces were lost to
landscaping. Mrs. McIntyre further explained that the school does not provide bus service, therefore
pic-up/drop-off areas are vital to the schools operation.
Motion to approve this item was made by Michael York and seconded by Tim Voorkamp. The motion
passed unanimously.
