Roll all Present: Robert Knowles, Ray Jones, Chuck Anastos, Steven McClure, Randy Farrar Absent. Rant Munoz(no reason given-unexcused) Staff.- Building Official-Gene Delaitro, Michelle McCollum, Joseph Brice- Legal Dept., Hector Resendez-applicant. Yvette Doeld-Flood Plain Manager and Julio Dintas-Assistant Director, Development Services 111. Review and discuss a variance requesting a temporary certificate of occupancy regarding 16045 Treebie, Corpus Christi,Texas 78418, for elevation below base flood level. Yvette D-612612014 applicant submitted an elevation certificate that is required at permitting detailing the baseflood elevation; base floodfor this property is 10feet, applicant proposed building the structure at 10.5feed. Applicant caste to receive a certificate of occupancy May 2015 after all inspections ivere done, the structure was nott,at 9.65feet. FEMA does not allow rounding up or down, structiere is not compliant, below the 10feet inininunn. The garage is also below at 9.23 feet. The applicant is asking for a variance for a C of 0 to grant some relief. History-new preliminary neaps front FEMA will be coming soon, making the property zone ".r"and best become compliant. We could give a temp certificate once ive went to preliminary statues, but FEMA is only "working"niaps, not official. Applicant was advised to not occupy. Julio D.-Preliminary maps are not official and even though they inay appear "collipliant," we(to not know for sure. When new inaps are issued from FEMA, the department will have new ordinance updates. Hector Resende-­Correcting the structure problem in two ways: in the back of the elevation certificate giving bench stark in writing so there is no mistake to the crews on the ground. Having surveyors coming back otit to shoot before they pour. Norfainiliar with section "x", butfeels that the elevation will drop, making his structure compliant. House is not for sale, ivill be a rental property and it is insured. Chuck A.-in thefiefure potential buyer may not qualifyfor insurance because of the elevation issue. Yvette-reason he is currently insured is because the insurance companies round up, however, FEMA does not. Chuck A.-If we render a decision granting this 5 inch discrepancy relief, any applications in the fitture will have to also be approved based on this decision. Chuck A called for a inotion. Randy Farrar motioned to deny the request of this applicant for the 5 inch relief of variance. Steven McClure second the motion to deni,the request.
