Alonzo Garza: Proposed amendment 2003 IRC--Definition of Town Homes
The Development that occurs in Corpus Christi, particularly out in the Island, a
typical development out there has been customer comes in and permit what we
consider a multi family project under the old code that would have a series of three
or more units attached to one another that are not stacked, after they are built
customer comes back in and submit a re-plat and create pad sites that would allow
them to convey a property including the dirt. This has caused problems in the
building code because the code requires a two hour separation. When we adopted
the 2003 code we could no longer permit a multi family project and build the way
they used to in the 1997 building code, because the 2003 International Code
requires the multi family projects to be sprinkled or to be built as a Town Homes.
The definition of a Town House is a single family unit constructed in a group of
three or more attached units in which each unit is separated from foundation to
roof with open space on at least two sides. On the last meeting, there was a
variance on Cruiser where the customer comes in and permits as a duplex after a
Certificate of Occupancy has been issued the customer comes in for a re-plat
which takes the building out of compliance. We have an Ordinance that we would
like to take to City Council to replace the word Three to Two,to eliminate
anymore confusion. The Building Board Code of Appeal approves.
