Sosa, Building Official Alex Lopez,Legal Department Dina O. Longoria, Secretary Jerry Kramer, Chairman called the meeting to order at 1:40p.m., in the Committee Room on the first floor of City Hall. The first item of business was the approval and correction of minutes for the meeting of June 25, 1998 as written. Motion to approve as written by Mr. Braselton and seconded by Mr. Garcia. The next item of business was the Building Code Board of Appeals No BC 98-08. Trend House located at 5702 Spohn Drive has requested a variance to the Table 600 (A) Requirements of 4-hour fire walls and Section 402.2.3.2 and Section 402.2.3.3 Size Limits of mezzanines and opening requirements of mezzanines. Mr.Sosa addressed the Building Board and stated that during plan review staff had determined that due to the size of the building there was a requirement for the 4-hour fire wall due to size limitations. The mezzanine was found to be 700 square feet over the 1/3 floor area requirement. Mr. Romel representing Trend House stated that Mr. Bill Pruett had agreed to install a fire alarm smoke detection system. He also stated that the upstairs would mainly be used to store wall paper displays, and carpeting. There will also be an employees break room, conference room for employees only that would be sealed off to customers. After a discussion Mr.Barnett motioned to approve the variance based on stipulation that a Fire and Security alarm system be installed throughout the building. Mr.Garcia seconded the motion. Motion on Table 600 addressing Size Limitations of the City Building Code was agreed upon by Mr. Pruett and the Building Official. The Fire wall extended 18 inches beyond the exterior wall and 3 feet above the roof line. Revised plans have already been submitted. SCANNED P.O. HUD manufactured home can be used as a "sales office/demonstrator on sales lots only with certain restrictions. After reviewing of the rest of the recommendations Mr. Garcia motioned to approve the variance to allow a manufactured home to be used as a sales office and was seconded by Mr.Barnett. There were no petitions from the audience. Mr.Kramer motioned to adjourn the meeting. Motion seconded by Mr. Braselton. Meeting adjourned at 2:25p.m. BUILDING INSPECTIONS DIVISION /7. s J Arthur N.
