I. CALL TO ORDER
The meeting was called to order by Catherine Giffin at 1:40pm in the Council Chambers on
the first floor of City Hall.

IV. ABSENCES
No action taken since all board members were present for the March 24, 2022, hearing.
V. MINUTES
A motion was made by Monica Pareso and seconded by John Solberg to approve the minutes
of the Regular Meeting of March 24, 2022. A roll call vote was taken, and the motion passed
unanimously.
VI. STAFF REPORT
The Staff Report was presented to the Board for discussion and information regarding cases
from April 28, 2022, to present. A motion was made by Monica Pareso seconded by John
Solberg to approve the staff report. A roll call vote was taken, and the motion passed
unanimously.
VII. PUBLIC COMMENT
A motion was made by Catherine Giffin to open the floor for public comment. As there was
no response, Catherine Giffin closed the public comment.
VIII. CASES TABLED/PULLED
1. 4646 Brookdale Dr. Demolition Residence (BROOKLAWN BLK 2 LOT 24)
Per City Attorney Adelita Cavada, property to be tabled and presented at July 2022
hearing. Attorney for property owner has asked for more time to begin process of repair.
2. 1725 Fifteenth St. Demolition Residence (MERCHANTS #5 LTS 19 & 20 BK 1304)
Per City Attorney Adelita Cavada, property to be tabled and presented at June 2022
hearing. Attorney for property owner has asked for more time to complete eviction
property.
3. 1421 Ormond Dr. Demolition Residence & Accessory Structure (LAWNDALE #2
BLK 3 LOT 34)
Per code enforcement, property owner qualified for demo grant based on financials.
IX. OLD BUSINESS
1. 15218 Reales Dr. (POINT TESORO BLK 3 LOT 20)
30-day status update presented to Board members. Per Code Officer Diana Garza, no
permits have been pulled to begin demolition of fire damaged garage nor as any work
begun on structure. Property owner Derek Debowski showed up late to meeting and was
unable to speak since public comment was closed already.
X. NEW BUSINESS
1. 4025 Santa Elena St., Demolition Residence (SANTA ELENA BLK 4 LOT 22)
Staff Recommendation: To require demolition due to the extent of deterioration.
Appearing in Favor: No one.
Appearing in Opposition: Ms. Tammy Flores
Motion:
A motion was made by Monica Pareso and seconded by Johanna Ortiz to oppose the staff
recommendation and require the property owner Ms. Flores to return in thirty days with a
timeline for plans and start date to begin repair of the structure(s) located at 4025 Santa
Elena St., Demolition Residence (SANTA ELENA BLK 4 LOT 22) .. A roll call vote
was taken and passed unanimously.
2. 1010 Admiral Dr., Demolition Residence (FLOUR BLUFF ESTATES NE COR
62.5X165 OF LT 21 BK H)
Staff Recommendation: To require demolition due to the extent of deterioration

Appearing in Opposition: No one.
Motion:
A motion was made by Coretta Graham and seconded by Monica Pareso to accept the
staff recommendation and require demolition of the structure(s) according to Section 13-
22(H) (1) (c) of the Corpus Christi Property Maintenance Code in which the owner will
be allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 1010 Admiral Dr., Demolition Residence (FLOUR BLUFF
ESTATES NE COR 62.5X165 OF LT 21 BK H). If the demolition is not started and
completed as required, then the City is authorized to demolish. A roll call vote was taken
and passed unanimously.
3. 3042 Horne Rd., Demolition Residence (GUST HEYE LT 13).
Staff Recommendation: To require demolition due to the extent of deterioration

Motion:
A motion was made by John Solberg and seconded by Coretta Graham to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H)
(1) (c) of the Corpus Christi Property Maintenance Code in which the owner will be
allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 3042 Horne Rd., Demolition Residence (GUST HEYE LT 13).
If the demolition is not started and completed as required, then the City is authorized to
demolish. A roll call vote was taken and passed unanimously.
4. 3137 Huisache St., Demolition Residence (BAYMOOR LT 1O9)
Staff Recommendation: To require demolition due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Coretta Graham to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H)
(1) (c) of the Corpus Christi Property Maintenance Code in which the owner will be
allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 3137 Huisache St., Demolition Residence (BAYMOOR LT
1O9) If the demolition is not started and completed as required, then the City is
authorized to demolish. A roll call vote was taken and passed unanimously.
5. 2245 Nogales St. Demolition Residence (SAN DIEGO UNIT NO 1 LT 9 BK 5)
Staff Recommendation: To require demolition due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by Coretta Graham and seconded by John Solberg to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H)
(1) (c) of the Corpus Christi Property Maintenance Code in which the owner will be
allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 2245 Nogales St. Demolition Residence (SAN DIEGO UNIT
NO 1 LT 9 BK 5) . If the demolition is not started and completed as required, then the
City is authorized to demolish. A roll call vote was taken and passed unanimously.
6. 1425 Ormond., Demolition Residence and Accessory structure (Los Encinos Blk D
Lot 2)
Staff Recommendation: To require demolition due to the extent of Fire damage.

Appearing in Opposition: No one.
Motion:
A motion was made by Johanna Ortiz and seconded by Monica Pareso to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H)
(1) (c) of the Corpus Christi Property Maintenance Code in which the owner will be
allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 1425 Ormond., Demolition Residence and Accessory structure
(Los Encinos Blk D Lot 2) . If the demolition is not started and completed as required,
then the City is authorized to demolish. A roll call vote was taken and passed
unanimously.
7. 4630 Prescott St., Demolition Residence and Accessory Structure (INWOOD
VILLAGE BLK 3 LOT 21)
Staff Recommendation: To require demolition due to the extent of Fire damage.
Appearing in Favor: No one.
Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Coretta Graham to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H)
(1) (c) of the Corpus Christi Property Maintenance Code in which the owner will be
allowed thirty (30) days to obtain proper permits and complete the demolition of the
structure(s) located at 4630 Prescott St., Demolition Residence and Accessory
Structure (INWOOD VILLAGE BLK 3 LOT 21. If the demolition is not started and
completed as required, then the City is authorized to demolish. A roll call vote was taken
and passed unanimously.
8. 3010 Westgard Ln., Demolition Residence (DELLWOOD BLK 1 LOT 47)
Staff Recommendation: To require demolition due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Coretta Graham to oppose the
staff recommendation and table the property located at 3010 Westgard Ln., Demolition
Residence (DELLWOOD BLK 1 LOT 47). Case to be presented at the April 2022
hearing. . A roll call vote was taken and passed unanimously.
XI. IDENTIFYING ITEMS FOR FUTURE AGENDA
Review 2021 proposed IPMC by board members.
Upcoming nominations for new Chair and Vice-Chair.
XII. ADJOURNMENT
A motion was made John Solberg and seconded by Coretta Graham to adjourn the
hearing at 3:21 PM. on April 28, 2022. A roll call vote was taken and passed
unanimously.
