I. CALL TO ORDER
The meeting was called to order by Coretta Graham at 1:31pm in the Council Chambers on
the first floor of City Hall.

III. PUBLIC COMMENT
A motion was made by Coretta Graham to open the floor for public comment. As there was
no response, Coretta Graham closed the public comment.
IV. MINUTES
A motion was made by John Solberg and seconded by Merced Pena to approve the minutes
of the Regular Meeting of September 22, 2022. A roll call vote was taken, and the motion
passed unanimously.
V. ABSENCES
A motion was made by John Solberg and seconded by Merced Pena to excuse the absence of
Coretta Graham from the Regular Meeting held on September 22, 2022. A roll call vote was
taken, and the motion passed unanimously.
VI. STAFF REPORT
The Staff Report was presented to the Board for discussion and information regarding
cases from January 28, 2021, to present. A motion was made by Merced Pena seconded
by John Solberg to approve the staff report. A roll call vote was taken, and the motion
passed unanimously.
VII. UPDATE OLD BUSINESS
902 S Staples has been demolished.
VIII. NEW BUSINESS
1. 3646 Cub St., Demolition Residence (AIRPORT PARK BLK 7 LOT 25)
Staff Recommendation: To require demolition due to the extent of deterioration

Appearing in Opposition: Macedonio De Leon Jr
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H) (1)
(c) of the Corpus Christi Property Maintenance Code in which the owner will be allowed
thirty (30) days to obtain proper permits and complete the demolition of the structure(s)
located at 3046 Cub St., Demolition Residence (AIRPORT PARK BLK 7 LOT 25)
If the demolition is not started and completed as required, then the City is authorized to
demolish. A roll call vote was taken and passed unanimously.
2. 1229 Crescent Dr., Demolition Residence & Accessory Structure (CULLEN PL UNIT 1
LT 33 BK 3)
Staff Recommendation: To require demolition due to the extent of deterioration

Motion:
A motion was made by Merced Pena and seconded by John Solberg to reject the staff
recommendation and table this case until the next board hearing scheduled for January 2023.
Owner is required to being in a plan of action for restoration or demolition to include source
of funding, bids for restoration or demolition, timeline and contracts. A roll call vote was
taken and passed unanimously.
3. 2023 McKenzie St., Demolition Residence (FITCHUE PLACE BLK 1503 LOT W 74 OF
33 THRU 36&AD).
Staff Recommendation: To require demolition due to the extent of deterioration

Motion:
A motion was made by Merced Pena and seconded by John Solberg to reject the staff
recommendation and table this case until the next board hearing scheduled for January 2023.
Owner is required to being in proof of permit(s), a plan of action for restoration or demolition
to include source of funding, bids for restoration or demolition, timeline and contracts. A roll
call vote was taken and passed unanimously.
4. 2029 Stardust Ln., Demolition Accessory Structure (DON PATRICIO BLK B LOT 32).
Staff Recommendation: To require demolition due to the extent of deterioration.
Appearing in Favor: No one.
Appearing in Opposition: Teresa M Goulet
Motion:
A motion was made by John Solberg and seconded by Coretta Graham to reject the staff
recommendation and table this case until the next board hearing scheduled for March 2023.
Owner is required to demonstrate the repairs to the roof have been repaired and completed
and a plan of restoration for the remaining renovations and permits obtained. A roll call vote
was taken and passed unanimously.
5. 2606 Brannon St., Demolition Residence and Accessory Structure (ROOSEVELT
PLACE BLK 2 LOT 22).
Staff Recommendation: To require demolition due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H) (1)
(c) of the Corpus Christi Property Maintenance Code in which the owner will be allowed
thirty (30) days to obtain proper permits and complete the demolition of the structure(s)
located at 2606 Brannon St., Demolition Residence and Accessory Structure
(ROOSEVELT PLACE BLK 2 LOT 22). If the demolition is not started and completed as
required, then the City is authorized to demolish. A roll call vote was taken and passed
unanimously.
6. 1002 ½ Francesca St., Demolition Residence (KOSAR LT9B BK 9)
Staff Recommendation: To require repair due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require repair of the structure(s) according to Section 13-22(H) (1) (c)
of the Corpus Christi Property Maintenance Code in which the owner will be allowed thirty
(30) days to obtain proper permits and complete the repair of the structure(s) located at 1002
½ Francesca St., Demolition Residence (KOSAR LT9B BK 9). If the demolition is not
started and completed as required, then the City is authorized to demolish. A roll call vote
was taken and passed unanimously.
7. 905 Green Bay Dr., Demolition Residence and Accessory Structure (FLOUR BLUFF
POINT S 5FT LT 26 ALL 27 AND 28 BK 1)
Staff Recommendation: To require demolition due to the extent of deterioration.
Appearing in Favor: No one.
Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require repair of the structure(s) according to Section 13-22(H) (1) (c)
of the Corpus Christi Property Maintenance Code in which the owner will be allowed thirty
(30) days to obtain proper permits and complete the repair of the structure(s) located at 905
Green Bay Dr., Demolition Residence and Accessory Structure (FLOUR BLUFF
POINT S 5FT LT 26 ALL 27 AND 28 BK 1). If the demolition is not started and completed
as required, then the City is authorized to demolish. A roll call vote was taken and passed
unanimously.
8. 5109 Green Park., REPAIR of RESIDENCE (VILLAGE OF THE GREEN LTS 9 & 10
BK 1)
Staff Recommendation: To require demolition due to the extent of deterioration.

Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require repair of the structure(s) according to Section 13-22(H) (1) (c)
of the Corpus Christi Property Maintenance Code in which the owner will be allowed ninety
(90) days to obtain proper permits and complete the repair of the structure(s) located at 5109
Green Park., REPAIR of RESIDENCE (VILLAGE OF THE GREEN LTS 9 & 10 BK
1). If the repairs are not started and completed as required, then the City is authorized to
demolish. A roll call vote was taken and passed unanimously.
9. 5604 Leopard St., Demolition Residence (EBONY ACRES LT 62 LESS POR TO ROW)
Staff Recommendation: To require demolition due to the extent of fire.
Appearing in Favor: No one.
Appearing in Opposition: No one.
Motion:
A motion was made by John Solberg and seconded by Merced Pena to accept the staff
recommendation and require demolition of the structure(s) according to Section 13-22(H) (1)
(c) of the Corpus Christi Property Maintenance Code in which the owner will be allowed
thirty (30) days to obtain proper permits and complete the demolition of the structure(s)
located at 5604 Leopard St., Demolition Residence (EBONY ACRES LT 62 LESS POR
TO ROW). If the demolition is not started and completed as required, then the City is
authorized to demolish. A roll call vote was taken and passed unanimously.
IX. IDENTIFYING ITEMS FOR FUTURE AGENDA
Annual report for 2023.
