Kitty Hawk Development, Ltd. ("Grantor"), whose address is 8230 South Staples Street,
Corpus Christi, Texas 78413, for and in consideration of the sum of One and no/100
Dollar ($1.00) paid by the City of Corpus Christi, Texas, a Texas home-rule municipal
corporation ("Grantee"), of 1201 Leopard Street, Corpus Christi, Texas 78401, the receipt
of which is acknowledged, has granted, sold, and conveyed and by these presents does
grant, sell, and convey to the Grantee, its successors, legal representatives, permitted
assigns and franchisees, the free and uninterrupted use, liberty, privilege, and easement
of going in, on, over, under, and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
Field note description for a utility easement out Section 31, Laureles Farm
Tracts, as shown on the map recorded in Volume 3, Page 15, Official Deed
and Map Records of Nueces County, Texas, which description is attached
to and incorporated in this document as "Exhibit A" and depicted on the
location map attached to and incorporated in this document as "Exhibit B,"
the exhibits collectively being referred to and known as the "Premises."
Together with the free ingress, egress and regress to and for the City of Corpus Christi,
Texas, its officers, employees, agents, representatives, contractors and franchisees,
FOR THE PURPOSES OF erecting, constructing, installing, laying, replacing, servicing,
repairing, using, maintaining, inspecting, reconstructing, modifying, removing, operating,
and keeping any and all public utilities (including but not limited to water, wastewater,
storm water, storm water detention, filtration, drainage, and gas, together with all lines,
pipes, conduits, and other equipment, improvements and appurtenances used in the
supply and provision of public utilities.)
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to
the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns, and franchisees for the use as a UTILITY EASEMENT and right-of-way for so
long as used for such purpose, and if the use of said easement and right of way is ever
abandoned, then the aforesaid rights and privileges cease.

METES AND BOUNDS PROPERTY DESCRIPTIONS
UTILITY EASEMENT
Field note description of a utility easement out of Section 31, Laureles Farm
Tracts, a map of which is recorded in Volume 3, Page 15, Map Records of Nueces
County, Texas;
Said utility easement is situated in the city limits of Corpus Christi, and
is described by metes and bounds as follows:
COMMENCING at a point on the boundary line of Water's Edge at Kitty Hawk Unit
1 (Volume 68, Page 564-565, M.R.N.C.T.) from which a 5/8 inch iron rod found
marking the northwest corner of Lot 2, Block 5, Water's Edge at Kitty Hawk
Unit 1, said point being 65.00 feet from the centerline of South Staples
Street, measured at right angles thereto;
THENCE N 89°58'05" W, parallel to the centerline of said South Staples Street,
65.00 feet therefrom measured at right angles thereto, a distance of 416.26
feet to a point;
THENCE South, a distance of 5.00 feet to the POINT OF BEGINNING, said point
of beginning being the northeast corner of this utility easement;
THENCE South, a distance of 15.00 feet to a point, said point being an outside
corner of this utility easement;
THENCE N 89°58'05" W, a distance of 379.45 feet to a point, said point being
an outside corner of this utility easement;
THENCE South, a distance of 619.36 feet to a point, said point being the
southeast corner of this utility easement;
THENCE West, a distance of 15.00 feet to a point, said point being the
southwest corner of this utility easement;
THENCE North, a distance of 634.37 feet to a point, said point being the
northwest corner of this utility easement;
THENCE S 89°58'05" E, a distance of 394.45 feet to the POINT OF BEGINNING,
said point of beginning also being the northeast corner of this utility
easement, and containing 0.349 acres, more or less.
