The mission of the Business &Jobs Development(Type A) and B Corporations is to
promote and enhance the City of Corpus Christi's economic base by supporting
projects and programs that create primary jobs, improve small business and affordable
housing opportunities, and improve infrastructure in our City.
A. President Leah Pagan Olivarri to call the meeting to order.
President Leah Olivarri called the meeting to order at 1:32 p.m.
B. Call Roll:
Assistant City Secretary Stephanie Box called the roll and verified that a quorum of the
Board was present to conduct the meeting.
Eric Evans arrived at 1:34p.m. and Jesus Jimenez arrived at 1:38p.m.
Present 7- President Leah Pagan Olivarri, Secretary Diana Summers, Board Member Robert Tamez,
Vice-President Alan Wilson, Board Member Jesus Jimenez, Board Member Eric Evans,
and Board Member Mark LaRue
C. PUBLIC COMMENT:
President Olivarri referred to Public Comment. There were no comments from the public.
D. MINUTES/EXCUSE ABSENCES
1. 24-0763 Approval of Minutes for the Type B Board April 15, 2024 Regular Meeting.
President Olivarri referred to Item 1. Mr. Tamez made a motion to approve the minutes
as presented, seconded by Mr. Wilson, and passed unanimously.
Mr. Wilson requested an excused absence for the April 15, 2024 meeting. Mr. LaRue
made a motion to excuse the absence, seconded by Ms. Summers and passed
unanimously

Ms. Summers requested an excused absence for the April 15, 2024 meeting. Mr. Wilson
made a motion to excuse the absence, seconded by Mr. LaRue and passed unanimously
E. FINANCIAL REPORT
2. 24-0757 Type B Financial Reports as of March 31, 2024
President Olivarri referred to Item 2. Assistant City Manager Heather Hurlbert presented
the financial reports as of March 31, 2024.
F. EXECUTIVE SESSION ITEMS: NONE
G. AGENDA ITEMS:
3. 24-0814 Motion authorizing an amendment to the business incentive agreement with
Texas A&M University- Corpus Christi (TAMU-CC)to extend the construction
completion deadline and obtain a permanent Certificate of Occupancy from the
City's Development Services Department from the original date of June 30,
2024, to June 30, 2025.
President Olivarri referred to Item 3. Corpus Christi Regional Economic Development
Corporation Compliance Officer Randy Almaguer stated Texas A&M University-Corpus
Christi is requesting an extension of 12 months for the construction completion. The
original completion date was June 30, 2024.
Mr. Wilson made a motion to approve item 3, seconded by Mr. Tamez, and passed
unanimously.
4. 24-0815 Motion to amend the Fiscal Year 2023-2024 Corpus Christi B Corporation
budget to release funding in the amount of $1,191,871 related to the
commitment of the Alma at Greenwood project.
President Olivarri referred to Item 4. Assistant City Manager Heather Hurlbert stated this
item is to amend the Corpus Christi B Corporation FY 2023-2024 budget. Due to the
cancellation of the Alma at Greenwood Project the Type B Board needs to release the
project's funding commitments and reallocate the funds back to the Type B fund.
Board Members and Ms. Hurlbert discussed the following topics: reasons for the
project's cancellation and presenting an affordable housing update in June.
Mr. Wilson made a motion to approve Item 4, seconded by Mr. Tamez, and passed
unanimously.

This agenda constitutes notice of any project or type of project that is the
subject of a public hearing for purposes of section 505.160 of the Texas Local
Government Code.
I. PRESENTATION ITEMS:
5. 24-0839 Type B Economic Development Discussion
President Olivarri referred to Item 5. Assistant City Manager Heather Hurlbert presented
the Corpus Christi B Corporation Economic Development Fund.
Ms. Hurlbert presented the following: Economic Development Project Commitments;
Streets Projects; Type B Language and Fiscal Year 2025 Budget.
Boards Members. City Manager Peter Zanoni and Ms. Hurlbert discussed the following
topics: adding a web page with information on qualifying and accessing Type B Funds
for projects; hiring a marketing consultant to help with community outreach; preparing an
economic strategic plan; the economic development liaison status; and a list of the infill
housing projects.
J. EXECUTIVE DIRECTOR COMMENTS:
President Olivarri referred to the Executive Director comments. City Manager Peter
Zanoni had no comments.
K. ADJOURNMENT
There being no further business, President Olivarri adjourned the meeting at 2:07 p.m.
This meeting may be held via videoconference call pursuant to Texas Government Code§551.127.If this meeting is held via
videoconference call or other remote method of meeting,then a member of this governmental body presiding over this
meeting will be physically present at the location of this meeting unless this meeting is held pursuant to Texas Government
Code§551.125 due to an emergency or other public necessity pursuant to Texas Govemment Code§551.045.
