Ray Kring Mayor Ronnie Sizemore called the meeting to order in the Council Chamber of the City Hall and stated the purpose of the meeting was to hold scheduled public hearings on four zoning applications and any other business as may properly come before the Council. He explained the procedure to be followed. City Manager Townsend presented Application #972-1, Coast Development, Inc„ far change of zoning from "R -'1B" One -family Dwelling District to "0-1" Neighborhood Busi- ness District on TRACT A (897 acres); from "R -1B" One family Dwelling District to "AB" Professional Office District on TRACT B (5.92 acres); being a portion of Lots 7 & 8, Section 4, Flour Bluff & Encinal Farm & Garden Tracts, located on the west side of the 5800 Block of $oath Staples midway between Holly and Woolridge Roads. The request was heard by the Planning Commission September 5, 1972, and forwarded to the Council with the recommenda- tion that they be approved as being in compliance with the overall master plan for this area. The Staff concurred with this recommendation. No one appeared in opposition to the recommendation of the Planning Commission. Motion by Lozano, seconded by Bonniwell and passed, that the hearing be closed. Motion by Lozano, seconded by Bonniwell and passed, that the recommendation of the Planning Commission be concurred in, the foregoing Application #972-1, Coast Develop- ment, Inc., be approved, and that an ordinance be brought forward effectuating the changes. City Manager Townsend presented Application #972-2, R. F. Emmord, for change of zoning from °'AB" Professional Office District to "B-1" Neighborhood Business District on all of Lots 1 di, 24; and the southwest 30 feet of Lot 23, Block 6, Lexington Estates, located on the north side of South Padre Island prive between Moravian and Kosarek Drives. The request was heard by the Planning Commission September 5, 1972, and forwarded to the Council with the recommendation that it be approved as a logical extension of the business • a • Minutes Special Council Meeting October 4, 1972 Page 2 zoning along this major thoroughfare. The Staff concurred in this recommendation. No one appeared in opposition to the recommendation of the Planning Commission. Motion by Gonzales, seconded by Stark and passed, that the hearing be closed. Motion by Gonzales, seconded by Branch and passed, that the recommendation of the Planning Commission be concurred in and that the foregoing Application #972-2, R. F. Emmord, be approved as requested and that an ordinance be brought forward effectuating the change. City Manager Townsend presented Application #972-5, John Tucker, for change of zoning from "R -1B" One -family Dwelling District to "A-1" Apartment House District on TRACT A (10 acres); "R -1B" One -family Dwelling District to "B-4" General Business District on TRACT B (4 acres); and "R -1B" One -family Dwelling District to "R-2" Two-family Dwelling District on TRACT C (L7 acres); being a portion of Lot 2, Section 10, Bohemian Colony Lands, located on the northeast corner of the intersection of Saratoga Boulevard and Weber Road. The request was heard by the Planning Commission September 5, 1972, and forwarded to the Council with the recommendation that all tracts be approved as requested. The Staff con- curred in this recommendation. Mr. Allan Neimeyer, 4206 Pecan Valley Drive, appeared and stated he was in apposition to the recommendation of the Planning Commission unless he has some assurance from Mr. Tucker that the vacant land located between the proposed apartments and Country Club Estates would not be developed as apartments. He stated this would be probable because it would be undesirable for residential use, and this would be only 500 feet from his property and would be too close unless a buffer zone is provided. City Manager Townsend stated the preliminary plan shows residential lots in that area and that this would have to follow the usual procedures of a public hearing to be changed otherwise and assured Mr. Neimeyer that he would have notification if this is :e:i ,fed far eioning. Attorney John Waller spoke on behalf of the applicant and stated there will be no request for rezoning the strip of land located between the apartments and the Country Club Estates. • • Minutes Special Council Meeting October 4, 1972 Page 3 Motion by Bonniwell, seconded by Branch and passed, that the hearing be closed. Motion by Stark, seconded by Bonniwell and passed, that the recommendation of the Planning Commission be concurred in and that the foregoing Application #972-5, John Tucker, be approved as requested and that an ordinance be brought forward effectuating the changes. City Manager Townsend presented Application #972-6, Richard C. Haas, for change of zoning from "R -1B" One -family Dwelling District to "R-2" Two -Family Dwelling District on all of Lot 1, Block 5, Naval Center Addition, located on the southwest corner of Navy Drive and Anchor Street. The request was heard by the Planning Commission on September 5, 1972, and forwarded to the Council with the recommendation that it be approved as submitted. The Planning Staff concurred in this recommendation. No one appeared in opposition to the recommendation of the Planning Commission. Motion by Lozano, seconded by Bosquez and passed, that the hearing be closed. Motion by Lozano, seconded by Bosquez and passed, that the recommendation of the Planning Commission be concurred in and that the foregoing Application #972-6, Richard C. Haas, be approved as submitted, and that an ordinance be brought forward effectuating the change. ORDINANCE NO. 11117 AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY ORDINANCE NO. 6106, AS AMENDED, UPON APPAICATION OF COAST DEVELOPMENT, INC. F.
