AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937, AND
APPEARING OF RECORD IN VOLUME 9, PAGES 565 ET SE2 OF
THE ORDINANCE AND RESOLUTION RECORDS OF THE CITY OF
CORPUS CHRISTI, AND AS AMENDED FROM TIME TO TIME THERE-
AFTER, AND IN PARTICULAR AS AMENDED BY ORDINANCE NO.
2266 PASSED AND APPROVED BY THE CITY COUNCIL ON THE 4TH
DAY OF MAY, 1948, AND APPEARING IN VOLm 16, PAGES 339
ET SEQ OF THE CRDINANCE AND RESOLUTION RECORDS OF THE
CITY OF CORPUS CHRISTI BY AMENDING ARTICLE IV, SECTION
1; ARTICLE VIII, SECTION 1, PARAGRAPH 5 (a); ARTICLE Ix,
SECTION 1, PARAGRAPH 9 (a); ARTICLE XII, SECTION 1;
ARTICLE XVIII, SECTION 3, DIVISION Be ARTICLE %VIII,
SECTTOR 3, DIVISION C OF SAID ORDINANCE NO. 2266, ADOPTED
ON SAID MAY 4, 1948; AND AMENDING THE ZONING MAP ADOPTED
BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI ON
MAX 4, 1948,,}} IN THE FOLLOWING RESPECTS: THAT THE EAST
ONE -HALF (4) OF THAT CERTAIN BLOCK BOUNDED BY WACO,
RAMIREZ, CABRA, AND WEST BROADWAY BE ZONED FOR LIGHT
INDUSTRY, THAT ALL THAT PORTION OF BLOCK B, LAMAR PARK,
SECTION NO. 1 NOW ZONED FOR ONE - FAMILY DWELLING BE ZONED
FOR NEIGHBORHOOD BUSINESS; THAT LOTS ONE (1) TO FIFTEEN
(15), INCLUSIVE, BLOCK FORTY -TWO (42), AND LOTS ONE (1)
TO FIFTEEN (15), INCLUSIVE, BLOCK FORTY -TWO (42), AND
LOTS ONE (1) TO FIFTEEN (15), INCLUSIVE, BLOCK THIRTY -
ONE (31) OF PROPOSED LINDALE PARK SUBDIVISION, SECTION
THREE (3), BE ZONED AS A -1 FIRST APARTMENT HOUSE DISTRICT;
THAT THE AREA IN THE VICINITY OF MORGAN AVENUE AND
BALDWIN BOULEVARD AND MORE PARTICULARLY DESCRIBED HEREIN
HE ZONED AS B-3 SECONDARY BUSINESS: PROVIDING THAT ALL
ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH ARE
HEREBY REPEALED; AND DECLARING AN EMERGENCY.
WHEREAS, the Zoning and Planning Commission has recommended to
the City Council of the City of Corpus Christi, Texas, that it is advis-
able to make the hereinafter set out changes in the present Zoning Ordi-
nance and the Zoning Map of the City of Corpus Chriati; and,
WHEREAS, the City Council at its regular meeting held on
June 15, 1948, ordered a Public Hearing to be held on the 8th day of
July, 1948, at 4:00 o'clock P. M.; and,
WHEREAS, proper notice of said hearing was published three
times in the official newspaper of the city of Corpus Christi, in the
manner provided by law; and,
WNrucaa, the City Council did on the Bth day of July, 1948,
hold such hearing, where all interested citizens, property owners, and
other parties had the opportunity to be heard on the proposed amend-
ments to the Zoning Ordinance and Map of the City of Corpus Christi,
and at ouch hearing all parties interested and wishing to be heard were
heard.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF _CORPUS CHRISTI, TEXAS: a
SECTION 1. That the Zoning Ordinance and Map of the City of

Corpus Christi passed on the 27th day of August, 1937, aPpearing in
Volume 9 at Pages 565 at seq of the ordinance and Resolution Records of
the City of Corpaa Christi, and as amended from time to time, and in
particular as emended by ordinance No. 2266 passed and approved by the
0117 Council of said City oa the 4th deep of May, 1948, end appearing is
Volume 16, Pages 339 et eeq of the Ordinance and Resolution Records of
Said City be amended as follows:
1. That Article I9, Section 1 of said ordinance No. 2266 be
amended by adding to the definition of the term "SMVANTS, QWEMU. so
that the same shall hereafter reads
"MTMTS' QUAA MSs An accessory building or portion
of the mein building located on the same lot as the
main building and used as living quarter. for .sweats
employed on the premises and not rented or otherwise
used ae a separate do.. i.1le, and containing ao kitchen
facilities.,
2- That Article VIII, Section 1, paragraph 5 (a), and
Article IS, Section 1, paragraph 9 (a), be amanded so that same shall
hereafter read as fonmmt
"Cuts sign, not exceeding fifteen (15) square feet in
area, may be used to advertise the principal activity
operated or conducted in the building, provided the
sign is placed flat against, along or on the front of
the bail and vrlth no portion of it projecting more
than sia (6 inches iYom the mall of the building. A
building em s corner lot myv have one sign for each
street front.°
3. That Article III, Section 1 of said ordinance, be amended
by inserting in the classifications thereunder the words "Business or
Professional office.,
11. That Article %VIII of said ordinance, Section 3, Division B -
"Front Yard" - be emended by adding to the end of said Division B a sub-
paragraph designated "(e)" readings
"(e) Platted Subdivisions. On s lot in a platted eob-
division in the R -1, R -2, A -1, A -2 and A -3 districts a
building may be constructed having a front yard, in aon-
foradty mith the building set back lines pertaining to
said subdivision, but in no case shall such front yard
be lase than fifteen (15) feet in depth."
5. That Article %VIII of said ordiaanoq, Section 3,
Division C - "Side Yard" - be emended by adding to the and of said
Division C a subparagraph designated " {d)" readings
"(d) Platted Subdivisions. ou a lot in s platted
subdivision in the $ -1, 8 -2, A -1, A -2 and A -3 diet -
riots a building may be constructed having a aide

yard in conformity with the building set back lines
pertaining to said subdivision but in no case shall
such side yard be less than ten (10) feet in depth."
RECOMfENM CHANGES IN ZONING MAP
SECTION 2. That the said Zoning Nap approved by the City Council
of the City of Corpus Christi on May 4, 1948, be amended in the following
respects:
I. That the East one -half (FJ) of that certain block of land
located in the City of Corpus Christi, Texas, bounded by Waco, Ramirez,
Cabra, and West Broadway Streets, said East one -half (Ea) being bounded
on the East by said West Broadway and on the West by a line drawn paral-
lel with said West Broadway and lying to the West of said Nest Broadway,
a sufficient distance to comprise exactly one -half of said block, be
zoned for Light Industry.
2. That the portion of Block B, Lamar Park, Section No. One
(1) now zoned for One - Family Dwelling be zoned for Neighborhood Business.
3. That the area shown as Lots One (1) to Fifteen (15),
inclusive, Block Forty -two (L12) and Late One (1) to Fifteen (15), in-
clusive, Block Thirty -one (31) of the proposed ldndale Perk Subdivision,
Section Three (3), as Shows. by plat dated May 26, 1948, and on file with
the Zoning and Planning Commission at the City Planning Engineer *s office
on Shoreline Drive, said area being more particularly described by metes
and hounds as follows;
'The begin; ng point is located by starting at the
southeast corner of a 25 -sore tract owned by the
Corpus Christi Independent School District, being
ale. the west corner of Swantner Drive and Minnesota
Avenue interseotions thence H. 31 deg. 6- W. with
the worth cat boundary line of Swantner Drive, a
dietanoe of 1605.00 feet to a point for the east
corner and beginning of the tract herein described;
thence S. 58 dog. 54, W. a distance of 9)}8.07 feet
to a point in the east boundary line of South
Staples Street, for the south owner of the tract
herein desoribed; thence H. 31 deg. 4tw with the
East boundary line of South Staples Street, a dis-
tance of 297.93 feet to a point for the West corner
of the tract herein described; thence 80. 58 deg.

beginning of a curve to the left having a radius
of 2117.7 -4 Poet and a central angle of 9 deg. 201
24o; thane in a northeasterly direction along sold
curve, a distance of 345.12 feet to a point in the
northwest boundary line of Swantner Drive extended,
for the north corner of the Tract herein described;
thence S. 31 deg. 06, S. with the northwest boundary
line of Swentner Drive extended, a distance of 326.00
feet to the place of beginning,°

I;. That the area in the vicinity of Morgan Avenue and
Baldwin Boulevard and described as followsa
Lots Ten (10) to Twenty (20), inclusive, Block One (1),
J. B. Wood Subdivision;
Lota One (1) to Four (4). inclusive, ThirtY-aeven (37)
and Thirty -eight (38), Yogart Subdivision;
late One (1) and Two (2), Block Twenty -seven (27);
Lots Two 2 Three (3), Four (4). Eight (S), Hine
(9). Ten 10), Eleven (11), and Twelve (72), Block

All of the area bounded by Morgan Avenue, Baldwin
Boulevard and Rosewood Street;
All of the area bounded by Morgan Avenue, Highland
Avenue and Rosewood Street;
Also the following strips of land:
(a) A strip of land one hundred and fifty feet
(150) in width bounded on the east by Rosewood
Street, on the West by Congo Avenue and lying
between the southerly boundary line of Baldwin
Boulevard and a line one hundred and fifty (150)
feet south thereof and running parallel therewith
from said Rs—cd Street to Osage Avenue;
(b) A strip of lend one hundred and fifty (150)
feet in width bounded on the east by Cheyenne
Avenue, on the west by Hiawatha Avenue and lying
between the southerly boundary line of Baldwin
Boulevard and a line one handrad and fifty (150)
feet south thereof and running pare11e1 therewith
from said Cheyenne Avenue to Hiawatha Avenue;
(o) A strip of land ans hundred and fifty (150)
feet in width bounded on the east by Mohawk Avenue,
on the west by Virginia Avenue and lying between
the southerly boundary line of Morgan Avenue and a
line one hundred and fifty (150) feet south thereof
and running parallel therewith from said Mohawk
Avenue to Virginia Avenue;
(d) A strip of land one hundred and fifty (150)
feet in width bounded on the east by Cheyenne
Avenue, on the west by Virginia Avenue and lying
between the northerly boundary line of Morgan Avenue
and a line one hundred and fifty (150) feet north
thereof and running parallel therewith from said
Cheyenne Avenue to Virginia Avenue;
(e) A strip of laud we hundred and fifty (150) feet
in width extending from Morgan Avenue to Baldwin
Boulevard and lying between the westerly boundary
line of Cheyenne Avenue and a line one h—drad and
fifty (150) feet west thereof and ring parallel
therewith from said Morgan Avenue to Baldwin Boule-
vard;
be zoned as B -3 Seoondaly Business.
SECTION 3. That the official Zoning Map of the City of Corpus
Christi is hereby amended as herein ordained.
SECTION 1. That this Ordinance be published one time in the
official newspaper of the City of Corpus Christi, and this ordinaaoe shall
become affeotive i.nvosdistely upon such publication.
SECTION 5. That all Ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTIcK 6. That the said Zoning Ordinance and Map of the City of
Corpue Christi, approved on the said 4th day of May, 1948, eaoept as here-
in changed shall remain in full force wad affect.
SECTION 7. The feet that it is of the greatest publio impor-
tease to put in force immediately the changes in the Zoning Crdineaoe
and Map as hereiaabove provided, for the purpose of providing for the
orderly and progressive growth of the City, and the necessary proteotion
of the lives, health, property and welfare of the citizens creates a
public emergency and an imperative public necessity requiring the snapen-
sion of the Charter Hale providing that ao ordinance or resolution be
passed finally on the date it is introduced and that such ordinance or
resolution shell be read at three (3) several meetings of the City '
Council, and the Mayor, having declared that such public emsrgency and
such imperative public necessity exist, requests that said Charter Rule
be suspended,and that this Ordinance take offset and be in full force
and effect from and after its passage and after its publication one time
as is provided and required by the Charter of the City of Corpus Christi,

Gentlemen:
For the reasons set forth in the emergency clause of the
foregoing ordinance, a public emergency and imperative necessity
exist for the suspension of the Charter rule or requirement that no
ordinanoo or resolution shall be passed finally on the date it is
Introduced, and that such ordinance or resolution shell be read at
three meetings of the City Couaoils I, therefore, hereby request that
you suspend said Charter rule or requirement and pass this ordinance
finally on the date it is introduced, or at the present meeting of the
City Council.
