SPECIAL COUNCIL MEETING
August 13,1975

Mayor Luby called the meeting to order and stated the purpose of the
special meeting was to hold public hearings on zoning applications and any other
business as may properly come before the Council. City Secretary Read noted that
a quorum of the Council and required Charter Officers were present to conduct a
valid meeting.
Chief Planner Larry Wenger presented Application #675-1, Little Theatre
Corpus Christi, for change of zoning from "A-2" Apartment House District to "B-1"
Neighborhood Business District, on Lot 4, Clubhouse Place, located on the south-
west side of South Alameda Street opposite the intersection of University Drive.
The request was heard by the Planning Commission June 10, 1975 and forwarded to
the Council with the recommendation that the request for "B-1" be denied, but in
lieu thereof "AB" Professional Office District be approved. It was the Planning
Staff's opinion that since the area is predominantly residential with multiple
and single-family uses, this would be an intrusion into the area and would establish
a precedence for further intrusion of business, and therefore recommended denial.
Mr. Wenger the applicants had agreed that "B-1" would not be needed and the recom-
mended "AB" would be acceptable.
No one appeared in opposition to the foregoing request and recommendation
of the Planning Commission,
Motion by Lozano, seconded by Sample and passed, that the hearing be.
closed.
Motion by de Ases, seconded by Gulley and passed, that the recommendation
of the Planning Commission be concurred in and Application i675-1, Little Theatre
Corpus Christi, for change of zoning from "A-2" Apartment House District to "B-1"
Neighborhood Business District, on Lot 4, Clubhouse Place, be denied, but in lieu
thereof "AB" Professional Office District be approved, and an ordinance be brought
forward effectuating the change.

from "R -1B" One -family Dwelling District to "B-4" General Business District on a

3.37+ acre tract of the T. W. Shaffer Survey 419, Abstract 570, located on the
northeast corner of McKinzie and UpRiver Road. He described the land use and zoning
in the surrounding area. The application was heard by the Planning Commission on
July 8, 1975 and forwarded to the Council with the recommendation that it be approved.
The Planning Staff concurred in this recommendation as a logical extension of the
existing "B-4" in the immediate area.
No one appeared in opposition to the foregoing application and recommenda-
tion of the Planning Commission.
Motion by Tipton, seconded by Gulley and passed, that the hearing be
closed.
Motion by Gulley, seconded by Tipton and passed, that the recommendation
of the Planning Commission and Staff be concurred in and Application #775-1, Hubert
Huff, for change of zoning from "R -1B" One -family Dwelling District to "B-4" General
Business District on a 3.37+ acre tract of the T. W. Shaffer Survey 419, Abstract
570, be approved as requested and an ordinance be brought forward effectuating the
change.

change of zoning from "AB" Professional Office District to "B-1" Neighborhood
Business District on Lots 1 & 2, Roper Subdivision, located on the northeast corner
of Everhart Road and Curtis Clark Drive. He pointed out the location of the property
on the map and described the land use and zoning in the surrounding area. The

of zoning from "B-1" Neighborhood Business District to "B-4" General Business
District on a 0.51+ acre portion of Lot A, Paisley Subdivision of the Hoffman
Tract, located on the northwest side of Everhart Road, 117' east of South Staples
Street. He pointed out the location of the property on the map and described the
land uses and zoning in the surrounding area. The request was heard by the Planning
Commission on July 8, 1975 and forwarded to the Council with the recommendation
that it be approved as requested. The Planning Staff concurred in this recommenda-
tion as a logical extension of the existing "B-4" in the immediate area.
No one appeared to speak in opposition to the foregoing request and the
recommendation of the Planning Commission.
Motion by Tipton, seconded by Gulley and passed, that the hearing be
closed.

ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME AND PARTICULARLY
AS AMENDED BY ORDINANCE N0. 6106, AS AMENDED, UPON APPLICATION OF LITTLE THEATRE
CORPUS CHRISTI, BY AMENDING THE ZONING MAP BY CHANGING THE ZONING ON LOT 4, CLUB-

ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME AND PARTICUARLY
AS AMENDED BY ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF STEPHEN C.
ROBERTS, TRUSTEE BY AMENDING THE ZONING MAP BY CHANGING THE ZONING ON LOTS 1 & 2,
