AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937, AP-
PEARING OF RECORD IN VOLU14E 9, PAGES 565 ET SEQ OF THE
ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME
TO TIME AND PARTICULARLY AS AMENDED BY ORDINANCE NO.
2266 PASSED AND APPROVED ON THE 4TH DAY OF MAY, 1948,
APPEARING OF RECORD IN VOLUME 16, PAGES 339 ET SEQ OF
THE ORDINANCE AND RESOLUTION RECORDS, BY AMENDING THE
ZONING MAP ADOPTED ON THE 4TH DAY OF MAY, 1948, BY
CHANGING THE ZONING OF BLOCK 5, BARTHLOME ADDITION
FROM "A -1" FIRST APARTMENT HOUSE DISTRICT TO "B -3" SE-
CONDARY BUSINESS DISTRICT; LOTS 9 THROUGH 12 AND 53
THROUGH 56, BOTH INCLUSIVE, BLOCK 1504, PORT ARANSAS
CLIFFS; A FIVE- ACRE TRACT LOCATED AT THE NORTHEAST
CORNER OF HORNE ROAD AND SOUTH PORT INTERSECTION MORE
SPECIFICALLY DESCRIBED HEREIN FROM "B -3" SECONDARY
BUSINESS DISTRICT TO "L —I" LIGHT INDUSTRIAL DISTRICT;
NORTHWEST 100 FEET OF LOTS 10 THROUGH 17, SUBURBAN

TEXAS; AN AMENDMENT TO ARTICLE XVIII, SECTION 3 D (d)
AS SET OUT HEREIN; KEEPING IN EFFECT ALL OTHER PROVI-
SIONS OF THE EXISTING ORDINANCE AS AMENDED, REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, The Zoning and Planning Commissicn has forwarded
to the City Council its reports and recommendations concerning
certain applications for amendment to the Zoning 14ap of the
City of Corpus Christi, Texas; and
i1HEREAS, Public Hearings have been duly held, at which
hearings all persons wishing to appear and be heard were heard,
to consider the same before the City Council of the City of
Corpus Christi, in accordance with proper notice to the Public;
and
JHEREAS, As reflected by the minutes of the meeting of the
City Council on January 8, 1953, it was decided that to approve
the hereinafter set forth amendments would best serve Public
health, necessity and convenience, and the general welfare of
the City and its citizens;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:

SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, passed on the 27th day of August, 1937, appearing of
record in Volume 9, pages 565 et seq of the Ordinance and Resol-
ution Records, as amended from time to time, and in particular
as amended by Ordinance No. 2266, passed and approved by the City
Council on the 4th day of May, 19481 appearing of record in
Volume 16, pages 339 et seq of said Ordinance and Resolution Re-
cords, be and the same is hereby, amended by making the changes
hereinafter set out.
SECTION 2. That the Zoning of that tract of land described
as
-All of Block 5, Barthlome Addition, being that tract of
land bounded by Nueces Bay Boulevard, Antelope and Lilly
Streets, in the City of Corpus Christi, Texas,
use
be changed from "A -1" First Apartment House District /to "B -3"
Secondary Business District use, and the same is hereby rezoned.
SECTION 3. That the zoning of that tract of land describ-
ed as
Lots 9 through 12 and Lots 53 through 56, Block 1504,
Port Aransas Cliffs, being generally the south 300 feet
of that block bounded by Ayers, 17th, Cole and 18th
Streets, in the City of Corpus Christi, Texas,
use
be changed from "R -1" One Family Dwelling District, to "L —I"
Light Industrial District use, and the same is hereby rezoned.
SECTION 4. That the zoning of that tract of land describ-
ed as
A five acre tract of land located at the northeast corner
of Horne Road and South Port intersection; BEGINNING at
a point located 165 feet northwest of the northwest line
of Ayers Street and 157.27 feet northeast of the north-
east line of Horne Road; THENCE north 610 41' west
paralleling the north line of Horne Road a distance of
388.96 feet to a corner; THENCE south 280 20' west along
an existing propert line 57.27 feet to a point; THENCE
north 610 40' west parallel with the north line of Horne
Road and 100 feet therefrom a distance of 370 feet more
or less to the east line of Port Avenue; THENCE north
with the east line of Port Avenue a distance of 460 feet
more or less to a corner, said corner being the southwest
corner of Gulf Drive —In Theater Tract; THENCE south 610
40' east 593.07 feet to a corner; THENCE south 280 20'
west 25 feet more or less to a corner; THENCE south 610
40' east 389.96 feet to a point 165 feet from the north-
west line of Ayers Street; THENCE south 280 20' west
parallel to the northwest line of Ayers Street, a dis-
tance of 314.54 feet to the place of beginning, in the

be changed from "B -3" secondary Business District use to "L —I"
Light Industrial Distroct use, and the same is hereby rezoned.
SECTION 5. That the zoning of that tract of land describ-
ed as
The northwest 100 feet of Lots 10 through 179 Suburban
Homesite Subdivision, being generally described as a strip
of land 100 feet in width lying 100 feet to the northwest
of Oliver Court between Up River (Shell) Road and Leopard
Street, in the City of Corpus Christi, Texas,
be changed from "A -2" Second Apartment House District use to
"B -3" Secondary Business District use, and the same is hereby
zoned.
SECTION 6. That the zoning of that tract of land describ-
ed as
Lots 1 through 6, Block 2, Broadway Court Addition, being
that property lying along the north side of Broadway Court
between Water and Chaparral Streets, in the City of Corpus
Christi, Texas,
be changed from "A -2" Second Apartment House District use to "B -4"
Primary Business District use, and the same is hereby zoned.
SECTION 7. That Section 3 of Article XVIII of said Ordi-
nance No. 2266 is hereby amended and same shall hereafter
read as follows, to —wit:
"ARTICLE XVIII. ADDITIONAL USE, HEIGHT, AREA AND
PARKING REGULATIONS AND EXCEPTIONS.
SECTION 3. Yard and Area Regulations
D. Rear Yard
(d) Garages connected to the main
structure by an open breezeway,
which breezeway shall be defined
as an open, unenclosed, roofed
over structure, shall be construed
as separate structures and may be
located within the rear lot accord-
ing to the normal required yard
areas."
SECTION S. That the official zoning map of the City of
Corpus Christi be and the same is hereby amended as herein or-
dained.
SECTION 9. That the zoning ordinance and map of the City
of Corpus Christi, approved on the 27th day of August, 1937, as
amended from time to time and particularly as amended on the 4th
day of May, 1948, except as herein changed shall remain in full
force and effect.
SECTION 10. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.
SECTION 11. That the necessity of immediately making the
aforesaid changes for the purpose of maintaining at all times
a comprehensive zoning ordinance for the City of Corpus Christi
creates a public emergency and an imperative public necessity re-
quiring the suspension of the Charter rule that no ordinance or
resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at
three several meetings of the City Council, and the Mayor, hav-
ing declared such emergency and necessity to exist, having re-
quested the suspension of said Charter rule and that this ordi-
nance be passed finally on the date of its introduction and that
such ordinance take effect and be in full force and effect from
and after its passage, IT IS ACCORINGLY PASSED AND APPROVED,

ORDINANCE OR RESOLUTION SHALL BE READ AT THREE MEETINGS OF THE CITY COUNCIL;
1, THEREFORE, HEREBY REQUEST THAT YOU SUSPEND SAID CHARTER RULE OR REQUIREMENT
AND PASS THIS ORDINANCE FINALLY ON THE DATE IT IS INTRODUCED OR AT THE PRESENT
MEETING OF THE CITY COUNCIL.
