THE CITY LIMITS LINE REFERRED TO HEREIN IN DESCRIBING SAID SOUTH AREA 15 THE CITY LIMITS LINE AS THE SAME EXISTED PRIOR TO THE ANNEXATION OF SAID TERRITORY By ORDINANCE, AND 7010R TO OCT09ER 26, 1954; A140 -2- WHEREAS, THE ZONING AND PLANNING COMMISSION HAS FORWARDED TO THE CITY COUNCIL ITS REPORT OF RECOMMENDATION FOR THE PERMANENT ZONING OF SAID TERRITORY, IN ACCORDANCE WITH THE PROVISIONS OF SAID ORDINANCE No. 2266; AND WHEREAS, PUBLIC HEARINGS HAVE BEEN DULY HELD CONCERNING THE QUESTION OF SUCH PERMANENT ZONING, AT WHICH HEARINGS ALL PERSONS WISHING TO APPEAR AND BE HEARD WERE HEARD, TO CONSIDER THE SAME BEFORE THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI; AND WHEREAS, IT HAS BEEN FOUND AND DETERMINED BY THE CITY COUNCIL THAT THE SAID TERRITORY SHOULD BE PERMANENTLY ZONED AS INDICATED UPON THE DISTRICT ZONING MAP OF THE SAID AREA, A COPY OF WHICH IS ATTACHED HERETO AND MARKED "EXHIBIT A ", AND THE COUNCIL FURTHER FINDS THAT SUCH PERMANENT ZONING WOULD BEST SERVE PUBLIC HEALTH, NECESSITY AND CONVENIENCE AND THE GENERAL WELFARE OF THE CITY AND ITS CITIZENS: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI, PASSED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD IN VOLUME 9, PAGES 565 ET SEQ OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED 'DY ORDINANCE I`10.1' 8 2266, PASSED AND APPROVED BY THE CITY COUNCIL ON THE 4TH DAY OF MAY, 194, APPEARING OF RECORD IN VOLUME 16, PAGES 339 ET SEQ OF SAID ORDINANCE AND RESOLUTION RECORDS, BE AND THE SAME I5 HERESY AMENDED BY AMENDING SECTION 2 OF ARTICLE V OF SAID ORDINANCE NO. 2266, BY ADDING THE FOLLOWING STATEMENT TO SAID SECTION 2: "THE BOUNDARIES OF THE DISTRICTS WITHIN THE AREA GENERALLY REFERRED TO AS THE SOUTH AREA, ANNEXED BY ORDINANCE TO THE CITY OF CORPUS CHRISTI OCTOBER 27, 1954, FOR PERMANENT ZONING, ARE INDICATED UPON THE ZONING DISTRICT MAP, A COPY OF WHICH 15 MARKED "EXHIBIT A" AND MADE A PART HEREOF, AND WHICH DISTRICT MAP IS MADE A PART OF THIS ORDINANCE. SAID DISTRICT MAP, A COPY OF WHICH 15 MARKED "EXHIBIT A ", AND ALL THE NOTATIONS ANO REFERENCES AND OTHER MATTERS SHOWING THE PERMANENT ZONING OF SAID AREA, SHALL BE AS MUCH A PART -3- OF THIS ORDINANCE AS IF THE NOTATIONS, REFERENCES, AND OTHER MATTERS SET FORTH BY SAID MAP AND CI -TART WERE ALL - FULLY DESCRIBED HEREIN. SAID DISTRICT MAP AIID AUTHENTIC COPIES THEREOF SHALL BE FILED IN THE OFFICE OF THE CITY SECRETARY IN CONNECTION WITH AND AS A PART OF THE OFFICIAL ZONING MAP OF THE CITY OF CORPUS CHRISTI AND THE SAID ZONING MAP OF THE CITY OF CORPUS CHRISTI IS HEREBY AMENDED BY THE ADDITION OF SAID SOUTH AREA SO DIVIDED INTO ZONING DISTRICTS FOR PERMANENT ZONING." FOR THE SAKE OF CLARITY IN PROVIDING A MORE DEFINITE DESCRIPTION OF THE AREAS ZONED IN THE SOUTH SIDE AREAS AS INDICATED ON THE OFFICIAL ZONING DISTRICT MAP ATTACHED HERETO AND MARKED "EXHIBIT A ", IT IS HEREBY ORDAINED THAT ALL THAT AREA ALONG LEXINGTON BOULEVARD WHICH LIES BETWEEN THE ORIGINAL RIGHT -OF -WAY LINES AND THE NEW BUILDING SETBACK LINES AS ESTABLISHED BY ORDINANCE No. 4280 15 ZONED AS "R -1" ONE FAMILY DWELLING D ISTRICT. IT 15 FURTHER DECREED AND OR- DAINED THAT ALL OF THE SAID SOUTH SIDE AREA IS ZONED "R -1" ONE FAMILY DWELLING DISTRICT, SAVE AND EXCEPT THE FOLLOWING: I.
