AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI,
-' ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD
�ad IN VOLUME 9, PAGES 565 ET SEQ OF THE ORDINANCE AND RESOLUTION
RECORDS OF THE CITY OF .CORPUS CHRISTI, AND AS AMENDED FROM
TIME TO TIME THEREAFTER, AND IN PARTICULAR AS AMENDED BY
® ORDINANCE NO. 2266, PASSED AND APPROVED BY THE CITY COUNCIL
ON THE 4TH DAY OF MAY, 1948, APPEARING OF RECORD IN VOLUME
16, PAGES 339 ET SEQ OF THE ORDINANCE AND RESOLUTION RECORDS
OF THE CITY OF CORPUS CHRISTI, BY AMENDING ARTICLE V, SECTION
2, OF SAID ORDINANCE NO. 2266, ADOPTING OFFICIAL ZONING DIS-
TRICT MAPS OF THE CITY, MAKING SUCH MAPS PRIMA FACIE EVIDENCE,
ESTABLISHING ADDITIONAL RULES FOR INTERPRETATION, DESIGNATING
RESPONSIBILITY FOR CUSTODY OF SAID MAPS AND DELEGATION OF
AUTHORITY TO AND IMPOSING THE DUTY OF RECORDING OF SUBSEQUENT
CITY COUNCIL AMENDMENTS THERETO, PROVIDING EXCEPTIONS AND
REPEALING ALL PREVIOUSLY ADOPTED ZONING MAPS AND ORDINANCES
OR PARTS OF ZONING MAPS AND ORDINANCES IN CONFLICT HEREWITH.
WHEREAS, THE CITY COUNCIL HAS DETERMINED THAT IT IS NECESSARY AND
IN THE INTEREST OF THE GENERAL WELFARE OF THE CITIZENS AND PROPERTY OWNERS
OF THE CITY OF CORPUS CHRISTI, TEXAS, TO ADOPT COMPREHENSIVE CURRENT ZONING
DISTRICT MAPS SETTING FORTH THEREON THE BOUNDARIES OF THE VARIOUS ZONING DIS-
TRICTS, TO DESIGNATE RESPONSIBILITY FOR CUSTODY OF SAID MAPS AND TO DELEGATE
AUTHORITY TO AND IMPOSE THE DUTY OF MAKING ALL SUBSEQUENT CITY COUNCIL AUTHOR-
IZED AMENDMENTS TO SAID MAPS, THEREBY KEEPING THEM CURRENT AT ALL TIMES AND TO
REPEAL ALL PRIOR OFFICIALLY ADOPTED ZONING MAPS OF THE CITY:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. THAT THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI,
ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING IN VOLUME 9, AT PAGES 565
ET SEC OF THE ORDINANCE AND RESOLUTION RECORDS OF THE CITY OF CORPUS CHRISTI,
AND AS AMENDED FROM TIME TO TIME, AND IN PARTICULAR AS AMENDED BY ORDINANCE
No. 2266, PASSED AND APPROVED BY THE CITY COUNCIL ON THE 4TH DAY OF MAY, 1948,
AND APPEARING IN VOLUME 16, PAGES 339 ET SEC OF THE ORDINANCE AND RESOLUTION
RECORDS OF SAID CITY, BE AMENDED AS FOLLOWS:
(A) THAT ARTICLE V, SECTION 2, OF SAID ORDINANCE N0. 2266 IS HEREBY
AMENDED SO THAT SAME SHALL HEREAFTER READ AS FOLLOWS, TO -WIT:
"THE BOUNDARIES OF THE VARIOUS DISTRICTS AS ENUMERATED IN
ARTICLE V, SECTION 1, OF THIS ORDINANCE ARE HEREBY ESTABLISHED
AS IDENTIFIED AND DRAWN ON THE FACES OF TRIPLICATE ORIGINAL
ZONING DISTRICT MAPS OF THE CITY OF CORPUS CHRISTI, TEXAS,
WHICH MAPS ARE HEREBY OFFICIALLY ADOPTED AS THE ZONING DISTRICT
MAPS OF THE CITY OF CORPUS CHRISTI, TEEXXAAS, WITH ALL NOTATIONS,
REFERENCES2 LEGENDS SCALES AND EVERY DETAIL SHOWN ON SAID
MAPS TO BE CONSIDERED AS A PART OF THIS ORDINANCE AS FULLY
AND TO THE SAME EFFECT AS IF SAID ZONING DISTRICT MAPS
NOTATIONSI REFERENCES LEGENDS SCALES AND EVERY DETAIL
SHOWN ON THEM WERE FULLY SET FORTH AND DESCRIBED HEREIN.
EACH OF SAID TRIPLICATE ORIGINAL ZONING DISTRICT MAPS SHALL
BEAR FOR IDENTIFICATION AND AUTHENTICATION THE SIGNATURE OF
THE MAYOR OF THE CITY AND THE ATTESTATION OF THE CITY SEC -
RETARV, THE DATE OF THEIR SIGNATURES AND THE NOTATION, 'THIS
ZONING DISTRICT MAP OFFICIALLY ADOPTED BY THE CITY COUNCI�L //J/
OF THE CITY OF CORPUS CHRIISTI, TEXAS BY ORDINANCE NO.,YT '
PASSED AND APPROVED ON .,ZI DAY OF /�L{ 1957.'
ONE OF SAID TRIPLICATE ORIGINAL ZONING DISTRICT'MAPS SHALL
REMAIN ATTACHED TO THIS AMENDMENT OF ORDINANCE No. 2266,
NEVER TO BE CHANGED IN ANY RESPECTS AND SHALL BE FILED WITH
THE CITY SECRETARY AS A PERMANENT RECORD OF THE CITY OF
CORPUS CHRISTI,, TEXAS; ANOTHER OF SAID TRIPLICATE ORIGINAL
ZONING DISTRICT MAPS SHALL BE MAINTAINED BY THE DIRECTOR OF
THE ZONING AND PLANNING DEPARTMENT OF THE CITY AND SHALL BE
AVAILABLE AS A REFERENCES FOR THE GENERAL PUBLIC DURING THE
REGULAR OFFICE HOURS OF THE ZONING AND PLANNING DEPARTMENT;
AND ONE OF THE TRIPLICATE ORIGINAL ZONING DISTRICT MAPS SHALL
ALSO BE MAINTAINED BY THE DIRECTOR OF THE DEPARTMENT OF PUBLIC
WORKS OF THE CITY FOR THE BENEFIT OF THE INSPECTION SECTION
OF THE DEPARTMENT OF PUBLIC WORKS.
IT SHALL BE THE DUTY OF THE DIRECTOR OF THE ZONING AND
PLANNING DEPARTMENT OF THE CITY TO KEEP THE ORIGINAL ZONING
DISTRICT MAPS TO BE MAINTAINED IN THE ZONING AMC) PLANNING
DEPARTMENT AND IN THE DEPARTMENT OF PUBLIC WORKS OF THE CITY
CURRENT AT ALL TIMES SHOWING ON THE FACES OF SAID MAPS ALL
CHANGES, AMENDMENTS OR ADDITIONS THERETO OFFICIALLY AUTHOR-
IZED BY CITY COUNCIL ACTION, NOTING ON SUCH MAPS THE ORDI-
NANCE NUMBER AND DATE OF PASSAGE OF EACH SUCH AMENDMENT
AUTHORIZING ANY CHANGES OR ADDITIONS."

SECTION 2. THE MAPS HEREIN ADOPTED ARE INTENDED TO BE A COMPOSITE
OF ALL ZONING DISTRICTS AS HERETOFORE ESTABLISHED TOGETHER WITH ALL CHANGES
HERETOFORE AUTHORIZED BY CITY COUNCIL ACTION; AND THESE MAPS SHALL BE PRIMA
FACIE EVIDENCE OF THE CORRECT BOUNDARIES OF EACH OF THE USE DISTRICTS SHOWN
UPON THEM AND THE BURDEN OF PROOF SHALL BE ON ANY PERSON; PUBLIC BODY; OR
LEGAL ENTITY CLAIMING THE EXISTENCE OF A ZONING USE DISTRICT OF ANY AREA OTHER
THAN OR IN CONFLICT WITH THAT SHOWN ON THESE MAPS TO ESTABLISH SUCH USE DIS-
TRICT BY THE PRODUCTION OF THE ORDINANCE ESTABLISHING SUCH USE DISTRICT.
IN THE EVENT OF ANY CONFLICT BETWEEN SAID ZONING DISTRICT MAPS AND
ANY PART OF THE CITY'S ZONING ORDINANCE NO. 2266 AS AMENDED; THE PROVISION OR
PROVISIONS OF THE CITY ZONING ORDINANCE NO. 2266 AS AMENDED SHALL CONTROL.
IT SHALL NOT BE NECESSARY TO NEGATIVE ANY ZONED DISTRICT CHANGE AND
USE EXCEPTIONS CREATED BY SUCH CHANGE IN ANY COMPLAINT; INFORMATION OR PETITION
FILED IN INITIATING OR PROSECUTING ANY LEGAL PROCEEDING OR ACTION FOR THE ENFORCE-
MENT OF THE PROVISIONS OF THE CITY'S 20NING ORDINANCE AND AMENDMENTS THERETO.
SECTION 3. IN ADDITION TO THE RULES SET FORTH IN ARTICLE XXIII OF
ORDINANCE NUMBER 2266; IN INTERPRETING THE ZONING USE DISTRICTS SET FORTH ON
THESE MAPS; WHERE ANY BLOCK THEREON SHOWS TWO (2) OR MORE DIFFERENT USE DIS-
TRICTS; WHERE AN ORDINANCE HAS SPECIFICALLY ESTABLISHED THE BOUNDARIES BETWEEN
SUCH DISTRICT OR DISTRICTS; THE BOUNDARIES AS FIXED IN THE LATEST ORDINANCE
OR ORDINANCES; OTHER THAN THIS ORDINANCE, SHALL CONTROL IN ESTABLISHING THE
EXTENT OF SUCH USE DISTRICT OR DISTRICTS.
THESE MAPS ARE NOT INTENDED TO CHANGE ANY BUILDING SET -BACK REQUIRE-
MENTS ESTABLISHED BY ORDINANCE; RESTRICTION; COVENANT OR AGREEMENT.
THE AREA ZONED AS SI13-3° DISTRICT ON THE Nd CORNER OF THE INTERSECTION OP
ANNAPOLIS AND SOUTH STAPLES STREETS IS INTENDED TO INCLUDE WITHIN SAID "B -3"
DISTRICT ALL OF LOT 61 BLOCK 3, BELLAIRE ADDITION TO THE CITY OF CORPUS CHRISTI;
TEXAS.
SECTION 4. ANY SUBSEQUENT AMENDMENT OF THIS ORDINANCE BY OFFICIAL
CITY COUNCIL ACTION WHICH CHANGES ANY ZONED DISTRICT TO A ZONED DISTRICT USE
CLASSIFICATION OTHER THAN AS IDENTIFIED ON THE HEREIN ADOPTED ZONING DISTRICT
MAPS OF THE CITY SHALL; AS TO THE PERMITTED PROPERTY USES WITHIN SUCH CHANGED
ZONED DISTRICT CLASSIFICATION; BE CONSIDERED AS EXCEPTIONS TO THE PROPERTY
USES PERMITTED IN THE ZONED DISTRICT IDENTIFIED ON SAID ZONING DISTRICT MAPS.

SECTION 5. ALL PREVIOUS OFFICIALLY ADOPTED ZONING MAPS, DISTRICT
MAPS OR ZONING DISTRICT MAPS IN CONFLICT WITH THE ZONING DISTRICT MAPS HERE-
WITH OFFICIALLY ADOPTED BY THE CITY OF CORPUS CHRISTI, TEXAS, ARE HEREBY
EXPRESSLY REPEALED.
SECTION 6. THAT THE ZONING DISTRICT MAPS HEREIN ADOPTED BE AMENDED
TO SHOW LOTS 1 THROUGH 111 BLOCK 4, PARKDALE VILLAGE, BEING ALL OF THOSE LOTS
FRONTING ON THE WEST SIDE OF THE 4600 BLOCK OF PARKDALE DRIVE AND GOLLIHAR
ROAD, TO BE ZONED AS "A -1" FIRST APARTMENT HOUSE DISTRICT AS APPROVED BY THE
CITY COUNCIL ON THE 8TH DAY OF MAY, 19571 AND AS SET FORTH IN ORDINANCE NO.
4800 PASSED AND APPROVED ON THE 22ND DAY OF MAY, 1957•
THAT THE ZONING DISTRICT MAPS HEREIN ADOPTED BE AMENDED TO SHOW
LOTS 13 THROUGH 22, BLOCK 9, AND LOTS 1 THROUGH 61 BLOCK 131 PARKDALE VILLAGE,
UNIT #21 BEING THAT PROPERTY LOCATED ON THE WEST SIDE OF GOL41HAR ROAD IN THE
4500 BLOCK, TO BE ZONED AS "A -1" FIRST APARTMENT HOUSE DISTRICT AS APPROVED
BY THE CITY COUNCIL ON THE 8TH DAY OF MAY, 1957, AND AS SET FORTH IN ORDINANCE
NO. 4800 PASSED AND APPROVED ON THE 22HO DAY OF MAY, 1957.
THAT THE ZONING DISTRICT MAPS HEREIN ADOPTED BE 'AMENDED TO SHOW
THAT TRACT OF LAND HAVING A FRONTAGE OF 30.74 FEET ON EVERHART ROAD MEASURED
SOUTHWESTERLY FROM A POINT 180 FEET SOUTHWEST OF THE ORIGINAL CENTER LINE OF
GOLLIHAR ROAD (PARKDALE DRIVE EXTENDING TO A DEPTH GF 192.98 FEET, BEING
LOCATED AT 4513 EVERHART ROAD, TO BE ZONED AS "B -1" NEIGHBORHOOD BUSINESS
DISTRICT AS APPROVED BY THE CITY COUNCIL ON THE 30TH DAY OF APRIL, 1957,
AND AS SET FORTH IN ORDINANCE No. 4801 PASSED AND APPROVED ON THE 22ND DAY
OF MAY, 1957•
SECTION 7. THAT ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT
HEREWITH ARE HEREBY REPEALED.
