AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. I 6, AS AMENDED, UPON APPLICATION OF
M. J. HOT MIX CORPORATION BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACTS "A" AND "C" FROM "F -R" FARM RURAL DISTRICT$
TO "B -4" GENERAL BUSINESS DISTRICT, AND ON TRACT "B" FROM
"F -A" FARM RURAL DISTRICT TO "R -1B" ONE- FAMILY DWELLING
DISTRICT, SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES
COUNTY, TEXAS; KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City

Council its reports and recommendations concerning the application of
M. J. Hot Mix Corporation for amendment to the
zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday ,
May 19, 1976 , at Special Council. Meeting of the City
Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
f amendment would best'serve public health, necessity and convenience and
1 the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, Pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance N6. 6106, as amended, be and the same is hereby amended by
making the change hereinafter__set out. MICROFILMED

SECTION 2. That the Zoning on the following described tracts
be changed as follows:
That Tracts A and C be changed from "F -R" Farm -Rural District
to "B -4" General Business District, said tracts being described as follows:
Being a tract or parcel consisting of 11.900 acres of land, more or less,
out of Survey 416, Abstract 838, Nueces County, Texas and being out of
Share No. 2 to George Frank in Partition Deed recorded in Volume 142, Page
579 of the Deed Records of Nueces County, Texas and being out of the
remainder of a 101.3 acre tract recorded in Volume 177, Pages 581 through
583 of the Deed Records of Nueces County, Texas.
BEGINNING at a point in the northeast right -of -way line of Leopard
Street (S.H. TOM for the southeast corner of the herein described tract,
said point being N 00' 06' 00" W 195.05 feet with the original east line
of said 101.3 acre tract from the original southeast corner of said
101.3 acre tract;
THENCE N 65' 15' 00" N 1,333.99 feet with the northeast right- of -way
line of Leopard Street to a point in the cut -back line at the northeast
corner of the intersection of Leopard Street and Rand Morgan Road for
a southwest corner of the herein described tract;
THENCE N 32' 40' 25" 14 89.25 feet with said cut -back line to a point
in the east right -of -way line'of Rand 14organ Road for a southwest corner
of the herein described tract;
THENCE N 00' 06' 00" w 213.16 feet with the east right -of -way line of
Rand Morgan Road to a point for the southwest corner of Lot 1, Block B,
Frank Addition, as recorded in Volume 37, Page 199 of the Plat Records of
Nueces County, Texas for the most westerly corner of the herein described
tract;
THENCE S 65' 15' 00" E 174.90 feet with the southwest line of said
Lot 1, Block B, Frank Addition to the southeast corner thereof for an
interior corner of the herein described tract;
THENCE N 00' 06' 00" W 150.00 feet with the east line of said Lot 1,
Block B, Frank Addition to the northeast corner thereof for the most
northerly corner of the herein described tract;
THENCE S 65' 15' 00" E, 817.38 feet to the point of curvature of a
curve to the left having a central angle of 24' 51' 00 ", a radius of
345.34 feet and a tangent of 76.09 feet;
THENCE 149.78 feet along said curve to the left to a point of tangency;
THENCE N 89' 54' 00" E 213.00 feet to a point in the original east line
of said 101.3 acre tract for the northeast corner of the herein described
tract;
THENCE S 00' 06' 00" E 550.00 feet with the original east line of said
101.3 acre tract to the POINT OF BEGINNING containing 11.900 acres, more
or less.

Being a tract or parcel consisting of 6.111 acres of land, more or less,
out of Survey 416, Abstract 838 and Survey 421, Abstract 572, Nueces
County, Texas, and being out of Share No. 2 to George Frank in Partition
Deed recorded in Volume 142, Page 579 of the Deed Records of Nueces
County, Texas and being out of the remainder of 101.3 acre tract recorded
in Volume 177, Pages 581 through 583 of the Deed Records of Nueces County,
Texas.
BEGINNING at a point in the southwest right -of -way line of Interstate
Highway 37 for the most northerly corner of the herein described tract and
the most easterly corner of Lot 2, Block A, Frank Addition as recorded in
Volume 28, Page 45 of the Plat Records of Nueces County, Texas;
THENCE with the southwest line of Interstate Highway 37 as follows:
S 470 51' 57" E 333.21 feet to a corner of the herein described tract;
S 56° 30' 00" E 209.97 feet to a corner of the herein described tract;
S 66° 42' 33" E 321.60 feet to a point for the northeast corner of the
herein described tract and the northeast corner of said remainder of
said 101.3 acre tract;
THENCE S 000 06' 00" E 200.00 feet with the original east line of-said
101.3 acre tract to a point for the southeast corner of the herein described
tract;
THENCE S 890 54' 00" 4•1 213.00 feet to the point of curvature-of a curve
to the right having a central angle of 37° 16' 41 ", a radius of 467.00 feet
and a tangent of 157.52 feet;
THENCE 303.84 feet along said curve to the right to a point.of tangency;

out of Survey 416, Abstract 838, Nueces County, Texas and being out of
Share No. 2 to George Frank in Partition Deed recorded in Volume 142, Page
579 of the Deed Records of Nueces County, Texas and being out of the re-
mainder of a 101.3 acre tract recorded in Volume 177, Pages 581 through 583
of the Deed Records of Nueces County, Texas

Road for the southwest corner of Lot 2, Block A, Frank Addition, as recorded

THENCE 149.78 feet along the arc of said curve to the right to a point
of tangency;
THENCE N 65' 15' 00" 41 817.38 feet to a point for the northeast corner
of Lot 1, Block 8, Frank Addition as recorded in Volume 37, Page 199 of the
Plat Records of Nueces County, Texas;
THENCE N 65' 15' 00" W 174.90 feet with the northeast line of said
Lot 1 to a point in the east right -of -way line of Rand Morgan Road for the
northwest corner of said Lot 1 and the southwest corner of the herein
described tract;
THENCE N 00' 06' 00" 11 1,756.44 feet with the east right -of -way line
of Rand Morgan Road to the POINT OF BEGINNING containing 54.661 acres of
land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in full
force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative piiblic necessity requiring the suspension of the Charter rule
that no ordinance or resolution shall be passed finally on the date of its
introduction and that such ordinance or resolution shall be read at three
several meetings of the City Council, and the Mayor having declared that
such emergency and necessity exist; and iidving requested the suspension
of the Charter rule and that this ordinance be passed finally on the
date of its introduction and take effect and be in full force and effect
from and after its passage, IT IS ACCORDINGLY SO ORDAINED, this the 19
day of Y 1921.

FOR THE REASONS SET FORTH IN THE EMERGENCY CLAUSE OF THE FOREGOING
ORDINANCE, A PUBLIC EMERGENCY AND IMPERATIVE NECESSITY EXIST FOR THE SUSPEN-
SION OF THE CHARTER RULE OR REQUIREMENT THAT NO ORDINANCE OR RESOLUTION SHALL
BE PASSED FINALLY ON THE DATE IT IS INTRODUCED, AND THAT SUCH ORDINANCE OR
RESOLUTION SHALL BE READ AT THREE MEETINGS OF THE CITY COUNCIL; 1, THEREFORE,
REQUEST THAT YOU SUSPEND SAID CHARTER RULE OR REQUIREMENT AND PASS THIS ORDI-
NANCE FINALLY ON THE DATE IT IS INTRODUCED, OR AT THE PRESENT MEETING OF THE
CITY COUNCIL.
