AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE QRDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
CORPUS CHRISTI INDUSTRIAL COMMISSION BY
AMENDING THE ZOtNING MAP BY CHANGING THE ZONING ON
PORTIONS OF LOTS 3, 4, AND 13, AND ALL OF'LOTS 5
AND 12, SECTION 5, RANGE VIII, GUGENHEIM-COHN FARM LOTS.
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "R -1B" ONE -FAMILY DWELLING DISTRICT
TO"I-2" LIGHT INDUSTRIAL DISTRICT
; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to. the City Council
its reports and recommendations concerning the application of
Corpus Christi Industrial Commission for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday.

City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter.

SECTION 2. That portions of Lots 3, 4, and 13, and all of Lots 5
and 12, Section 5, Range VIII, Gugenheim-Cohn Farm Lots, situated in the City of
Corpus Christi, Nueces County, Texas, be rezoned from "R -1B" One -family Dwelling
District to "I-2" Light Industrial District, said tract or parcel being more
fully described as follows:
FIELD NOTES FOR A TRACT OF LAND CONSISTING OF A PORTION OF LOTS
3,4,AND 13 AND ALL OF LOTS 5 AND 12, SUCTION 5, RANGE VIII,
GUGENHEIM AND COHN'S FARM LOTS, CORPUS CHRISTI, NUECES COUNTY,
TEXAS, A5 SHOWN BY MAP OF RECORD IN VOLUME A, PAGE 53, MAP
RECORDS OF NUECES COUNTY.
Beginning at an iron rod in the West boundary of Lot 4,
Section 5, Range VIII, Gugenheim and Cohn's Farm Lots, from
whence, the Northwest corner of said Lot 4, bears N 0" - 16' -
00" E, a distance of 30.00 feet.
Thence; N 89° - 55' - 50" E, along a line thirty (30) feet
South of and parallel to the North boundary of said Lot 4, Section
5, a distance of 783.14 feet to an iron rod in the Southwest right-
of-way line of North Padre Island Drive for a corner of this tract.
Thence; in a Southeasterly direction along a curve having
a radius of 1503.45 feet, central angle of 16° - 40' - 20", tangent
of 220.31 feet, a' -'distance of 437.48 feet to an iron rod for the
point of tangency and corner of this tract.
Thence; S 45° - 14' - 25" E, and continuing along said Southwest
right-of-way line of No.Padre Island Drive,a distance of 258.85
feet to an iron rod for corner.
Thence; S 40° - 32' -00" E, and continuing along said right-
of-way line, at 185.15 feet, an iron pipe in the common boundary
of Lots 3 and 4, said Section 5, Range VIII,in all, a total of
454.64 feet to an iron pipe, for the most easterly Northeast
corner of this tract.
Thence; S 49" - 28' - 00" W, a distance of 232.62 feet to an
iron pipe in the common boundary of Lots 3 and 4 , said Section 5,
for a corner of this tract.
Thence; S 0" - 16' - 00"'W, along the East boundary of Lots
4, 5, 12 and 13, said Section 5, Range VIII, at 1638.27 feet a
concrete monument, the common corner of Lots 5,6,11 and 12, said
Section 5, in all, a total of 3423.93feet to an iron pipe in the
Northwest boundary of Old Brownsville Road, a one -hundred twenty
(120') foot road, for a corner of this tract.
Thence; in a Southwesterly direction along a curve having a
radius of 5789.65 feet, central angle of 2" - 32' - 55", tangent
of 128.79 feet, a distance of 257.53 feet to an iron rod for the
point of tangency and corner of this tract.
Thence; ; 48° - 53' - 55" W,at 858.03 feet an iron rod.in
the Northeast right-of-way line of a fifty (50) foot railroad
right-of-way described in Vol. 295, Page 499, Deed Records of
Nueces County,.Texas, at 909.11 feet,the Southwest right-of-way
line of said railroad R.O.W., in all a total of 970.92 feet to an
iron rod, for a corner of this tract.

Thence; N 89° - 47' - 00" W, along the North boundary of a
0.83 acre tract described in Volume 316, Page 603, Deed Records
of Nueces County, Texas, a distance of 11.42 feet to an iron rod
for corner, said iron rod being also the most Easterly corner
of a 0.0696 acre tract of land described in quitclaim deed to
Mr. Oscar Vannoy recorded in Volume 1611, Page 267, Deed Records
of Nueces County, Texas.
Thence; N 45° - 48' - 00" W, a distance of 18.29 feet to an
iron rod for corner.
Thence; N 87° - 40' - 23" W, a distance of 183.23 feet to an
iron rod for corner. -
Thence; S 2"-- 18' - 0D" W, a distance of 19.47 feet to an
iron rod in the North boundary said 0.83 acre tract for a corner
of this tract.
Thence; N 89° - 47° - 0D" W, along the North boundary of
said 0.83 acre tract, a distance of 218.80 feet to an iron rod
in the West boundary of Lot 13, said Section 5, Range VIII, for
the Southwest corner of this tract. Said point being also the
Northwest corner of said 0.83 acre tract.
Thence; N 0° - 16' - 00" E, along the common boundary of
the Margaret Kelly Lands and Lots 4, 5, 12, and 13 said Section 5,
Range VIII, at 876.94 feet an iron rod in the Southwest right-of-
way line of a previously mentioned railroad R.O.W., at 978.36,
an iron rod -in the Northeast line of said railroad R.O.W., at
2615.95 feet, an iron pipe found on line being the. Northeast
corner and Southeast corner respectively of lots 2 and 1
Margaret Kelly Lands, in all, a total of 5252.54 feet to the
point of -beginning.
Containing in all a total of 150.529 acres of land.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August. 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency

and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and after its passage,
IT IS ACCORDINGLY SO ORDAINED, this the 7th day of May
19 80 .

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
