AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
CITY OF CORPUS CHRISTI AND TIM CLOWER, TRUSTEE, BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACT "A" FROM "I-2" LIGHT INDUSTRIAL DISTRICT TO
"R -1B" ONE FAMILY DWELLING DISTRICT;
FROM "I-2" LIGHT INDUSTRIAL DISTRICT AND "A-1"
APARTMENT HOUSE DISTRICT TO "R -1B" ONE FAMILY DWELLING
DISTRICT ON TRACIS'8",AND "C", ALL OF SAID TRACTS BEING
OUT OF LOT 8, SECTION 7, BOHEMIAN COLONY LANDS,
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS; KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE
EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of City of Corpus
Christi and Tim Clower, Trustee, for amendment to the zoning map of
'the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the.public, said public hearing having been held on
November 19, 1980 , at Special
Wednesday
Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the zoning of Tract A be and the same is hereby
changed from "I-2" Light Industrial District to "R -1B" One Family Dwelling
District; Tracts B and C are hereby changed from "I-2" Light Industrial
District and "A-1" Apartment House District to "R -1B" One Family Dwelling
District, said three tracts being out of Lot 8, Section 7, Bohemian Colony
Lands, and being more particularly described as follows:
TRACT A
FIELDNOTES FOR 0.478 acres of land proposed for R -1B zoning out of Lot 8,
Section 7, Bohemian Colony Lands, a map of which is recorded in Volume A, Page
48, Map Records of Nueces County, Texas:
BEGINNING at a point on the centerline of Greenwood Drive (80 foot wide)
for the Northwest corner of this tract from which corner the North corner of
said Lot 8, bears North 29°00'00" East 465.10 feet;
THENCE South 61°00'00" East leaving said centerline 264.00 feet for the
Northeast corner of this tract;

BEGINNING at a point on the East boundary line of a 3.753 acre tract of land
conveyed to the City of Corpus Christi by Paisano, Ltd., by deed recorded in Vol-
ume 1697, Page 328, Deed Records, Nueces County, Texas, from which corner the South-
west corner of said Lot 8, Section 7, bears South 29°00'00" West 361.88 feet to a
point on the North boundary line of a 50 foot drainage easement, same being the
South boundary line of said Lot 8, Section'7, and with said boundary line North
61°00'00" West 542.38 feet;
THENCE North 29°00'00" East, with said East boundary line of said 3.753
acre tract, 94.14 feet for a corner of this tract;
' THENCE South 61°00'00" East, 57.60 feet for a corner of this tract and
the point of curvature of a circular curve to the right which has a central angle
of 90°00'00", a radius of 10.00 feet, a tangent distance of 10.00 feet and an arc
length of 15.71 feet;
THENCE with said curve to the right 15.71 feet for the point of tangency;
THENCE South 61°00'00" East 60.00 feet for an inside corner of this tract;
THENCE North 29°00'00" East 31.06 feet for a corner of this tract;
THENCE South 61°00'00" East 116.00 feet for an inside corner of this tract;

this tract;

THENCE North 61°00'00" West -116.00 feet for an inside corner of this tract;

TRACT C
Being that tract or parcel generally referred to as Los Encinos
Park, and being a portion of Lot 8, Section 7, Bohemian Colony
Lands, situated in the City of Corpus Christi, Nueces County,
Texas, as shown by map recorded in Volume A, page 48, Map Records
of Nueces County, Texas.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force'and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from ander its passage,
IT IS ACCORDINGLY SO ORDAINED, this the Aq day of

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for'the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
