AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937, ,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
NUECES DEVELOPMENT COMPANY - BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACTS A. B AND C. BEING PORTION OF LOT D, EDWIN
FARM LOTS
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "R -1B" ONE FAMILY DWELLING DISTRICT
TO "8-1" NEIGHBORHOOD BUSINESS DISTRICT ON TRACT A;
TO "A-1" APARTMENT HOUSE DISTRICT ON TRACT B, AND
TO "R-2' MULTIPLE DWELLING DISTRICT ON TRACT C,
SAID TRACTS BEING MORE FULLY DESCRIBED HEREINAFTER;
KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXIST-
ING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
Nnpre' Development ,Company for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on
January 14, 1981

at Special Council Meeting of the

City Council in the Council Chamber at City Hall in the .City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the zoning of the following described parcels or
tracts of land be and the same are hereby changed from "R -1B" One Family
Dwelling District to 9B-1" Neighborhood Business District as to Tract A;
to "A-1" Apartment House District as to Tract B; and to "R-2" Multiple Dwelling
District as to Tract C, said parcels being out of Lot D, Edwin Farm Lots,
situated in the City of Corpus Christi, Nueces County, Texas, and described
as follows:
TRACT A
Being a tract of 1.884 acres of land, more or less, out
of Lot D, Edwin Farm Lots, as shown by plat recorded
in Volume 22, page 54, of the Map Records of Nueces County,
Texas, and further described by metes and bounds as follows:
BEGINNING at a point which is the intersection of the East
right-of-way line of Cliff•Moss Drive and the Southeast right-
of-way line of Old Brownsville Road, said beginning point
:for a Westerly corner of this tract;
THENCE along said Southeast right-of-way line of Old Browns-
ville Road N54°20'15"E 487.33 feet to a point for the North-
ernmost corner of this • tract, said point also being the West-
ernmost'corner of Lot 1, Block 2, Southbridge Unit I, as
shown by plat recorded in Volume 46, Page 25, Map Records,
Nueces County, Texas; •
THENCE along the Southwest boundary•line of said Block
2, Southbridge Unit I, S35°39'45"E 185.61 feet to a point
for the Southernmost corner of Lot 4, Block 2, said South-
bridge Unit I, and for a Northeast corner of this tract;
THENCE S00°33'10"W 142.34 feet to a point for the Southeast
corner of this tract;
THENCE N89°26'50"W 502.82 feet to a point in the
of -way line of Cliff Moss Drive.for the Southwest

THENCE along said East right-of-way line of Cliff

TRACT B
Being a tract of 3.344 acres of land, more or less, out
of Lot D, Edwin Farm Lots, as shown by plat recorded in
Volume 22, page 54, of the Map Records of Nueces County,
Texas, and further described by metes and bounds as follows:
BEGINNING at a point in the East right-of-way of Cliff Moss
Drive, which bears SO0°17'14"W 4.17 feet from the intersection
of the. said East right-of-way line of Cliff Moss Drive and the
Southeast right-of-way line of Old Brownsville Road, said be-
ginning point for the Northwest corner of this tract;
THENCE S89°26'50"E 255.00 feet to a point for the Northeast
corner of this tract;
THENCE S00°33'10"W 573.61 feet to a point in the North•boundary
line of the West Oso Independent School District tract, as
shown by deed recorded in Volume 85, Page 403, of the Deed Re-
cords of Nueces County, Texas for the Southeast corner of this
tract;

THENCE along said North boundary line of the West Oso Indepen-
'dent School District tract, N89°45'40°W 252.34 feet to a point
in said East right-of-way line of Cliff Moss Drive for the
Southwest corner of this tract:
THENCE along the said East right-of-way line of Cliff Moss
Drive N00°17'14"E 575.00 feetto the POINT OF BEGINNING.
TRACT C
Being a tract of 3.259 acres of land, more or less, out
of Lot D, Edwin Farm Lots, as shown by plat recorded in
Volume 22, page 54, Map Records of Nueces County, Texas,
and further described by metes and bounds as follows:
BEGINNING at a point in the Northerly boundary line of the
West Oso Independent School District tract which is recorded
in Volume 85, Page 403, Deed Records of Nueces.County, Texas,
which bears S89°45'40"E 252.34 feet from the intersection
of said Northerly boundary line of the West Oso Independent
School District tract and the East right-of-way line of
Cliff Moss Drive;
THENCE N00°33'10"E 573.61 feet to a point for the Northwest
corner of this tract;
THENCE S89°26'50"E 247.82 feet to a point for the Northeast
corner of this tract;

THENCE S00°33'10"W 572.25 feet to•a point in said Northerly
boundary line of West Oso Independent School District tract;
THENCE with the said Northerly boundary line of the West Oso
Independent School District tract N89°45'40"W 247.82 feet
to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effe t from and after its passage,
IT IS ACCORDINGLY SO ORDAINED, this the f day of January

TO THE MEMBERS OF THE CITY COUNCIL

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
