AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENI]ED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
MESSRS. NIXON M. WELSH, JIM GUNN AND BILL OGLETREE BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACTS A, B, C AND D, BEING OUT OF SECTION 19, FLOUR
BLUFF & LNLINAL FARM ANU GAKULN IKALTS
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "FR" FARM -RURAL DISTRICT
TO "R -1B" ONE FAMILY DWELLING DISTRICT ON TRACT A;
TO "A-1" APARTMENT HOUSE DISTRICT ON TRACT B;
TO "B-4'.' GENERAL BUSINESS DISTRICT ON TRACT C; AND
TO "B-1" NEIGHBORHOOD BUSINESS DISTRICT ON TRACT D;
KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING
ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN CON-
FLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Messrs. Nixon
M. Welsh, Jim Gunn and Bill Ogletree for amendment to the zbning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
Janyary 14, 1981
, at Special
Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the zoning of the hereinafter more fully described
tracts be and the same is hereby changed from "FR" Farm -Rural District, said
tracts being out of Section 19, Flour Bluff and Encinal Farm and Garden Tracts:
Tract A, changed to "R -1B" One Family Dwelling District; Tract B, changed to
"A-1" Apartment House District; Tract C, changed to "B-4" General Business
District; and Tract D, changed to "B-1" Neighborhood Business District, said
tracts being described by metes and bounds as follows:.
TRACT A
Being the Southwest one-half of Lots 23 and 24, and
25 and 26, Section 19, Flour Bluff and Encinal Farm and
Garden Tracts as shown by plat recorded in Nueces County,
Texas Map Records, Volume A, pages 41, 42 and 43, save
and except the rights-of-way of Saratoga Boulevard and
Rodd Field Road and the land described within tracts
"B", "C" and "D", the tract described herein more fully
described by metes and bounds as follows and containing
35.9 acres:
BEGINNING at the intersection of the Northwest boundary line
of said Lot 26, and the Northeast right-of-way line of Sara-
toga Boulevard for the Westernmost corner of this tract, said
Westernmost corner being located N29°01'00"E 60.00 feet from
the Westernmost corner of said Lot 26;
THENCE N29°01'00"E 1920.00 feet along said Northwest boundary
line of Lot 26 and the Northwest boundary line of said Lot 23
to a point for the Northernmost corner of this tract;
THENCE S60°59'00"E 740.00 feet to a point for the Easternmost
corner of this tract;
THENCE S29°01'00"W pass the Northeast boundary line of said
Lot,25 790.00 feet to a point in said Lot 25 for an Easterly
corner of this tract;
THENCE S60°59'00"E 260.00 feet to a point for an Easterly
corner of this tract;
THENCE S29°01'00"W 628.00feet to the point of curvature of
a circular curve to the right, said curve having a central
angle of 90°00'00", a radius of 253.00 feet and a tangent
length of 253.00 feet;
THENCE along the arc of said curve 397.00 feet to the.point
of tangency;
THENCE N60°59'00"W 400.00 feet to a point for a Southerly
corner of this tract;
THENCE S29°01'00"W 260.00 feet to a point in said Northeast
right -or -way line of Saratoga Boulevard for a Southerly
corner of this tract;
THENCE along said. Northeast right-of-way line of Saratoga
Boulevard N60°59'00"W 350.00 feet to the POINT OF BEGINNING.

TRACT B
Being a 4.71 acre tract of land, more or less, out
of Lots 24 and 25, Section 19, Flour Bluff and Encinal
Farm and Garden Tracts, as shown by plat recorded in
Nueces County Map Records, Volume A, pages 41, 42 and
43, and further described by metes and bounds as follows:
BEGINNING at the point of intersection of the Northeast boundary
line of said Lot 25 and the Northwest right-of-way line of Rodd
Field Road, which bears N60°59'00"W 60.00 feet from the Eastern-
most corner of said Lot 25, said beginning. point for a Souther-
ly corner of this tract;
THENCE S29°01'00"W 250.00 feet along said Northwest right-of-
way line of Rodd Field Road to a point for the Southernmost
corner of this tract;
THENCE N60°59'00"E 260.00 feet to a point in said Lot 25, for
a southerly corner of this tract;
THENCE N29°01'00"E 130.00 feet to a point in said Lot 25, for
an interior southerlycorner of this tract;
THENCE N60°59'00"W 260.00 feet to a point in said Lot 25, for.-.
the Westernmost corner of this tract;
THENCE N29°01'00"E pass the common boundary line between said

TRACT C
Being a 9)OJi acre tract of land, more or less, out
of Lots 25 and 26, Section 19, Flour Bluff and Encinal
, Farm and Garden Tracts as recorded in Volume A, pages
41, 42 and 43, Map Records, Nueces County, Texas, and
more particularly described by metes and bound as
follows:
BEGINNING at a point in the Northwest right-of-way Line of Rodd
Field Road which bears S29°01'00"W 250.00 from the intersection
of the Northeast boundary line of said Lot 25 .and the Northwest
right-of-way line of Rodd Field Road, saidbeginning point for
the easternmost corner of.this tract;
THENCE along said Northwest right-of-way line of Rodd Field Road,
S29°01'.00"W 508.00 feet to the point of curvature of a circular
curve to the right, said curve having a central angle of 90°00'
00", a radius of 513.00 feet, and a tangent length of 513.00
feet;
THENCE along the arc of said curve which is the right-of-way
line of Rodd Field Road and Saratoga Boulevard 806.00 feet to
the point of tangency; said point of tangency being in the North-
east right-of-way line of Saratoga Boulevard;

line of Saratoga Boulevard to a point which bears S60°59'00"E
350.00 feet from the intersection of the Northwest boundary
line of said Lot 26 and the said Northeast right-of-way line
of Saratoga Boulevard for the Westernmost corner of this tract;
said Westernmost corner being N29°01'00"E 60.00 feet from the
Westernmost corner of said Lot 26;
THENCE N29°01'00"E 260.00 feet to a point for a Northerly
corner of this tract;
THENCE S60°59'00"E 400.00'feet to the point of curvature of a
circular curve to the left;. said curve having a central angle

TRACT D
Being a 3.5 acre tract of land; more or less, out of
Lot 24, Section 19, Flour Bluff and Encinal Farm and
Garden Tracts as recorded in Volume A, pages 41, 42
and 43, Map Records of Nueces County, Texas and more
fully described by metes and bounds as follows:
BEGINNING at the point of intersection of the Southwest boundary
line of said Lot 24 and thie Northwest right-of-way line of Rodd
Field Road for the Southernmost corner of this tract;
THENCE N60°59'00"W 260.00 feet to a point for the Westernmost
corner of.this tract; .
THENCE N29°01'00"E 660.00 feet to a point for the Northernmost
corner of this tract;
THENCE S60°59'00"E 260.00 feet to a point in the said Northwest
right-of-way line of Rodd Field Road for the Easternmost corner
of this tract;
THENCE S29°01'00"W 660.00 feet with the said Northwest right-
of-way line of Rodd Field Road to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts -of ordinances in conflict
herewith are hereby expressly repealed.

SECTION 6. That the necessity of immediately making aforesaid
change for the purpose'of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc—
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and take effect and be in full force and effect from and e ter its passage,
IT IS ACCORDINGLY SO ORDAINED, this the /4 day of

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, and that such ordinance or resolution shall be read
at three meetings of the City Council; I, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally,on the date it
is introduced, or at the present meeting of the City Council.
