AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
TUCKER PROPERTIES BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
TRACT C, BEING A PORTION OF LOT 2, SECTION 8,
BOHEMIAN COLONY LANDS
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "R -1B" ONE FAMILY DWELLING
TO "K -L" MULIWYLL UWLLLIN( UISIKII.I
; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
Tucker Properties for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before_the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday,
May 6, 1981
, at Regular Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was:decided
by the City Council that to approve the hereinafter"set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is"hereby amended by making the change hereinafter
set out.

SECTION 2. That the zoning of the hereinafter more fully
described portion of Lot 2, Section 8, Bohemian Colony Lands, situated in
the City of Corpus Christi, Nueces County, Texas, be and the same is hereby
changed from "R -1B" One Family Dwelling District to "R-2" Multiple Dwelling
District, said tract being more particularly described as follows:
TRACT C
Being a parcel or tract of 37.60 acres of land, more
or less, out of Lot 2, Section 8, Bohemian Colony Lands,
a map of which is recorded in Volume "A", page 48, Map
Records of Nueces County, Texas:
BEGINNING at the point of intersection of the existing Northwest right-of-
way line of the United States Naval Air Station (50 feet wide) Railroad right
of -way adjacent to Kostoryz Road and the common boundary line of Lots 2 and 3,
said Section 8 for the South corner of this tract from which corner a point on
the centerline of Kostoryz Road marking the South corner of Lot 2, the East
corner of Lot 3 bears South 61°32'10" East 80.00 feet;
THENCE North 61°31'10" West, along the aforementioned common line,
1,025.20 feet for the West corner of this tract;
THENCE North 28°28'50" East, leaving said common line of Lots 2 and 3,
342.50 feet for the North corner of this tract;
THENCE South 61°31'10" East 160.00 feet for an inside corner of this tract;.
THENCE North 28°28'50" East 24.00 feet for a corner of this tract;
THENCE South 61°31'10" East 101.50 feet for a corner of this tract;*
THENCE South 28°28'50" West 68.50 feet for an inside corner of this
tract; •

THENCE South 61°31'10" East 614.50 feet for a corner of this tract;
THENCE South 28°28'50" West 71.50 feet for an inside corner of this tract;
THENCE South 61°31'10" East 50.00 feet for a corner of this tract;
THENCE South 28°28'50" West 2.01 feet for an inside corner of this tract;
THENCE.South 61°31'10" East 100.91 feet to a point on the aforementioned
railroad right-of-way for the East corner of this tract from which corner the
South corner of Crestmont 5, a map of which is recorded in Volume 45, Pages
199,200 of'said map records bears with said railroad right-of-way North 28°56'
00" East 1,095.50 feet; .
THENCE South 28°56'00" West, along said Northwest railroad right-of-way,•
parallel to the centerline of Kostoryz Road thereof and 80.00 feet distant
therefrom, measured at right angles thereto, 224.50 feet to the POINT OF
BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.

SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a. comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency.
necessity exists, having requested the suspension of the Charter rule and
that this ordinance be passed finally on the date of its introduction and
take effect and be in full force and effect from and after its passage, IT

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; I/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it IS
introduced, or at the present meeting of the City Council.
