AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106 AS AMENDED, UPON APPLICATION OF
R. C. ALLEN, TRUSTEE BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
PORTION OF LOT 9, SECTION 12, FLOUR BLUFF AND ENCINAL
FARM AND GARDEN TRACTS'
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "A-1" APARTMENT HOUSE DISTRICT
TO "B-1" NEIGHBORHOOD BUSINESS DISTRICT
; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
R, C, Allen, Trustee for amendment to the zoning map of
the City of Corpus Chr4 ;

WHEREAS, psic hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with -proper notice -
to the public, said public hearing having been held on -Wednesday
May 13, 1981 , at Regular Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided -
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
emended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter

SECTION 2. That the zoning of the hereinafter more fully described
portion of Lot 9, Section 12, Flour Bluff and Encinal Farm and Garden Tracts,
situated in the City of Corpus Christi, Nueces County, be and the same is hereby
changed from "A-1" Apartment House District to "B-1" Neighborhood Business
District:
5.47 acres of land, more or less, out of Lot 9, Section 12, FLOUR BLUFF & ENCINAL
FARM I. GARDEN TRACTS, a map of which is recorded in Volume A, Pages 41, 42 and 43,
Map Records of Nueces County, Texas, and being more particularly described by metes
and hounds as follows, to -wit:
BEGINNING at a point on the Northeast right-of-way line of Wooldridge Road for the
West corner of this tract, from which corner the South corner of Wooldridge Creek
Unit_1,, a map of which is recorded in Volume 44, Pages 114 and 115, -Map Records of
NuU es County, Texas, bears with said right-of-way North 61° 00' 4.0" West 704.67

THENCE leaving said right-of-way, North 29° 00' 00"'Cast 602.59 feet to a point on
the proposed Southwest right-of-way line of Misty Meadow for the North corner of
'this tract; — THENCE South 61° 00' 00" East, with the proposed Southwest right-of-way line of
Misty Meadow, 385.33 feet to the point of curvature of another circular curve to
the right which has a central angle of 90° 00' 00", a radius of 10.00•feet, a tan-
gent distance of 10.00 feet and an arc length of 15.71 feet;
THENCE with said curve to the right, 15.71 feet for the point of tangency_On the.
proposed Northwest right-of-way line of Airline Road West;
THENCE South 29° 00' 00" West, along the proposed Northwest right-of-way line of
Airline Road West (80 feet wide), 577.51 feet to the point of curvature of another
circular curve to the right which has a central angle of 89° 59' 20", a radius of
15.00 feet, a tangent distance of 15.00 feet and an arc length of 23.56 feet;
THENCE with said curve to the rioht, 23.56 feet for the point of tangency on the
existing said Northeast right-of-way line of Wooldridge Road;
THENCE North 61° 00' 40" West, along said Northeast right-of-way line of Wooldridge
Road, parallel to the original centerline thereof and 60.00 feet distant therefrom,
_measured at right angles thereto, 380.33 feet to the PLACE OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no ordinance or resolution shall be passed finally on the date of its introduc-
tion and that such ordinance or resolution shall be read at three several
meetings of the City Council, and the Mayor having declared that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, but that such ordinance or resolution shall be read
at three meetings of the City Council; I/we, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally on the date
it is introduced, or at the present meeting of the City Council.
